Skye Ranch Neighborhood Seven, Sarasota, Florida

Neighborhood Seven is 202 single-family homesites on about 94 acres inside Skye Ranch, off Lorraine Road in unincorporated Sarasota County. The final plat recorded in June 2026, creating lots along Starlight Circle and Big Skye Avenue in three different sizes. Taylor Morrison owns every one of them and is both the builder and the master developer. Pricing and floor plans for this neighbourhood have not been released, though several other Skye Ranch neighbourhoods are selling today.

How to buy Neighborhood Seven without leaving money on the table

The person at the builder's sales desk works for the builder. You can have a Florida agent on your side instead, touring with you, reading the contract line by line, and pushing for every incentive, upgrade and closing-cost credit the builder will give. It costs you nothing: on new construction the builder already budgets your agent's fee whether you bring one or not. The one catch is timing. You usually need your own agent from the very first visit, or the builder will not recognize them and you lose it. Start here and we will set it up.

That matters more than usual in this community right now, for a reason you can read straight out of the county records. Closed sales inside Skye Ranch have been running at a falling price per square foot for three years: roughly $258 in 2024, $249 in 2025 and $240 through October 2026. In the same window the builder has been publishing rate buydowns and a cash-buyer discount with end-of-month deadlines, and its own quarterly filing describes increased discounts and financing incentives alongside a materially lower gross margin. That is a negotiating environment, and it is not the environment the countywide headline numbers describe.

About Neighborhood Seven

Skye Ranch is a large master-planned community of roughly 1,700 acres on the inland side of Sarasota County, and Neighborhood Seven is one of its later single-family phases. The plat that recorded in June 2026 cut 202 saleable homesites plus two common tracts out of about 94 acres, which works out to a little over two homes to the acre.

The lots are not all the same, and that is genuinely useful to know before you tour. Starlight Circle, which carries the large majority of the homesites, is the compact tier at roughly 5,400 square feet a lot. Big Skye Avenue runs considerably wider, with sampled lots above 10,000 square feet. So the neighbourhood has both a value product and a wider-lot product inside one plat, rather than one size repeated 202 times. Nothing has been published about which floor plans go on which tier.

The practical advantage of a late phase in an established master plan is that the amenities are already standing. Buyers in a first phase pay for a clubhouse they will use in three years. Here The Hub is open and running, with a resort pool and spa, a junior Olympic lap pool, a splash pad, a fitness centre, a movement studio, an event lawn and an outdoor climbing wall. Turner Community Park is open too, with baseball and softball fields, soccer, tennis, basketball, sand volleyball, a dog park, a tot lot and an adventure park. More than 25 miles of trails run through roughly 400 acres of preserved land. Two further amenities are announced but not open, and we want to be exact about that: The Cove, a second pool with a waterslide and a lazy river, and The Venue over at Esplanade. Neither has a published opening date, so do not buy on the assumption they will be there.

Taylor Morrison is the builder and also the master developer, which is unusual and mostly works in a buyer's favour: one party controls the amenity delivery, the architecture and the construction schedule. As of October 2026 the selling neighbourhoods were Cassia, published from about $472,999, Esplanade from about $374,999, and The Towns in a range of roughly $259,159 to $371,434. An earlier townhome product is sold out. Those are those neighbourhoods' published prices and not Neighborhood Seven's, which does not have one.

The CDD, and why it is the number that matters

This is the part of the page we would most want a buyer to read, and it is the thing most easily got wrong about Skye Ranch.

Skye Ranch sits inside a community development district. A district is a unit of local government that issues bonds to pay for roads, utilities and amenities up front, then repays them through an annual assessment on every home inside it, collected on your property tax bill. It is not the homeowners association and it does not replace it. You pay both. The district covering Skye Ranch had roughly $31.4 million of bonds outstanding as of late 2023 and collected about $1.7 million in assessments that year, and a second district covering land to the south of the existing one was established in 2025.

What has not been published is which of the two districts these specific homesites fall into, or the per-home amount. Figures seen for comparable homes inside the existing district run in the high hundreds to low thousands annually for operations and maintenance, and roughly a thousand to under two thousand for debt service, but those are unaudited and we are not going to present them as this neighbourhood's number. The right move is concrete: ask for the written CDD disclosure before you sign, confirm both the operations component and the debt component, and ask how many years remain on the bonds. A district assessment is a real monthly cost that does not appear in a base price, and it is the most common reason a Florida new-construction budget turns out wrong.

