County parcel data has flagged that part of this roughly 109-acre site carries a land-use classification associated with low-lying, not-currently-buildable land — common on golf-adjacent Florida parcels and not itself an indictment of the developable lots. The same review flagged some FEMA flood-zone exposure, a nearby drainage ditch, a right-of-way intended for HOA ownership, and an adjacent parcel held by the school district.
What to do with this. None of this means anything is wrong with the community — it means these are ordinary questions with documented answers, and you should get the actual documents rather than take anyone's word for it, including ours. Pull the current parcel record from the Volusia County Property Appraiser, check the FEMA flood map for the specific address, and ask KB Home for the recorded plat and drainage easement exhibits before you write a contract on a specific lot.
