New construction coming soon

Canopy Walk in Port St. Lucie, Florida

Seventy-two townhomes are approved on about nine acres at the southeast corner of NW Cashmere Boulevard and Old Inlet Drive, in the St. Lucie West area of Port St. Lucie. The final plat is recorded, the state has issued the permit for the site work, and the city has assigned every address. What has not happened yet is a release: there is no published price, no floor plan and no dues figure. This page tracks the community and opens an interest list so you hear the moment that changes.

What is confirmed, and what is not

Everything in the left column below comes from public records. Everything in the right column is genuinely unknown, because the builder has not released it. We would rather tell you that plainly than fill the gap with a guess.

Details on this page are compiled from public entitlement records and are targets, not commitments. Pricing, floor plans, home counts, and timing have not been released by the builder and are subject to change without notice.

About Canopy Walk

Canopy Walk is a small, self-contained townhome community rather than a phase of a sprawling master plan. The approved plan is 72 attached homes arranged along two new streets, NW Havenwood Path and NW Willow Brook Way, with a clubhouse and pool on the Havenwood Path side. At roughly nine acres for 72 homes it is a compact, walkable footprint, and because the whole community is a single phase there is no multi-year build-out ahead of the people who move in first.

One detail is worth understanding before you tour anything. Each of the 72 homes sits on its own separately recorded lot, with its own parcel number and its own tax account. These are attached houses on individual lots, not condominium units. That distinction changes how lenders treat the loan, how the building is insured, and who is responsible for what outside your walls, and it is usually a point in a buyer's favour. The community's homeowners association was incorporated in late 2025, which is the normal sequence: the developer forms it, controls it through construction, and turns it over to the owners later.

The community is publicly identified with Home Dynamics, a family-owned builder based in Boca Raton that has been building in Florida since 1994 and whose completed communities run up and down the southeast coast, from Broward and Palm Beach counties to Naples, Bonita Springs and Palm City. The land itself is held by a single-purpose entity rather than under the builder's own brand, which is ordinary for Florida land development and is one reason this community has been hard to find. Canopy Walk would be the builder's second active community in St. Lucie County and its first in St. Lucie West.

Location and what is actually nearby

St. Lucie West is one of the Treasure Coast's established planned areas, and the practical case for it is that the daily errands are already built. The Shoppes at St. Lucie West sit less than a mile from the community: about 265,000 square feet anchored by Publix, HomeGoods, Burlington and LA Fitness, with Academy Sports added since. That is the difference between a new community on a finished street grid and one where the grocery run is a project.

Road access is simple, and it is worth being precise about it. Interstate 95 at Exit 121, the St. Lucie West Boulevard interchange, is roughly a mile and a half west. There is no Florida Turnpike interchange at St. Lucie West, so despite the Turnpike running east of I-95 through this part of the county, this is an I-95 location in practice. Fort Pierce is about 14 miles north and Stuart about 14 miles south by road.

Within a few miles there is more to do than the address suggests. Clover Park, the New York Mets spring-training ballpark and summer home of the St. Lucie Mets, is about two and a half miles away. The PGA Golf Club at PGA Village, with three championship eighteens and the PGA Center for Golf Learning, is about four miles. Indian River State College's Pruitt Campus is a little over two miles and has grown considerably, adding a school of nursing in 2023 and a STEM centre. Cleveland Clinic Tradition Hospital, with a round-the-clock emergency department, is about seven and a half miles; that, rather than the similarly distant hospital in the other direction, is the one that serves this area.

Water is the regional draw rather than a feature of the site itself. Jensen Beach is about 13 road miles, lifeguarded Waveland Beach about 15, and Fort Pierce Inlet State Park with its tide pools and kayak launch about 19. The Indian River Lagoon, which runs 156 miles through six counties and is among the most biologically diverse estuaries in North America, is the body of water everything here drains toward. Closer in, St. Lucie West itself is unusually green for a planned area: by the district's own accounting roughly a quarter of its 4,614 acres is water or preserve, including some 650 acres of ponds and 480 acres of wetlands.

