You would be on the mainland side of the bridge, and that is the whole trade

Everything people come to this corner of Florida for sits on Amelia Island: downtown Fernandina Beach, the Atlantic beaches, Fort Clinch, the resorts, the hospital. All of it is reached across the Intracoastal on the one main highway bridge. Free-flow, that is fifteen to twenty minutes and pleasant. On a festival weekend, a holiday, or a resort turnover day, that corridor backs up in a way no map will show you, and locals plan their island runs around it.

We are not raising that to talk you out of it. We are raising it because it is precisely why this property exists at this price. Waterfront on the island costs substantially more than waterfront on the mainland side, and the difference is the bridge. If you are buying here, you are making that trade deliberately, and it is a reasonable one for a lot of people.

It is also why the community dock is more consequential here than a dock would be somewhere else. Much of the water in this county is salt marsh rather than dockable channel. Direct Intracoastal access from inside a 30-home community means the water is genuinely usable, and it means the boat does not have to cross the bridge on a trailer.

The other thing that has changed recently: Yulee used to mean driving east toward the island for everything. It now has a second center inland near the interstate, with a grocery, medical offices, restaurants and a growing employment base, about four miles from this site, while the older highway retail cluster is about six miles the other way. You get both without backtracking. That was not true five years ago, and it is the strongest everyday-livability argument for this location.

Thirty homesites, a gate and a dock

Toll Brothers describes Maris Cove as an exclusive enclave of only 30 single-family home designs in a gated, waterfront setting, with direct Intracoastal Waterway access and a community dock. Pricing is published as anticipated from the low $900,000s as of September 2026, and sales are anticipated to open in early 2027. Earlier coverage of the announcement described homes of four to six bedrooms at up to roughly four thousand square feet on oversized homesites, in one and two story designs.

On the homes themselves, what has been published is design language rather than specification: well-appointed kitchens with large center islands and generous seating, soaring two-story great rooms with natural light, and elegant exteriors with resort-style outdoor living space. Buyers get access to the builder's design studio for selections, which on this product line is a significant part of both the experience and the final price.

There is no amenity campus, and that is by design. A 30-home community does not support a clubhouse and a pool complex, and it does not need the assessment base that would pay for one. What it has instead is the gate, the water and the dock.

What has not been released: individual home designs, the site plan, homesite pricing and premiums, HOA dues, how dock access is allocated among the thirty homes, and a model date. Those arrive as the community approaches opening, and the day they land we send them to this list.

One more thing worth planning for on a waterfront purchase at this price: insurance is the variable that moves, not the property tax. Wind and flood coverage on Intracoastal-front property are priced separately from a standard policy and vary sharply with elevation, distance to open water, construction and roof age. Get a real quote tied to a specific homesite and its elevation certificate before you settle on a budget.

The area

Yulee, Fernandina Beach and the water in between

There are two answers to what it is like to live here, and the distinction matters. Yulee is where you would live: unincorporated county, no city government, a corridor rather than a downtown, and increasingly a real place with two commercial centers, a growing employment base and new schools. Fernandina Beach is your town, eight to ten miles east across the bridge.

And Fernandina is a genuinely good one. It is the county's only sizeable city, on the north end of Amelia Island, with an intact fifty-block Victorian historic district and a working main street of storefronts running down to the river and the shrimp docks. Modern shrimping was industrialized here and the town still leans on that identity; the spring shrimp festival is the year's biggest event. The bars and restaurants on Centre Street are largely independent and largely for residents rather than purely touristic, which is rarer than it sounds in a beach town.

For the outdoors, this is one of the better-served corners of Florida. Fort Clinch State Park at the island's north tip has a remarkably intact nineteenth-century masonry fort with living-history reenactors, six miles of beach and shoreline, a long fishing pier and campgrounds. Amelia Island State Park at the south end is the only Florida state park that offers horseback riding on the beach. Just south across the sound, Big Talbot Island has Boneyard Beach, where salt-killed live oaks lie bleached on the sand, and it is the most photographed shoreline in the region. Egans Creek Greenway in Fernandina is the easy in-town nature walk through salt marsh, heavy on wading birds and alligators, and Four Creeks State Forest inland has hiking, biking and horse trails.

On the water itself, this is protected Intracoastal inside the island, with runs north to Cumberland Sound and south through the Nassau River toward the Talbot Islands. This stretch is part of Florida's saltwater paddling trail, and the county maintains public boat ramps around the area for anyone wanting a second launch point.

On practicalities: the nearest hospital and emergency room is Baptist Medical Center Nassau in Fernandina Beach, roughly nine miles and seventeen minutes in light traffic. Jacksonville International Airport is about twenty-three miles and thirty-seven minutes, which for a waterfront community is unusually good. Downtown Jacksonville is around forty-five minutes.