Schools, including the one inside the gates

A query of the county's own school boundary layers, run against two real Neighborhood Seven addresses, returns the same answer at both: Skye Ranch School for elementary and for middle, and Riverview High at high school level. Skye Ranch School is a Sarasota County district public school, not a charter and not a private school, and it sits on Lorraine Road inside the master community about a mile and a half from these homesites. It has a STEM focus, roughly 829 students, and the building doubles as an enhanced hurricane shelter.

One caveat is important enough that leaving it out would be misleading. The school is phasing in its grades. It opened in August 2025 with kindergarten through sixth, added seventh for the 2026-27 year, and is due to add eighth in 2027-28. So a family moving in with a current eighth-grader should not assume a seat there. Neighborhood Seven's addresses were only created in August 2026 and may not yet resolve in consumer school-lookup websites even though the district's own boundary is unambiguous. Zones change, so confirm any address with the district's school locator before you rely on it.

Location, roads and what is actually nearby

This is inland, newer-growth Sarasota County, east of Interstate 75, and it is worth being honest about what that means: there is no walkable town centre at Lorraine and Clark, and the retail is west toward the interstate or north toward Lakewood Ranch. Distances below are straight-line, because we did not measure drive times and will not invent them.

The practical essentials are closer than the setting suggests. A Publix sits about three miles out and a Costco about five. Twin Lakes Park is roughly three and a half miles. Healthcare is a genuine strength here: a Sarasota Memorial health care centre on Clark Road is about four miles, the system's Venice hospital about six, and its main Sarasota hospital about ten. Downtown Sarasota is around ten and a half miles, the UTC retail node about twelve, Siesta Key about nine, Nokomis Beach about eight, Venice Beach about nine, and the airport roughly fourteen. Myakka River State Park is a short drive east on Clark Road.

Two road projects shape this corridor, and both are routinely overstated elsewhere, so here is the careful version. Four-laning Lorraine Road from Clark Road to Knights Trail is the county commission's top road priority and is funded in the current surtax programme, and the Skye Ranch developer is itself widening the first segment from two lanes to four. We could not establish dates or which segments are finished, so no completion date is claimed. On Clark Road, the state proposes widening from two to four lanes east of the interstate to Lorraine, with shared-use paths both sides and a roundabout at Lorraine; the study phase is complete and the design is funded, but right-of-way and construction are not. That is a planned project, not one under way, and anyone telling you Clark Road is being widened is ahead of the funding.

Costs, flood and the honest tradeoffs

Countywide services plus school millage came to about 10.7437 mills in the Property Appraiser's most recent annual report, roughly 1.07 percent of taxable value. Read that as a floor, not a bill: it excludes emergency medical services, fire, stormwater, solid waste and the district assessment discussed above. We could not verify the current adopted total and are not publishing one. Florida's additional homestead exemption, which brings the total exemption to $51,411, is state law and identical in all 67 counties, and the Save Our Homes three percent cap applies after your first year.

Dues for Neighborhood Seven have not been published. For scale, the builder published $220 a month at Cassia and $401 a month at Esplanade as of October 2026, the higher figure including lawn care. Governance sits with a master association across the community.

Flood deserves precision rather than reassurance. Parts of Neighborhood Seven are mapped inside the special flood hazard area, in Zones A and AE, with a base flood elevation of 19.8 feet where one is published, and parts are mapped outside it. It genuinely varies lot by lot: two individual addresses we tested returned no hazard-area polygon at all, while the neighbourhood footprint as a whole returns both zones. We sampled only a few of 202 lots, so this is a reason to get the lot-specific determination and the elevation certificate, not an answer in itself. Where a lot is inside the hazard area, federal law requires flood insurance with a federally backed mortgage, and the county's average federal flood policy ran about $1,225 a year in 2026 against a Florida average nearer $938. We found no defensible local average for ordinary homeowners insurance, so we are not quoting one.

The tradeoffs, plainly. You are buying into an inland location where the commute west and the shopping north are both real drives, on a corridor whose road improvements are partly unfunded. The compact tier is a genuinely small lot. You pay a district assessment on top of dues. And a late phase means you inherit finished amenities but also a community well into build-out, with construction traffic likely to continue around you through roughly 2027 or 2028. Against that: the amenities exist today, the school is inside the community, the healthcare is close, and the measured price per square foot in this community has been falling for three years.