Schools, explained properly

Most pages about Port St. Lucie new construction will name you a zoned elementary school. For this address, that is simply wrong, and getting it wrong is the most damaging mistake a page like this can make.

St. Lucie Public Schools does not operate neighbourhood attendance boundaries for kindergarten through eighth grade. In the district's own words, it offers regional zones so it does not have to redistrict every time capacity grows, rather than neighbourhood schools. In practice that means you rank schools from your regional roster and placement follows, with documented preference factors including living within two miles of a school. This address falls in the district's Red Zone, whose kindergarten-through-eight roster includes St. Lucie West K-8 and West Gate K-8, both on Cashmere Boulevard within about two miles, along with Bayshore, Windmill Point, Palm Pointe, Allapattah Flats, Manatee, Oak Hammock and Tradition Lakes.

High school is different: it is assigned, by ZIP code and sub-area. ZIP 34986 is split at NW Peacock Boulevard, and this site lies about a mile south of that line, which places it in the St. Lucie West area served by St. Lucie West Centennial High. Centennial is on SW Cashmere Boulevard, roughly two road miles away and effectively on the community's own road. There are also four charter schools in 34986, including one on NW Cashmere Boulevard itself, but a charter is a choice you apply for, not an assignment that comes with the address.

Two practical notes for anyone buying before the house exists. The district accepts a sales or builder's contract showing completion within six months as primary proof of address, which is how you register a child for a home that is still being built. And the application windows are fixed: January for high school, March for kindergarten through eighth grade. Confirm everything against the district's own school locator and its student assignment office, because rosters and zone lines change.

The costs nobody publishes

There are two cost stories here and they point in opposite directions, which is exactly why they are worth laying out side by side.

The first is property tax. St. Lucie County's combined millage runs around 22 mills, and that has been reported as the highest overall property-tax rate in Florida. The county's fairness point is real and worth stating: because assessed values here are lower than in Martin or Palm Beach counties, the dollars actually collected on a comparable house are often lower than the rate alone implies. The city's own operating millage has been cut repeatedly, and the published figures for the current year do not perfectly agree with each other, so rather than print a contested number: read the specific rates off the proposed-tax notice for the parcel you are buying. One Florida trap matters more than the rate on new construction. Your first full tax year is assessed on the finished home, not on the builder's vacant-lot assessment, so the tax line in a first-year budget built from the current bill will be too low.

Then there is the utility, and this is the item most buyers here are genuinely surprised by. St. Lucie West is not served by the City of Port St. Lucie's utility. It is served by the St. Lucie West Services District, a community development district created under Florida law in 1990 and governed by an elected five-member board, which runs its own reverse-osmosis water plant and wastewater treatment for roughly 4,614 acres and about 7,000 connections. You get a separate bill. As of the district's schedules effective December 2024, the residential base charges were about $18.53 a month for water and $23.17 for sewer before any consumption, with usage charged on top, and unmetered single-family irrigation at about $22.17 a month. There is also a one-time connection charge of roughly $5,035 per equivalent residential unit across water and sewer. A rate increase took effect in 2025 and the district has since stated a goal of rate stability, which is a goal rather than a commitment. Verify current figures with the district, and note that a per-home annual district assessment, if any applies, was not something we could establish from published sources.

The second story is the happier one. Florida's insurance regulator reported in July 2026 that homeowners premiums had fallen in 51 of the state's 67 counties, and that St. Lucie Countyaveraged about $3,491 across all housing stock, down slightly over the first half of the year. The comparison is what makes it meaningful: roughly $5,899 in Martin County next door, and about $6,323 in Palm Beach County. Those are county-wide averages across all ages of housing rather than quotes, and new construction built to current code generally prices better than the average. Flood adds to the advantage here: a query of the entire site against the federal flood map returns one result, an area of minimal flood hazard, mapped outside the special flood hazard area, so there is no federal lender requirement to carry flood insurance. That is not immunity from water, and inexpensive policies exist for precisely this situation.

