Most new-home sites wait for a builder to publish a page, then repeat it. We read the county record instead: rezonings, concept plans, preliminary plats, and development-review agendas. That means a community shows up here while it is still a file number, often a year or more before it has a name on a sign, a price sheet, or a single listing.
Everything on these pages is sourced from public records, and everything that has not been released is marked exactly that way. No invented pricing, no invented dates.

Why these show up here first
A new community in Florida leaves a paper trail long before it leaves a marketing trail. A developer files a comprehensive plan amendment or a rezoning, goes to a development review committee, gets a concept plan approved, then a preliminary subdivision, then a plat. Each of those is public, dated, and specific: acreage, unit counts, cross streets, and usually the builder’s name.
By the time that community reaches a listing portal, it has already been through every one of those steps. We read the filings instead of the listings, which is why a page can exist here while the builder’s own site still has nothing.
Two Florida-specific costs get attention on every page, because they surprise relocating buyers more than anything else: the Community Development District assessment that lands on your annual tax bill on top of HOA dues, and which taxing jurisdiction a parcel actually sits in, since unincorporated county and inside-city millage can differ by several mills on the same road.
