Marion County approved the final master plan for Whisper Woods in June 2025, and a county agenda a year later records an indemnification agreement between Lennar and the county for this subdivision. Platting is under way. And there is still no floor plan, no price, no model and no home for sale, in Florida at least. There is an identically named Lennar community in Alabama that does have all of those, which is the first thing to get straight.

There are two Whisper Woods communities, same builder, different states

Lennar is building a community called Whisper Woods in the Athens and Huntsville area of Alabama. It is real, it is selling, and it has published prices and floor plans.

Lennar is also attached to a community called Whisper Woods in Ocala, Florida. That is this one. It has 82 approved lots, a final master plan from June 2025, a plat in progress, and nothing for sale.

Because the Alabama community has actual inventory and the Florida one does not, Alabama wins nearly every search, and the collision reaches inside the builder's own site navigation. We have watched buyers work through a full set of plans and prices before realising they were looking at homes eight hundred miles away.

The test is simple. If what you are looking at has a price on it, it is Alabama. The Ocala community has never published one.

And to be straight with you about this page: unlike most communities we document, this builder has already claimed the name and runs its own interest list. If a list is all you want, theirs exists. What they will not publish is the entitlement history, the land-banking structure behind the project, or the fact that this was planned as townhomes two years ago. That is what this page is for.

About the plan

Three zoning actions to get to 82 houses

Whisper Woods covers about 10.33 acres inside Silver Springs Shores, a large established platted area southeast of Ocala. The approved program is 82 single-family detached homes, and the acreage figure has been stable in county records since 2021.

What has not been stable is the product. The land was rezoned to a Planned Unit Development in 2021. It was amended in 2022, and that version contemplated townhomes, along with a reduction of the southern and eastern buffers from thirty feet to twenty. It was amended again in 2024, converting from townhomes to single-family detached. The final master plan approved in June 2025 is the one that governs, and it is for detached houses.

Since that approval the project has moved into the mechanics of actually building. A final plat application has gone to the county with a subdivision improvement agreement secured by a letter of credit, which is how a county guarantees infrastructure gets finished. Engineering waivers have been granted covering subdivision road centerline radii, stormwater retention side slopes, geotechnical criteria and sidewalks.

A small oddity worth knowing: the developer's company name appears in Marion County's own records spelled two different ways, with one L and with two. It is the same entity. If you go looking through county files yourself, search both.

Location and costs

Silver Springs Shores, not the City of Ocala

The parcel sits at the southeast corner of Pine Road and Bahia Road, inside Silver Springs Shores. That is a large, long-established platted area southeast of Ocala with an existing street grid, existing homes and existing schools, which makes this a genuine infill site rather than a greenfield one. For a buyer that usually means shorter horizons on services and fewer surprises about what the surroundings will become.

It is unincorporated Marion County, not the City of Ocala. Your mail will say Ocala and everyone will call it Ocala, but the land is outside city limits, so no city millage applies and county rather than city services do.

Whisper Woods has no published price. On carrying costs, a tax bill would combine county millage, the school board, the water management district and other special districts. No community development district has been established for this community, which is unsurprising on an 82-home infill project, so the recurring cost here is more likely to be HOA dues than a CDD assessment. No HOA figure has been published either.

We do not publish drive times to downtown Ocala, The Villages, Gainesville or Orlando, because this community has no assigned address or coordinates yet and any mileage would be invented precision. What is true and needs no number: the site is inside Silver Springs Shores at Pine Road and Bahia Road.

What you need to know

Buying new construction, the smart way

The person at the model's sales desk works for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. You are allowed, and smart, to have your own representation, and in almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not.

The catch is timing, and on this community it is sharper than usual. Most builders require your agent to register you on your first visit, and joining a builder's own interest list is not the same as being represented. If you sign up directly, tour alone, and bring an agent afterwards, the builder can refuse to recognise them and you lose your representation for that community. Get connected before you tour, have your agent register you, and let them read the contract and the addenda.

On a community of only 82 homes, that first release is likely to be the whole ball game. There will not be many phases, and the desirable lots on a ten-acre site are genuinely few.

What is Whisper Woods?

Is Lennar building this?

