Skye Ranch Neighborhood 8, Sarasota, Sarasota County, Florida

202 single-family homesites on five streets inside the Skye Ranch master-planned community in unincorporated Sarasota County, platted in June 2026 and already carrying assigned county addresses. The master community around it is open and selling in its other neighborhoods. This one is not: nothing here has a price, a plan, a sales office or a retail name yet, and not one of the 202 lots has changed hands.

What is actually here

A final plat recorded with Sarasota County in June 2026 created 202 numbered single-family homesites, 8001 through 8202, plus four tract parcels. Each lot exists as its own parcel on the county roll with its own legal description, and the county has assigned active single-family addresses on all five streets: Astrology Lane, Eclipse Street, Skylark Road, Centaurus Way and Cerulean Street. Zoning of record is a village planned development. The plat spells the name out as Skye Ranch Neighborhood Eight; the industry writes it Skye Ranch Neighborhood 8, and you will also see Skye Ranch Nbhd 8 or Neighborhood Eight at Skye Ranch. Same 202 lots either way.

The land is in unincorporated Sarasota County, not the City of Sarasota, even though the mailing city is Sarasota. That is not cosmetic: it decides which government issues permits and how some services are billed. Taylor Morrison is the owner of record of all 202 homesites and the four tracts and is named on the recorded plat; not one lot has been conveyed and no house has been built.

The master community is selling. This neighborhood is not.

This is the easiest thing to get wrong about Skye Ranch and the most expensive. Skye Ranch is a large, open, actively selling master-planned community with neighborhoods that have sales centres, model homes and published pricing right now. Skye Ranch Neighborhood Eight is not one of them. A master of this size is a collection of separately branded neighborhoods, each with its own plat, lot widths, fee sheet and, as it turns out here, amenity access. A price under the Skye Ranch name today belongs to one of those others.

So this page names the level every time: the master, meaning Skye Ranch as a whole, or this neighborhood, meaning the 202 lots on those five streets. Where the neighborhood-level answer is not established, it says so rather than borrowing the master-level one.

For scale, as the master plan's own figure carried in the district's bond offering: approximately 1,725 acres, approved for up to about 3,450 homes plus around 300,000 square feet of mixed use. This neighborhood is 202 of those homes, which also means years of construction around you if you buy early.

Five streets, three lot widths, and why the street you pick is the lot you get

The 202 platted lots are not one product. Their areas run from about 6,000 square feet to about 12,500, with a median near 7,450, and that spread sorts by street.

At least three distinct lot widths are platted, which usually means three or more product series at market. Here, choosing a street is choosing a lot size, and the premium lots are concentrated on one short street.

A second precision worth carrying into any conversation. Astrology Lane, Skylark Road and Cerulean Street are exclusive to this neighborhood. Eclipse Street and Centaurus Way are shared street names that also run through an adjoining neighborhood in the same master, and only part of each belongs here: the 11000 block of Eclipse Street, and on Centaurus Way the 7841 to 7881 range and the 8000 block. So an address on either street proves nothing by itself about which plat or fee structure applies. Ask, and get the plat named in writing.

The question that decides whether the dues are worth it

Which amenity campus does this neighborhood actually get?

Skye Ranch does not run one shared amenity system, and that single fact is why this question is worth more than anything else on the page. Two facilities are master-level: The Hub, with a resort pool and spa, cabanas, a splash pad, a kids pool, a fitness centre, an indoor basketball court, a rock-climbing wall and a cafe; and Turner Community Park, with tennis, basketball, sand volleyball, ball fields, soccer, a bark park, a tot lot and a lake pier. Nature trails and preserve run through the master too.

Now the part that matters. Every newer amenity campus in Skye Ranch is tied by name to one neighborhood rather than to the master. The Cove, with its resort pool, waterslide and lazy river, is announced for one named neighborhood, along with Sunrise Park. The Venue, with the Bahama Bar and Grill, a resort pool and spa, a fitness centre and bocce, belongs to another, as does Rendezvous Park. Eclipse Park, with its pool and cabana, dog park and pickleball, is described as exclusive to the residents of a third.

Skye Ranch Neighborhood Eight has no announced amenity of its own, and its access beyond the master-level facilities is not established. What is established is the structure: these lots come under the master association, which carries master-level access. What the public record cannot yet tell you is whether the deed on one of these lots reaches The Cove, and whether any of the neighborhood's four tracts is platted for an amenity of its own.

