Location

Living at the north end of San Antonio, FL

Village B sits right at the corner where State Road 52 meets Curley Road, on the northern edge of the broader Villages of Pasadena Hills development. Historic downtown San Antonio, a small, old Florida town with a genuine Main Street feel, is a couple of miles away, and Dade City, the Pasco County seat with its own courthouse square and antique shops, is a short drive north.

South and west, SR-52 runs toward Interstate 75 and the fast-growing Wesley Chapel corridor, where most of the area's day-to-day shopping, hospital care, and dining has concentrated over the last decade. That drive puts big-box retail, AdventHealth Wesley Chapel, and the Tampa Premium Outlets within about 15 minutes, with downtown Tampa itself roughly 35 miles further south down I-75.

This is still a rural-edge stretch of Pasco County today -- pasture, small farms, and recently entitled land -- which is a large part of why builders have been assembling land here for the last several years. It is also why so little exists to research yet: Village B is early enough that the county approval is essentially the whole file.

One planning detail worth flagging for anyone with school-age kids: the approved plan sets aside a future school site at the northern tip of Village B, right along the SR-52 frontage. A planned school site is not the same as a built or staffed one -- Pasco County still has to decide when, or whether, to actually construct on it -- but it is a real, on-the-record detail about the neighborhood's own footprint, not a rumor.

One village inside a much larger development

Villages of Pasadena Hills is a large master-planned area made up of more than a dozen separate, lettered villages, and several of them are actively under construction and selling right now under builder brand names of their own. Village B is a different, specific village inside that same master plan, and it has not reached that stage.

Market context

What new construction costs near San Antonio

Village B has no price yet. Here is roughly what it will price into.

As of August 2026, active new-construction communities in the wider San Antonio / Wesley Chapel corridor -- most visibly the large Mirada master-planned community a few miles south, where six different national builders are currently selling -- are pricing single-family homes from roughly the mid-$200,000s up into the $500,000s and beyond, depending on builder, plan, and lot. Those are advertised base figures for base homesites and they move.

Two Florida-specific costs are worth budgeting for before pricing is even announced. The first is a Community Development District, or CDD, assessment. Much of this corner of Pasco County is being financed through CDDs, which add a line-item assessment to the annual property tax bill on top of any HOA dues; whether Village B will carry one, and at what level, has not been published. The second is that unincorporated Pasco County millage and any assigned CDD rate will set the effective property tax rate here, which is worth comparing directly against any incorporated-city alternative you're considering. Florida has no state income tax.

What you need to know

Buying new construction, the smart way

No builder has been named for Village B yet, which means the most useful thing we can tell you right now is how to handle it once one is. The person at any builder's model-home sales desk works for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the deal.

You're allowed, and it's smart, to bring your own representation, and in almost every case it costs you nothing extra, because builders typically budget a cooperating commission into the deal whether you bring an agent or not. The catch is timing: most builders require your agent to register you on your very first visit. Tour alone and try to add an agent later, and the builder can refuse to recognize them, and you lose your representation for that community for good.

So the move for a community like this one, still years from a model home, is to get connected with a licensed agent before you ever set foot in a sales office -- ideally the same week a builder is announced -- and let that agent register you, read the contract and any addenda, and flag the Florida-specific items like a CDD disclosure before you sign anything.

Questions and answers

Village B FAQ

What is Village B?

Village B is one lettered village inside the much larger Villages of Pasadena Hills master development in unincorporated Pasco County, near San Antonio, FL. Pasco County rezoned the roughly 100-acre parcel for residential use in spring 2024, entitling about 800 homes along with a small commercial component. No site plan has been filed, no builder has been assigned, and no floor plans or pricing exist yet.

Is this the same as the "Villages of Pasadena Hills" homes I've seen advertised?

No, and this is worth being precise about. Villages of Pasadena Hills is a large master development made up of more than a dozen separate lettered villages, several of which are actively selling today under names like Vida's Way, Twinflowers, Acacia Fields, Magnolia Island, Pasadena Ridge, and Chapel Manor. Village B is a different, specific village within that same master development, and it is not one of the villages currently selling. If you searched "Villages of Pasadena Hills" and landed here, this page is about the one piece of it that is entitled but not yet moving toward sale.

Who is building the homes?

No builder has been publicly assigned to Village B as of this writing. The rezoning was approved on an application from the land entity that controls the parcel, not a homebuilder, and no site plan for actual home construction has been filed with the county. That is exactly the gap this interest list exists to watch.

How many homes, and what kind?

The county's approval entitles about 800 residential units on this roughly 100-acre village, plus a modest amount of commercial space along the SR-52 frontage. The mix of home types and any phasing has not been published; that level of detail typically doesn't exist until a builder files a site plan.

When will homes actually be for sale?

Nobody can honestly give you a date. The rezoning cleared county approval in 2024, but the next required step -- a site plan -- has not been filed, and a builder has not been named. Both of those have to happen before construction, marketing, or sales can start. There is no published timeline for either.

Where is it exactly, and what's nearby?

Village B sits at the northern edge of Villages of Pasadena Hills, at the State Road 52 and Curley Road corner in unincorporated Pasco County. Historic downtown San Antonio is a couple of miles away, Dade City is a short drive north, and Interstate 75 and the Wesley Chapel retail corridor are within about a 15-minute drive to the south. See the location table below for specifics.

What will it cost to live there, and what should I expect for taxes?

No pricing exists yet for Village B itself. See the market context section below for what comparable new construction is running in the surrounding San Antonio / Wesley Chapel corridor. Large Pasco County communities like this one are frequently financed through a Community Development District, which adds a CDD assessment to the annual tax bill on top of any HOA dues; whether Village B will carry one, and at what level, has not been published.

What schools would this fall under?

Pasco County Schools assigns by countywide attendance boundary rather than by community name, and boundaries for a newly entitled parcel like this one are exactly the kind of thing that can be redrawn before homes are built. Rather than guess an elementary, middle, or high school for this specific corner, confirm current zoning directly with the district's boundary locator once you have an address in hand.

Is a school being built inside Village B?

The approved plan sets aside a future school site at the northern tip of the village, along the SR-52 frontage. That's a planning reservation, not a confirmed construction date -- the county still has to decide when, or whether, to actually build there. It's a real detail worth knowing if school proximity matters to you, but treat it as a possibility, not a promise.

Should I use my own agent when this launches?

Yes, and register with one before your first visit to any sales office once Village B or any other new-construction community here goes active. See the buyer guidance section below for why the timing matters.

How do I get updates on Village B?

Join the interest list on this page. We track the county's development-review record for this village specifically, which is how an approved-but-quiet village like this one ends up documented here before a builder has published anything about it.
