Living on the SR-52 corridor near San Antonio, FL

Palmetto Ridge fronts State Road 52 just west of Bellamy Brothers Boulevard, in the same fast-growing stretch of eastern Pasco County that has pulled several large master-planned communities north out of Wesley Chapel over the last several years. Historic downtown San Antonio -- a small, old Florida town with a genuine Main Street -- is a few miles east, and Dade City, the Pasco County seat, is a short drive north.

South down SR-52 and onto Interstate 75, the Wesley Chapel corridor holds most of the area's day-to-day shopping, hospital care, and dining, putting AdventHealth Wesley Chapel and the Tampa Premium Outlets within about a 15-to-20 minute drive, with downtown Tampa itself roughly 30 miles further south on I-75.

Today this is still mostly open, rural-edge land -- pasture and recently entitled acreage -- which is exactly the profile of the last several master-planned communities that eventually filled in around Wesley Chapel. A Community Development District already exists here and its board is actively approving road and drainage work, which is a real signal of activity even with nothing yet built or marketed.

A CDD is a public financing tool, not a builder -- it's the mechanism a large project uses to bond and build its own roads, drainage, and other shared infrastructure ahead of homes going up, and the district's board here is a land-development entity rather than a national homebuilder. That's normal for a project at this stage, and it's also exactly why the interest list, not a builder's marketing page, is the way to actually follow it right now.

What new construction costs near San Antonio

Palmetto Ridge has no price yet. Here is roughly what it will price into.

As of August 2026, active new-construction communities in the wider San Antonio / Wesley Chapel corridor -- most visibly the large Mirada master-planned community a few miles south, where six different national builders are currently selling -- are pricing single-family homes from roughly the mid-$200,000s up into the $500,000s and beyond, depending on builder, plan, and lot. Those are advertised base figures for base homesites and they move.

Two Florida-specific costs deserve attention here in particular. First, a Community Development District already exists for Palmetto Ridge specifically -- this isn't a maybe, the district was established years ago to fund the project's own roads and drainage -- so expect a CDD assessment on the eventual tax bill in addition to any HOA dues; the exact amount has not been published. Second, this property sits in unincorporated Pasco County, where the millage rate can differ meaningfully from nearby incorporated cities, so it's worth comparing the effective property tax rate directly once pricing exists. Florida has no state income tax.

Buying new construction, the smart way