That is answerable from the recorded declarations, and easy to miss, because marketing describes a master community as a whole while access is granted neighborhood by neighborhood. So put it on the table on day one: does my deed give me access to The Cove, or only to The Hub and Turner Community Park, and is one of this neighborhood's tracts platted for an amenity? Read the supplemental declaration that governs these lots and see what it grants: an exclusion you discover at closing is worth real money at resale. And one precision, because the name invites it: The Cove is an amenity campus, not a neighborhood. You cannot buy a house in it.

The district assessment, and why it is not a maybe here

A Florida community development district is a special-purpose local government that borrows to build a community's roads, drainage and common areas, then repays those bonds through an annual assessment on every home inside it, collected on your county property tax bill. It does not replace a homeowners association: where both exist you pay both, often well into four figures a year for decades.

Here it is not hypothetical. The master sits inside the LT Ranch Community Development District, an independent special district created under Chapter 190 of the Florida Statutes by county ordinance in 2018, covering roughly 1,003 acres of the master, with Taylor Morrison as developer of record inside it. The mechanism is in the district's own bond documents: assessments were allocated per unit to the lots platted early, with the remainder spread on an equal per-acre basis across the unplatted land, and as that land is platted those assessments are assigned to the new lots on a first-platted, first-assigned basis. This neighborhood was platted in June 2026, inside that district, on land previously carrying a per-acre share, so a district assessment here is a live and reasonably expected cost.

What is not established is the number. The per-lot annual debt assessment, the annual operations and maintenance assessment and which bond series ends up attached here are all unknown: no assessment roll exists for this neighborhood yet, so anyone quoting you a district figure today is guessing. Ask for four things in writing: the per-lot debt assessment, the operations and maintenance assessment, the remaining term, and whether the debt can be paid off in a lump sum. Then add the result to the mortgage, taxes, insurance and dues. Get notified when a fee sheet for this neighborhood exists.

Association dues: the structure is known, the number is not

No fee sheet has been published for this neighborhood. The structure is settled: the document recorded alongside the plat was a supplemental declaration to the existing master declaration rather than the creation of a new association, so these 202 lots come under the Skye Ranch Master Association.

For the shape of the cost only, the master has a published fee sheet for a neighbouring neighborhood. Dated December 2023 with 2024 amounts, it listed a base assessment of roughly $2,500 a year billed quarterly, a one-time community contribution of $2,500, an irrigation hook-up fee of $1,200, an initiation fee of $1,500, and small administration and estoppel fees, with the district assessment arriving separately. It also puts homeowners, flood and contents insurance on the owner. Those figures are that neighborhood's, as of December 2023, and they are not this neighborhood's. Use them to see that the cost stack here has four or five lines rather than two, then get the real sheet.

The Clark Road corridor, and what east Sarasota County gives you

This is east Sarasota County, where the master sits at Clark Road and Lorraine Road. Clark Road, also signed as State Road 72, is the corridor's east-west spine: west to Interstate 75 and on toward downtown Sarasota and the barrier island beaches, east into preserve and ranch country. Lorraine Road is the north-south connector, running up toward the Lakewood Ranch corridor.

We have not measured drive times or beach distances and this page publishes none. Drive the route yourself at the hour you would actually drive it. What inland east county buys you is space and quiet; what it costs you is the coast being a drive rather than a walk. Inside the master, the plan retains forested wetlands, lakes and oak and palm canopy with trails through them, a master-level feature worth as much as any pool.

Schools, at district level only

The governing district is Sarasota County Schools, so the district is certain. The assigned elementary, middle and high schools are not, and this page will not assert them: the county's own attendance mapping returns two overlapping zones at each of those three levels across this neighborhood's extent, so no single assignment can honestly be attributed here.

One related fact, at the level it belongs to: a district K-8 school, Skye Ranch School, operates inside the master community. That is a fact about the master, not an attendance guarantee for a lot on these five streets. Boundaries are set by the district and change. Confirm the assignment for a specific address with Sarasota County Schools, and if a particular school is the reason you are buying, make it a written condition.

Flood: parts of this neighborhood are mapped inside the special flood hazard area

Take this one lot by lot, because it is neither the clean yes nor the clean no buyers hope for. Of twelve homesites sampled against the county flood mapping, three came back mapped inside the special flood hazard area. The other nine returned no mapped hazard area at their own location, but control checks immediately around those nine points did pick up mapped special flood hazard areas nearby. So those nine are coverage gaps rather than clean negatives, and mapped outside the special flood hazard area is not established for the rest of the neighborhood. Most of the 202 lots were not sampled at all.