On schools, worth knowing even if you have no children at home, because it underwrites resale: Nassau County's school district was graded A and ranked second among Florida's 67 districts for 2025-26, and it ranked first in the state in middle-school math and English and in eighth-grade science. It was the top-ranked district outright the year before. Out-of-state buyers tend to assume the county to the south is the only strong district in northeast Florida; it is not, and homes here cost less. What you need to know

Buying new construction with someone on your side

When Maris Cove opens, the person at the sales desk will work for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. Nothing about that is sinister; it is just worth naming, because most buyers walk into a sales appointment without registering that the person with the site plan is the other side of the table.

You are allowed, and it is smart, to have your own representation. In almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not. The catch is timing. Most builders require your agent to register you on your very first visit. Tour or sign in alone and bring an agent later, and the builder can refuse to recognize them, and you have lost your representation for that community permanently.

On a 30-lot waterfront community the questions that matter are unusually concentrated, because homesite selection is most of the decision. What is the lot premium on each waterfront homesite and how were they set. What is the elevation and flood zone of that specific lot, and what does that do to the insurance quote. How is dock access allocated, who maintains the dock and what does that cost annually. What does the association cover on a community this small, and what are the reserves. What do the design studio allowances actually include before you start upgrading. And what does the contract say about completion timing and price on a home that will not be finished for a while. Only 30 homes?

Yes, and that is the point of it. Thirty homesites is small enough that the community will be finished quickly rather than being a construction site for a decade, and small enough that the dock and the water frontage are genuinely shared among a handful of households rather than several hundred. The trade is that there is no amenity campus here, no clubhouse and no pool complex. What you are buying is the water, the gate and the location.

What does the community dock actually give me?

Direct access to the Intracoastal Waterway from inside the community, which in this part of Nassau County is genuinely scarce. A great deal of the waterfront here is salt marsh rather than dockable water, so a private community dock on the Intracoastal is not a standard feature that happens to be included. From that water you can run north toward Fernandina Beach and Cumberland Sound or south through the Nassau River toward the Talbot Islands, and the inshore fishing is redfish, trout and flounder. What has not been published is how dock access is allocated among 30 homes, whether slips are assigned or first-come, and what it costs to maintain. Those are contract questions and they are worth asking early.

What will homes cost?

As of September 2026 Toll Brothers publishes an anticipated starting point in the low $900,000s. Individual floor plans, homesite pricing and lot premiums have not been released, and on a 30-lot waterfront community the spread between the least and most expensive homesites is usually significant. For area context, the median sale price across this ZIP code was about $446,000 in June 2026, up roughly ten percent year over year. That ZIP spans both Yulee and Fernandina Beach, so treat it as background rather than a comparable.

What should I budget for insurance?

More than you would inland, and this is the line item that surprises buyers at this price point rather than the property taxes. This is Intracoastal-front property on the northeast Florida coast, in an area rated at high wind exposure, and a portion of properties in the ZIP carry flood risk. Windstorm and flood coverage are priced separately from a standard policy and vary sharply with elevation, distance to open water, construction and roof age. Get a real quote on a specific homesite and its elevation certificate before you decide what you can afford, not after.

Will there be a community development district assessment?

Very likely not, and here is the honest reasoning. Nassau County publishes a list of its community development districts and none of them covers the Blackrock Road area. Beyond that, a district exists to issue bonds against large-scale infrastructure, and a 30-home community is far too small for that to make sense. We are not going to promise you that no district will ever exist, because sales here do not open until 2027, but the structural answer is that this is not the kind of community that forms one. Ask the sales office to confirm in writing, and ask what the HOA covers instead, because on a small gated community with a dock the association carries real responsibilities.

Where exactly is it, and what is Yulee like?

At Blackrock Road in Yulee, on the mainland side of the Intracoastal, west of Amelia Island. Yulee itself is unincorporated Nassau County with no city government and, historically, no center; it was the place you drove through on the highway between the interstate and the island. That has changed a great deal. It now effectively has two centers, the newer Wildlight development near the interstate about four miles away and the older highway retail cluster about six miles the other direction, so everyday errands work in either direction without backtracking.

How close are Amelia Island and Fernandina Beach?

Downtown Fernandina Beach is roughly eight to ten miles, about fifteen to twenty minutes in light traffic, and the Amelia Island beaches are a little further at around nine to eleven miles. Fernandina is the real town here: a fifty-block Victorian historic district, a working shrimp fleet, independent restaurants and bars on Centre Street running down to the river, and the annual shrimp festival. Fort Clinch State Park at the north tip of the island has a remarkably intact nineteenth-century fort, six miles of beach and a long fishing pier. Amelia Island State Park at the south end is the only Florida state park where you can ride horses on the beach.

What about healthcare and the airport?

Baptist Medical Center Nassau in Fernandina Beach is the nearest hospital and emergency room, roughly nine miles and about seventeen minutes in light traffic. There is a large medical office and rehabilitation campus much closer at Wildlight, but it is not a hospital and has no emergency room, so do not count it for that. Jacksonville International Airport is about twenty-three miles and thirty-seven minutes away, which is genuinely one of the best airport positions of any waterfront community in northeast Florida.