Yes, and unusually for the communities we track, we can point to a county document rather than a rumour. A Marion County commission agenda from May 2026 covers approval of an indemnification agreement between Lennar Homes and the county for the proposed Whisper Woods subdivision. That is about as direct as the public record gets. Lennar has also published a community page for Whisper Woods in Ocala. What that page does not have is the thing that matters: no prices, no floor plans, no available homes, no quick move-ins and no model. It says coming soon and offers to add you to a list.

Then why would I use this page instead of the builder's?

Fair question, and we would rather answer it honestly than pretend. If all you want is to be on a list, Lennar has one. What the builder's coming-soon page will not tell you is what the county file says: that this land has been through three separate zoning actions since 2021, that it was planned as townhomes as recently as 2022 before being converted to detached houses, that the land is held by a separate land-banking entity rather than the builder itself, and that there is an identically named Lennar community in Alabama that will confuse your searches. Those are the things that help you judge a community before there is anything to look at. We publish them; a sales page will not.

Wait, is this the Whisper Woods in Alabama?

No, and this is the single most likely way to end up looking at the wrong homes. Lennar has a community called Whisper Woods in the Athens and Huntsville area of Alabama, and that one is real, built and actively selling with published prices and plans. Same builder, same community name, different state. Because the Alabama community has actual inventory it will often outrank the Florida one in searches, and it even competes inside Lennar's own site navigation. If what you are looking at has prices, it is Alabama. The Ocala community has none.

Was this always going to be houses?

No, and the history is genuinely informative. The land was first rezoned to a Planned Unit Development in 2021. In 2022 the plan was amended, and that version contemplated townhomes, alongside a reduction of the southern and eastern buffers from thirty feet to twenty. In 2024 it was amended again, this time from townhomes to single-family detached units. The final master plan approved in June 2025 is for 82 detached houses. So if you find older material describing townhomes here, it is describing a plan that no longer exists.

Who actually owns the land?

A separate entity from the builder, and that structure is worth understanding. The developer of record on the final master plan is a land company whose name appears in Marion County's records spelled two different ways, with one L and with two. It is a land-banking vehicle: it holds and develops the land, and the homebuilder buys finished lots from it. The practical implication for a buyer is that the land and the vertical construction sit with formally separate businesses, which is increasingly standard for large builders and occasionally matters when timelines slip.

Where exactly is it?

At the southeast corner of Pine Road and Bahia Road, inside Silver Springs Shores, southeast of Ocala. It is unincorporated Marion County land with an Ocala mailing address in the 34472 ZIP code. The county record notes no address has been assigned to the parcel, which is normal at this stage.

How far along is it, really?

Further than most communities we document, which is why the window here is narrower. The final master plan cleared the board in June 2025. Since then a final plat application has gone to the county, along with a subdivision improvement agreement secured by a letter of credit, which is the mechanism a county uses to guarantee that infrastructure actually gets built. Engineering waivers have been granted on road centerline radii, stormwater retention slopes, geotechnical criteria and sidewalks. In plain terms: the paperwork for putting roads and pipes in the ground is done or nearly done. What has not happened is any release of product or price.

Is it in the City of Ocala?

No. It is unincorporated Marion County, in the Silver Springs Shores area. Your mail says Ocala and most people describe it as Ocala, but the land is not inside city limits, which affects which millage applies and which government provides services. Silver Springs Shores is a large platted area southeast of the city with its own established street grid, and this parcel is a tract inside it.

What schools would serve it?

Marion County Public Schools assigns attendance zones by physical address, and the parcel has no assigned address yet, so any school named today would be a guess. Silver Springs Shores is an established area with existing schools nearby, which makes this less uncertain than a greenfield site, but zones do get redrawn. Run the specific address through the district's locator once addresses are assigned.

What about taxes, HOA and assessments?

As unincorporated Marion County land, a tax bill would combine county millage, the school board, the water management district and other special districts, with no city millage. No community development district has been established for this community, which on an 82-home project is unsurprising, so the recurring costs are more likely to be HOA dues than a CDD assessment. No HOA figure has been published. Florida has no state income tax, which is often what starts this arithmetic for relocating buyers.

When will homes actually be available?

No date has been announced by anyone, including the builder. Given that platting and the improvement agreement are already in hand, this is likely to be one of the earlier communities in our Florida set to release, but we are not going to convert that into a date. Treat any timeline you see elsewhere as a target rather than a commitment.