Mapped hazard exists inside the platted area, more of it lies immediately adjacent, and status has to be determined one homesite at a time. Nobody should assume either way. Do not treat a neighbor's determination as yours, and do not assume the worst either: patchy mapping is ordinary on Florida acreage with wetlands and drainage ways through it, and development commonly regrades and builds pads up. That is a reason to ask, not a promise it will change.

Practically: get the determination for your homesite in writing before you are committed, price flood insurance from it rather than from an assumption, and ask about the finished pad elevation. The master's fee sheet for a neighbouring neighborhood puts flood coverage squarely on the owner, which tells you the exposure is treated as real here.

Hurricanes, wind and the insurance line on your payment

This is inland Sarasota County, far enough from the Gulf that coastal storm surge is not the threat at this address, and not nearly far enough inland to be out of the wind. The inland consequences are wind damage, downed trees, long outages and rainfall-driven flooding, a different hazard from the mapped one above and not bounded by it. New construction is a real advantage against the wind. A house built to the current Florida Building Code, with a wind mitigation inspection on file, earns the largest insurance credits available: roof deck attachment, secondary water resistance, opening protection and roof-to-wall connections. On a Florida monthly payment the insurance line moves the total more than almost anything except the interest rate. No premium figure is published here, because none was verified. Get a bound quote on the plan and homesite before your contingencies expire; the flood determination feeds it.

Property taxes: the mechanics, without a rate nobody checked

No millage figure appears on this page: the one tax source available in this pass was internally inconsistent, and a rate nobody can stand behind is worse than no rate at all. The mechanics are statutory. Florida exempts the first twenty-five thousand dollars of assessed value from all property taxes for an owner who homesteads the property, with a further twenty-five thousand exempt from non-school levies on value above fifty thousand. The Save Our Homes cap then limits annual assessed-value increases to the lesser of three percent or the change in the consumer price index, and resets to market value when the home sells, which is why a previous owner's bill is a poor guide to yours.

Two local points. These parcels currently carry no assessed value at all, because they are unimproved builder-held land, so any tax history on one of these lots today describes dirt; your first full bill will be struck on a finished house and will not resemble it. And the district assessment is billed through the county tax collector on the same bill as the taxes, which is exactly why Florida buyers miss it. It picks up the standard early-payment discount ladder, four percent in November down to one percent in February. Ask the county for the current combined rate here.

Buying a platted-but-unlaunched neighborhood, with someone on your side

There is no sales office on these five streets and no model home, so your first interaction with any builder is almost always a registration rather than a visit: a form, an enquiry, a name on a list. That is the moment the representation question gets decided, and most people do not realise it. The person at the desk in a sales centre works for the seller: usually knowledgeable, often genuinely helpful, and also paid by and accountable to the party on the other side of your purchase agreement.

Your own representation generally costs a buyer nothing extra, because builders budget for a buyer's agent whether or not you bring one. Where people lose it is timing: most builders will only recognise your agent if that agent is named at your first registration, and once you have registered yourself the door is usually shut. Arrange it first, then register.

At this stage the contract mechanics carry more risk than the house does, and vary far more between builders than the floor plans do: the deposit structure, what may be substituted, what happens if completion slips, and what the warranty covers. Add the four questions specific to this place: the lot-level flood determination, the per-lot district assessment, the dues, and which amenity campuses your deed reaches. Schedule your walkthrough inspection well before the warranty period runs out, too.

The honest tradeoffs

In its favour: a recorded production plat inside an established, amenitised master community with a school in it, on 202 lots that already exist as parcels with live addresses, at a range of lot sizes rather than one. You can form a view about which street you want long before anything is priced.

Against it, plainly. Almost nothing a buyer shops on is released, down to the retail name. A district assessment is expected and its amount unknown, a four-figure annual hole in any budget built today. Parts of the neighborhood are mapped inside the special flood hazard area and the rest is not established either way. Amenity access beyond the master-level facilities is not established. School attendance cannot be stated. And buying early into a master approved for thousands of homes means years beside active construction.

What is still genuinely unknown

Not established: the per-lot district debt and operations and maintenance assessments and which bond series attaches; whether the deed on these lots reaches The Cove, or whether any of the four tract parcels is platted for an amenity; school attendance zones at any level; the applicable combined millage rate; and lot-by-lot flood status for the roughly one hundred and ninety homesites not sampled.

