Ariana Estates covers approximately 315 acres of unincorporated Hernando County, at the southeast corner of Kettering Road and Dashbach Street. In December 2025 the county commission adopted the rezoning and a master plan revision, after the county's planning and zoning commission had taken it up that October. The approval allows 988 units, and requires roughly 22 acres of the site to be set aside for preservation.
The most important qualifier on that unit count is written into the approval itself: the final unit mix is to be determined at the time of conditional plat. In plain terms, the county has agreed on how many units may be built but not on what they are. The split between detached houses, attached product and anything else remains open. Anyone presenting you with a product breakdown for this community today is describing something that has not been decided.
The land is a working agricultural holding, and the ownership names in the file make the history plain. This is part of a broader pattern across Hernando County, where multi-generational farms are moving through entitlement as growth pushes north out of the Tampa Bay area. Several other large approvals sit adjacent to this one.
What we are not going to do: convert 988 units into a house count, a lot count or a price. The approval does not support any of those, and the gap between an approved unit ceiling and a built community is where most bad information about new construction comes from.
The part nobody has connected
The county approved it without ever writing down its name
Here is something we have not seen on any other community we track. Read the Hernando County staff report for this project, and then read the resolution the commission adopted, and you will not find the words Ariana Estates in either one.
The county identifies the property the way county records normally do: by file number, by legal description, and by the names of the owners, which here are the dairy-farm entities and family trust that have held the land for decades. The community name appears in the applicant's own narrative submitted with the application, and in local press reporting on the hearing. It does not appear in the documents that carry legal weight.
The practical effect is a strange kind of invisibility. The approval is public, complete and permanent. But the name a future buyer will search, the one that will eventually be on a marketing sign at Kettering Road, is not attached to any of the authoritative documents about it. Search the name today and you find the applicant's narrative and a local news story. Search the county record and you find a farm.
Why that matters to you: it means there is a real window here, and also a real risk of the name changing. Working names attached to family land sometimes survive to the marketing sign and sometimes do not. We track this property by its approval and its location as well as its name, so that if it is rebranded at launch, the people on this list still get told.

Between Cortez Boulevard and the state trail
The property sits at the southeast corner of Kettering Road and Dashbach Street, with State Road 50, known locally as Cortez Boulevard, to the north and Powerline Road to the south. State Road 50 is the main east-west route across this part of Florida, which is the piece of geography that matters most for access.
Along the eastern edge runs the Withlacoochee State Trail, a long paved rail-trail built on a former railroad corridor. It is one of the few genuine amenities that exists on the ground before a community is built, and it is verifiable rather than promised. What has not been published is whether the community will connect to it directly, so we are not claiming that it will.
Several other approved developments sit adjacent, known in county records as Benton Hills, Verona Hills and Sunrise. They are separate communities with separate approvals and separate owners. They are neither part of Ariana Estates nor amenities of it, and we mention them for a different reason: this corridor is absorbing several large approvals simultaneously, which is the sort of cumulative change that shows up in traffic and school capacity well before it shows up in any single project's paperwork.
We do not publish drive times to Brooksville, Spring Hill, Tampa or the coast, because Ariana Estates has no assigned address or coordinates yet and any mileage would be invented precision. What is true and needs no number: the site lies south of the State Road 50 corridor with the state trail on its eastern boundary.
Market context
The costs that will apply, and what is unknown
Ariana Estates has no price, because it has no builder and no settled product. Rather than invent a range, here is the cost structure that will apply and the parts that are genuinely unknown today.
Property tax. As unincorporated Hernando County land, the bill combines county millage, the school board, the water management district and other special districts, with no city millage component. Buyers comparing this to a similar home inside Brooksville city limits should expect a different composite rate. Pull the current figure from the Hernando County Property Appraiser rather than relying on a number quoted in a listing.
Community development district. Many Florida communities of this scale are financed through a CDD, which issues bonds for roads, water, sewer and stormwater and repays them through an annual assessment on your tax notice, separate from and on top of HOA dues. It can run to thousands of dollars a year. No district has been established or published for Ariana Estates, so there is no figure to quote.
The unit mix is the real variable. Because the approval defers product type to conditional plat, the eventual price range for this community is genuinely undetermined in a way it would not be for a project with a fixed single-family plan. A community that lands mostly detached prices differently from one that leans attached. That decision has not been made, and we will tell the list when it is.
What you need to know
Buying new construction, the smart way
Whoever ends up building the homes at Ariana Estates, the same rule applies: the person at the model's sales desk works for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. You are allowed, and smart, to have your own representation, and in almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not.
The catch is timing. Most builders require your agent to register you on your first visit. Tour or sign in alone and bring an agent later, and the builder can refuse to recognize them, and you lose your representation for that community. Get connected before you tour, have your agent register you, and let them read the contract, the addenda, and, in Florida, the CDD disclosure.