Market context, with dates

Two true things pull in opposite directions, so here are both. Countywide, the resale market tightened through the middle of 2026: single-family active inventory was down more than 23 percent year over year by July, months of supply fell from about 5.6 to 3.9, the median rose about 5 percent to $493,500, and homes were going to contract in about 52 days, with prices roughly flat since April.

Inside Skye Ranch the picture is different, and it comes from closed sales in the county records rather than from any listing site. Median price per square foot on qualified sales in Skye Ranch subdivisions ran about $258 in 2024, about $249 in 2025 and about $240 through October 2026, a decline of roughly 7 percent across the period, on more than a thousand transactions. Alongside that, the builder was publishing a reduced fixed rate through its affiliated lender at one neighbourhood and a five percent cash-buyer discount at another, both with October deadlines, and had noted prices reduced within the prior fortnight. Its own quarterly report describes lower revenue, a gross margin down about four points, net orders off nearly 14 percent and increased discounting. New-construction pricing power in this community is softer than the countywide resale headline, which is exactly the kind of thing worth knowing before you make an offer.

What to ask before you sign

Buying a homesite in a neighbourhood that has not been released yet is a different exercise from buying a finished house, because almost everything is still the builder's to decide. These are the questions worth putting in writing, and all of them are easier to ask before a contract than after one.

Start with the money that is not in the base price. What is the homesite premium on the wider Big Skye tier against the compact Starlight tier, and is it refundable if you change lots? What is the district assessment, split into its operations component and its debt component, and how many years remain on the bonds? What are the association dues, and what do they cover: lawn care, irrigation water, any part of the exterior? Is there a one-time capital contribution at closing, which is common in this market and routinely surprises buyers at the settlement table?

Then the contract itself. What is the outside completion date, and what happens to your deposit if the builder passes it? How are material and labour cost increases handled, and can the price move after you sign? What is included in the base specification against what the model home shows, which is the single largest source of disappointment in new construction? Which lender do you have to use to earn the advertised rate buydown, and what does the identical loan cost from an independent lender once you price the incentive against the rate? The builder here has an affiliated mortgage company, and incentives in this community have been structured as financing terms rather than price cuts, so that comparison is worth real money.

Finally the lot. Get the flood determination and, where the lot falls inside the hazard area, the elevation certificate. Ask what sits behind and beside you on the master plan, because a preserved corridor and a future phase are very different neighbours. Ask where construction traffic will route while the rest of the community builds out, which on current indications runs into roughly 2027 or 2028. And ask when the two announced amenities, the second pool complex and the Esplanade clubhouse, are actually scheduled, rather than assuming an announced amenity is a committed one.

About the builder itself, as fact rather than endorsement: Taylor Morrison is a publicly traded national homebuilder headquartered in Scottsdale, Arizona, operating in about 20 markets across a dozen states, with Florida divisions in Jacksonville, Naples, Orlando, Sarasota and Tampa. Esplanade is one of its own brands, which is why an Esplanade sits inside Skye Ranch alongside the main line. It runs an affiliated mortgage company and an affiliated title company, and it has been named the most trusted homebuilder in an annual industry survey for several consecutive years. None of that tells you what your contract says, which is why the questions above matter more than the brand does.

One last practical note on choosing between the two lot tiers, since it is the first real decision a buyer here will face. The compact Starlight homesites are roughly half the width of the Big Skye ones, which shows up in three places people tend to notice only after moving in: how much private yard is left once the house footprint is placed, how close the neighbouring wall sits to your windows, and whether a pool will fit the rear setback at all. If a pool matters to you, ask for the buildable area on the specific lot rather than the lot size, because those are not the same number once setbacks and easements come off.

Names, and what this is not

If you research this yourself, two things will mislead you. The first is Silent Night Lane. It looks like a Neighborhood Seven street and most of its addresses are not: the large majority were created in late 2022 and belong to an earlier Skye Ranch neighbourhood that has sold homes on it. A listing or a closed sale on Silent Night is not evidence about this neighbourhood. Starlight Circle and Big Skye Avenue are the reliable anchors.

The second is Neighborhood Eight, a separate and much larger phase of roughly 387 acres whose plat recorded the same day as this one. It is a different subdivision with different parcel numbers, and the two share a master site-work permit, so evidence about one is not evidence about the other. Separately, The Towns and the older sold-out townhome product are two different things despite the similar names.