One honest limit on our side: the county permitting portals were not reachable in this pass, so we cannot tell you the site-work or vertical permit status here, and not reaching a record is not evidence the record is empty. What is verified is the recorded plat, the 202 lots and four tracts, the five streets and their block ranges, the assigned addresses, the lot areas by street, the ownership, the master association structure, the district and its assessment mechanism, and the flood sampling above.

Questions

Where exactly is Skye Ranch Neighborhood 8?

Inside the Skye Ranch master-planned community in unincorporated Sarasota County, Florida, ZIP 34241, in the east county at Clark Road and Lorraine Road. The plat of record spells the name out as Skye Ranch Neighborhood Eight; the industry writes it Neighborhood 8, and both refer to the same 202 lots. The mailing city is Sarasota but the land is not inside the City of Sarasota, which matters for permitting, code enforcement and some service billing. The five platted streets are Astrology Lane, Eclipse Street, Skylark Road, Centaurus Way and Cerulean Street.

How many homes are platted here?

202 single-family homesites, numbered 8001 to 8202, plus four non-residential tract parcels, all under one plat recorded with the county in June 2026. Every one of those lots exists as its own parcel on the county roll with its own legal description, and all five streets carry assigned, active single-family addresses. That is a production plat rather than a concept, which is why this neighborhood is further along than its silence suggests.

Is Skye Ranch selling homes here now?

This is the single most important distinction on the page. Skye Ranch, the master community, is open and actively selling in other neighborhoods, with sales centres and published pricing of their own. Neighborhood Eight is not one of them. It has no sales office, no published pricing, no floor plans, no model home and no retail name yet, and no lot has been conveyed. If you are quoted a price for Skye Ranch today, it belongs to a different neighborhood inside the master, with its own lot sizes, its own fee sheet and its own amenity access.

Who owns the lots?

Taylor Morrison is the owner of record of all 202 homesites and the four tract parcels, and is named on the recorded plat. That is a statement about title and about the plat, nothing more. Nothing has been released about the homes here, and nothing on this page should be read as a commitment about product, pricing or timing. Subdiview is not affiliated with, endorsed by, or sponsored by Taylor Morrison.

What will the homes cost?

No pricing has been released for this neighborhood and this page will not invent one or borrow one. Prices you can find today for other neighborhoods inside the same master belong to those neighborhoods, which have different lot sizes, different fee structures and different amenity access. They tell you very little about this one. Join the interest list and you get the real number the day it exists.

Which streets have the biggest lots?

Cerulean Street, by a wide margin. Across the 202 lots the platted areas run from about 6,000 square feet to about 12,500, with a median near 7,450. The spread is not random: it sorts by street. The Skylark Road lots are the narrowest group, with a median near 6,300 square feet. Astrology Lane sits in the middle, median near 8,150. Cerulean Street is the widest, median near 10,400 and the only street carrying lots past 12,000 square feet. Practically, choosing a street here is choosing a lot size, and the plat shows at least three widths.

Are those five streets all part of Neighborhood 8?

Three of them are exclusive to it: Astrology Lane, Skylark Road and Cerulean Street serve this neighborhood and nothing else. Eclipse Street and Centaurus Way are shared street names that also run through an adjoining neighborhood inside the same master, and only part of each belongs here. Neighborhood Eight holds the 11000 block of Eclipse Street, and on Centaurus Way the 7841 to 7881 range and the 8000 block. So an address on Eclipse or Centaurus is not by itself proof of which neighborhood, which plat or which fee structure applies. Ask which plat a specific homesite sits on and get the answer in writing.

Is there a community development district?

Yes. The master community sits inside the LT Ranch Community Development District, an independent special district created under Chapter 190 of the Florida Statutes by county ordinance in 2018, covering roughly 1,003 acres of the master. A district like this borrows to build roads, drainage and utilities and repays the bonds through an annual assessment collected on your county property tax bill, on top of association dues rather than instead of them. The district's own bond documents describe assessments being spread per acre across unplatted land and then assigned to lots on a first-platted, first-assigned basis as that land is platted. Neighborhood Eight was platted in June 2026 inside that district, so a district assessment on these lots is a live and reasonably expected cost. What is not established is the amount: the per-lot annual debt figure, the operations and maintenance figure and which bond series attaches are all unknown, and this page will not print a number it cannot source. Ask for the per-lot debt assessment, the annual operations and maintenance assessment and the remaining term, in writing, and ask whether the debt can be paid off.

What about flood risk?