Monthly dues for Canopy Walk have not been published. Comparable maintenance-inclusive townhome listings in St. Lucie West were showing roughly $480 to $500 a month in October 2026, which typically covers exterior insurance and reserves, lawn care and often cable or internet, but that is the neighbours' number and not a forecast of this community's. On Florida homestead: the additional exemption that brings the total to $51,411 is set by Florida law and is identical in all 67 counties. It is state law, not a local benefit, and the additional portion applies only to the non-school part of your bill.

Market context, with dates

No price has been released for Canopy Walk, so the only honest thing to offer is the surrounding market with its as-of dates attached. St. Lucie County townhouse and condominium sales had a median of about $319,950 in July 2026, up roughly 13 percent year over year, with 82 closings, a median 93 days to contract, sellers getting about 94 percent of original list and 7.8 months of supply, itself down more than a quarter from a year earlier. An August 2026 read put the median at about $320,000 with inventory down around 15 percent. Both readings say the same thing: supply is tightening quickly, but at nearly eight months it still leaves a buyer room to negotiate.

For new construction specifically, the nearest comparable townhome communities are in the Tradition area a few miles west, because in October 2026 there was no other active new-construction townhome community inside ZIP 34986 at all. Asking prices there ran from about $309,000 to the low $400,000s, and the builder's own townhome community elsewhere in Port St. Lucie was asking from about $394,990 for roughly 2,100-square-foot plans. Treat all of those as the band the market is trading in, not as a prediction. One caution worth carrying: Tradition is a different ZIP code and a different high school zone, so do not read its schools, taxes or comparables straight across to St. Lucie West.

Buying new construction with someone on your side

The person sitting at the builder's sales desk works for the builder. That is not a criticism, it is their job: they represent the seller, their duty runs to the seller, and anything you tell them about your budget or your timeline is information held on the seller's behalf. You are entitled to have a licensed agent of your own reading the contract and negotiating for you instead.

The piece most buyers do not know is the timing. On new construction you generally need your own agent involved from the very first visit, because builders commonly require that the agent be disclosed on that first registration. Walk a model alone, sign in alone, and many builders will not recognise your representation afterwards. It is one of the few genuine deadlines in the process, and it arrives before most people think they have started.

What representation is actually worth on a pre-construction townhome is specific. Someone should be reading the purchase agreement for its escalation and delay provisions, checking what the base price does and does not include against the finish level in the model, pressing on incentives and closing-cost contributions, pricing an independent lender against whatever the builder's affiliated lender offers, and attending the walkthrough with an eye on the punch list. On a community this early, someone should also be asking for the homeowners association budget and the dues figure the moment they exist, and for the lot-specific flood determination before closing.

The honest tradeoffs

No page is useful if it only lists advantages, so here is the other side, and it is the part a sales centre will not walk you through.

The tax rate is genuinely high. Around 22 combined mills is the highest overall rate in the state, and while lower assessed values soften the dollar impact, you are still paying a rate premium relative to much of Florida. If you are comparing this against a community one county south, run both tax bills properly rather than comparing list prices.

A townhome is not a detached house, and the compromises are real: a shared wall, a smaller and more enclosed yard, and an association with meaningful authority over the outside of your home. The flip side is that the association generally carries the exterior, the roof reserves and the lawn, which is why this product appeals to buyers who would rather not spend Saturday on a ladder. Ask specifically what the dues cover and what they do not, and ask to see the reserve study once one exists, because an underfunded reserve is how a special assessment arrives five years later.

The beach is a drive, not a walk. Thirteen to nineteen road miles to sand is entirely normal for an inland Treasure Coast address, but if you pictured bicycling to the ocean, this is not that. Daily life here runs along Cashmere Boulevard and I-95, not along the water.

And buying this early carries its own risk. You are committing before plans, price and dues exist, on a timeline the builder controls. The upside is choice of homesite and position in the queue. The downside is that you are negotiating with less information than a buyer who waits for the third phase. Both of those are true at once, and which one matters more depends on how much you want to be early.