Questions

What is Skye Ranch Neighborhood Seven?

It is a 202-homesite single-family neighbourhood on about 94 acres inside Skye Ranch, the Taylor Morrison master-planned community off Lorraine Road in unincorporated Sarasota County, postal Sarasota 34241. Its final plat recorded in June 2026, creating lots along Starlight Circle and Big Skye Avenue. Pricing and floor plans for this neighbourhood have not been released.

Is Skye Ranch already selling?

The master community is active and has several neighbourhoods selling. As of October 2026 Cassia was published from about $472,999, Esplanade from about $374,999, and The Towns in a range of roughly $259,159 to $371,434. An older townhome product is sold out. Neighborhood Seven is the one with nothing released, which is why it has its own page.

Which streets are actually in Neighborhood Seven?

Starlight Circle carries the large majority of the new homesites and Big Skye Avenue the remainder. One warning that matters if you are searching on your own: Silent Night Lane shares a name across neighbourhoods and most of its addresses belong to an earlier, sold-out part of Skye Ranch. A listing or a closed sale there is not a Neighborhood Seven home.

Does Skye Ranch have a CDD?

Yes, and this is the single most important cost fact on this page. Skye Ranch sits in a community development district, which issues bonds to build infrastructure and repays them through an annual assessment collected on your tax bill, on top of homeowners association dues. District bonds outstanding were roughly $31.4 million as of late 2023, and a second district covering land to the south was established in 2025. Which district these particular lots fall in, and the per-home amount, have not been published. Ask for the CDD disclosure in writing before you sign anything.

What school would children attend?

A query of the county's own school boundary layers against two Neighborhood Seven addresses returns Skye Ranch School for both elementary and middle, and Riverview High at high school level. Skye Ranch School is a Sarasota County district public school on Lorraine Road inside the master community, about a mile and a half from these homesites. One honest caveat: it is phasing in grades. It opened in August 2025 with kindergarten through sixth, added seventh for 2026-27 and is due to add eighth in 2027-28, so do not assume a middle-school seat exists there today. These addresses are new and may not resolve yet in consumer school-lookup sites. Confirm with the district's own locator.

Which amenities are actually open?

The Hub is open, with a resort pool and spa, a junior Olympic lap pool, a splash pad, a fitness centre, a movement studio, an event lawn and an outdoor climbing wall. Turner Community Park is open, with baseball and softball, soccer, tennis, basketball, sand volleyball, a dog park, a tot lot and an adventure park. There are more than 25 miles of trails through roughly 400 acres of preserved land. Two more are announced but not open: The Cove, a second pool with a waterslide and lazy river, and The Venue at Esplanade. No opening date has been published for either.

What are the taxes?

Countywide services plus school millage came to about 10.7437 mills in the Property Appraiser's most recent annual report, or roughly 1.07 percent of taxable value. That figure excludes emergency medical services, fire, stormwater, solid waste and any CDD assessment, so it is a floor rather than your bill. We could not verify the current adopted total, so we are not publishing one. Florida's additional homestead exemption, bringing the total to $51,411, is set by state law and is the same in all 67 counties.

Is it in a flood zone?

Parts of Neighborhood Seven are mapped inside the special flood hazard area, in Zones A and AE, with a base flood elevation of 19.8 feet where one is published, and parts are mapped outside it. It varies lot by lot, and we sampled only a few of the 202, so treat this as a reason to get the lot-specific determination rather than an answer. Where a lot is inside the hazard area, federal law requires flood insurance with a federally backed mortgage. Sarasota County's average federal flood policy ran about $1,225 a year in 2026 against a Florida average nearer $938.

What is the market doing right now?

Two things at once, and they point in different directions. Countywide resale inventory fell more than 23 percent year over year by July 2026, with the single-family median up about 5 percent to $493,500 and supply down to under four months, so resale is tightening. But inside Skye Ranch itself, closed sales per square foot have fallen three years running, from about $258 in 2024 to about $249 in 2025 to about $240 so far in 2026. New-construction pricing power here is genuinely softer than the countywide resale numbers suggest, which is useful to know before you negotiate.

Is Esplanade an age-restricted community?

No. Esplanade at Skye Ranch is marketed toward an older buyer, but the builder's own listing states there is no age restriction. We mention it because it is easy to assume otherwise from the marketing.