Handle this one lot by lot and do not accept a neighborhood-level answer. Parts of Neighborhood Eight are mapped inside the special flood hazard area: of twelve homesites sampled against the county flood mapping, three came back mapped inside it. The other nine returned no mapped hazard area, but control checks picked up mapped special flood hazard areas immediately nearby, which means those nine are gaps in coverage rather than clean negatives. Most of the 202 lots were not sampled at all. So mapped hazard exists inside the platted area and nobody should assume a specific homesite is mapped outside the special flood hazard area until a determination has been run on that homesite. Get it in writing, price flood insurance from it rather than from an assumption, and note that the master's own fee sheet for a neighbouring neighborhood puts flood coverage on the buyer.

Which amenities will Neighborhood 8 residents use?

This is the question worth pushing hardest on, because Skye Ranch does not run one shared amenity system. Two facilities are master-level and open to the master community: The Hub, an amenity campus with a resort pool and spa, cabanas, a splash pad, a kids pool, a fitness centre, an indoor basketball court, a rock-climbing wall and a cafe; and Turner Community Park, with tennis, basketball, sand volleyball, ball fields, soccer fields, a bark park, a tot lot and adventure park, a concession building and a pier over the lake. There are also trails and preserves through the master. Every newer campus, though, is tied to one named neighborhood: The Cove and Sunrise Park to one, The Venue and the Bahama Bar and Grill and Rendezvous Park to another, and Eclipse Park described as exclusive to a third. Neighborhood Eight has no announced amenity of its own and its access beyond the master-level facilities is not established. Do not assume the full list travels with the deed.

What are the association dues?

No fee sheet has been published for this neighborhood. What is established is the structure: the document recorded alongside the plat was a supplemental declaration to the existing master declaration rather than the creation of a new association, so these lots come under the Skye Ranch Master Association. For scale only, the master's published fee sheet for a neighbouring neighborhood inside the same master, dated December 2023 and carrying 2024 amounts, listed a base association assessment of roughly $2,500 a year billed quarterly, a one-time community contribution of $2,500, a one-time irrigation hook-up fee of $1,200, a one-time initiation fee of $1,500 and small administration and estoppel fees, plus the district assessment on the tax bill. Those are that neighborhood's numbers as of December 2023 and they are not Neighborhood Eight's. Treat them as a benchmark for the shape of the cost, not a quote.

What schools serve the community?

The district is Sarasota County Schools, so the district itself is certain. The assigned elementary, middle and high schools are not, and this page will not guess: the county's own zone mapping returns two overlapping zones at each of those three levels across this neighborhood's extent, so no single assignment can be stated. A district K-8 school, Skye Ranch School, operates inside the master community. That is a fact about the master, not an attendance guarantee for these lots. Attendance boundaries are set by the district and are subject to change. Confirm the assignment for a specific address with Sarasota County Schools, and if a particular school is the reason you are buying, make it a written condition.

What will the property taxes be?

No rate is quoted here, because the one tax source available for this pass was internally inconsistent and a number nobody can stand behind is worse than no number. The mechanics are reliable, though. Florida exempts the first $25,000 of assessed value from all property taxes for a homesteaded owner, with a further $25,000 exempt from non-school taxes on value above $50,000, and the Save Our Homes cap then limits annual assessed-value increases to the lesser of 3% or the change in the consumer price index, resetting to market value when the home sells. Two local points matter. All of these parcels currently carry no assessed value at all, so today's roll reflects unimproved builder-held land and your first full bill will be struck on a finished house instead. And the district assessment is billed through the county tax collector with the usual Florida early-payment discount ladder, 4% in November down to 1% in February. Ask the county for the current combined rate and run it against a real sale price.

What is the land like around here?

This is east Sarasota County on the Clark Road corridor, where the master sits at Lorraine Road. Clark Road, also signed as State Road 72, is the east-west spine: west toward Interstate 75 and on toward downtown Sarasota and the barrier island beaches, east into the preserve and ranch country. Lorraine Road runs north toward the Lakewood Ranch corridor. The master plan retains forested wetlands, lakes and oak and palm canopy with miles of nature trails through them, and the broader area carries large tracts of preserve and park land. We have not measured drive times or beach distances and this page does not publish any.

How big is Skye Ranch overall?

The master plan covers approximately 1,725 acres in northern Sarasota County and is approved for up to about 3,450 homes plus around 300,000 square feet of mixed-use commercial, according to the figures in the community development district's own bond offering. Neighborhood Eight is 202 of those homes. If you buy early in a master of that size, you should expect to live beside active construction for years, in your own neighborhood and in the ones going in around it.