If you take one thing from this page into a sales appointment, take a list of questions. What is the base price and what does the model add on top of it? Is the homesite premium separate? What is the current estimate for dues, and when does the budget become binding? Which lender is required to earn the advertised incentive, and what does the same loan cost elsewhere? What happens to your deposit if completion slips past the outside date in the contract? Who owns and maintains the private road and the amenity tract, and what does the reserve schedule for them look like? None of those answers are secret. They are simply easier to get before you sign than afterwards.

Names, and not confusing this with something else

A search for this community will surface things that are not it. There are unrelated Canopy Walk communities in the Palm Coast and St. Augustine area and another near St. Cloud in Osceola County, none connected to this one. Locally, the city file for this project also carries the working name Cashmere Townhomes, after the boulevard it fronts, so you may see both names attached to the same 72 homes. There was also a separate and unrelated townhome application elsewhere in the county that drew neighbourhood opposition and was turned down by the county commission; it is a different project at a different location and has nothing to do with this site, which has been approved at every step.

Questions

Where exactly is Canopy Walk?

At the southeast corner of NW Cashmere Boulevard and Old Inlet Drive, in the St. Lucie West area of Port St. Lucie, ZIP 34986. The community's two interior streets are NW Havenwood Path and NW Willow Brook Way. Interstate 95 at Exit 121, St. Lucie West Boulevard, is about a mile and a half west.

How many homes will there be, and what type?

Seventy-two attached townhomes, plus a clubhouse and pool. Each home sits on its own separately recorded lot rather than being a condominium unit, which matters for how you finance and insure it. The approved site is about nine acres.

Who is building it?

Home Dynamics, a family-owned builder based in Boca Raton that has been building Florida neighbourhoods since 1994. The land is held by a single-purpose entity, HD Canopy Walk, LLC, which is why the community's own name does not appear on much of the public record yet.

Has pricing been released?

No. Nothing has been released to the public yet: no pricing, no floor plans and no monthly dues figure. For honest context only, St. Lucie County townhouse and condominium sales had a median around $320,000 in July and August 2026, and nearby new-construction townhomes in the Tradition area were asking roughly $310,000 to the low $400,000s in October 2026. None of those are Canopy Walk's prices.

What schools would my children attend?

This is the question most sites get wrong here. St. Lucie Public Schools does not run neighbourhood attendance boundaries for kindergarten through eighth grade. It uses regional choice zones, so you rank schools from a zone roster instead of being assigned the nearest one. This address falls in the Red Zone. High school is assigned, and for this part of ZIP 34986 that is St. Lucie West Centennial High. Confirm any address with the district's school locator and its student assignment office, because zones and rosters change.

Is the community in a flood zone?

A query of the whole site against the federal flood map returns a single result: an area of minimal flood hazard, mapped outside the special flood hazard area. That means no federal lender requirement to carry flood insurance and generally lower premiums. It is not immunity from flooding, and low-cost policies exist for exactly this situation. Get the lot-specific determination before you close.

What is the St. Lucie West Services District?

It is the utility for this area, and it is not the City of Port St. Lucie. It is a community development district created under Florida law in 1990, run by an elected five-member board, serving roughly 4,614 acres and about 7,000 connections with its own water and wastewater plants. You will get a separate bill from the district, and there is a one-time connection charge. This is a real cost almost nobody publishes.

What are property taxes like?

St. Lucie County's combined millage is around 22 mills, which has been reported as the highest overall property-tax rate in Florida. The county's own fairness point is that because assessed values here are lower than in neighbouring counties, actual dollars collected are often lower too. Watch one Florida trap on new construction: your first full tax year is assessed on the finished home, not on the builder's vacant-lot assessment.

What about homeowners insurance?

This is the genuinely good news on the cost side. Florida's insurance regulator reported in July 2026 that premiums had fallen in 51 of 67 counties, with St. Lucie County averaging about $3,491 across all housing stock, against roughly $5,899 in Martin County and $6,323 in Palm Beach County. Those are county-wide averages, not quotes.

Is this the same Canopy Walk I have seen elsewhere in Florida?

Almost certainly not. There are unrelated Canopy Walk communities in the Palm Coast and St. Augustine area and another near St. Cloud in Osceola County. This one is in St. Lucie County, and its city file also carries the working name Cashmere Townhomes.
