In this corridor, the sticker price is not the whole payment
Northwest St. Johns County is dense with community development districts. A district is a special-purpose unit of local government that borrows to build the roads, water, sewer and amenities in a large community, then repays that debt through an annual assessment on your property tax notice, separate from and on top of your HOA dues, often for twenty to thirty years. In this part of the county those assessments commonly run in the low thousands of dollars a year.
A district was established over most of the Pinewalk master plan in 2024, and its boundary was amended in 2026. We have not been able to confirm from the public record whether this particular neighborhood sits inside the amended boundary, and we are not going to guess in either direction on something that could be worth tens of thousands of dollars over the time you own the home.
There is a second cost layer worth understanding here too. An amenity program of this kind, with a staffed spa, a restaurant and a full-time lifestyle manager, is wonderful and it is not free. Ask what the HOA dues are projected to be, what they include, and which of the amenity experiences carry their own charge on top.
Three questions, in writing, for your homesite: is this lot inside a community development district, and if so what is the estimated annual assessment and for how many years; what are projected HOA dues and what do they cover; and can the district assessment be paid off in full at closing rather than amortized. All three have straightforward answers. An agent representing you should be asking them on your behalf before you fall in love with a floor plan.

Homes are published from the $400s to more than $1 million as of September 2026, ranging from about 1,684 to 3,730 square feet, with two to four bedrooms, two to five and a half baths, one and two story plans and two or three car garages. It is a natural gas community, and the builder describes homes sited to take advantage of nature and pond views.
The amenity program is the heart of the concept and every element of it is currently planned rather than built: a resort pool with spa and cabanas, a poolside bar and restaurant, a culinary center hosting dining, cooking classes and wine tastings, a wellness center with a spa manager and treatment rooms plus fitness and aquatic classes, a fitness center, tennis, pickleball and bocce courts, a bark park, event and yoga lawns, fireside seating and concierge services. A full-time on-site lifestyle manager runs the programming.
The neighborhood sits inside Pinewalk, a large master-planned community in the northwest of the county that is entitled for thousands of homes across several villages, with land set aside for a school and for neighborhood parks. That scale is worth knowing: you would be buying into an age-restricted enclave inside a much larger, all-ages community that will be under construction around you for years.
What has not been released: individual floor plans, the site plan, homesite pricing and premiums, HOA dues, the amenity completion schedule and a model date. Those arrive as the community gets closer to opening, and the day they land we send them to this list.
The area
Living in northwest St. Johns County
Start with the thing that confuses every out-of-state buyer: St. Johns is not a town. It is a large unincorporated area with a ZIP code and no city government, no city hall and no downtown. The names locals actually use are Fruit Cove, Switzerland and Julington Creek, and the oldest and prettiest part of the area runs along the river on a designated scenic highway lined with live oaks, old fish camps and river-view restaurants. Practically, being unincorporated means no municipal property tax on top of the county rate.
What you get instead of a town is unusually good access to two very different places. St. Augustine is about 22 miles south, roughly half an hour in light traffic: the oldest continuously occupied European settlement in the country, a walkable Spanish colonial old town, a real restaurant scene and the coast. Ponte Vedra Beach and the Atlantic are about 25 miles east, and Jacksonville's Southside, with the regional mall and the medical campuses, is a similar distance north.
For everyday life, the Pavilion at Durbin Park is about eight and a half miles away, roughly fifteen minutes, with the warehouse clubs, big-box anchors, restaurants and a cinema. That corridor went from pine plantation to full-service suburb inside a decade, which is the single biggest change in this area and the reason people who left ten years ago do not recognize it.
For the outdoors, and this matters more when you are buying into an active-adult community, Alpine Groves Park on the river is the standout: 54 acres with an accessible boardwalk trail system, a fishing pier, a butterfly garden and a restored early-1900s farmhouse. Flat, shaded and genuinely walkable. Julington-Durbin Creek Preserve covers roughly two thousand acres of hiking and paddling between the two creeks, and Trout Creek Park is the practical boat-ramp access to the St. Johns River. Golf is dense here, with the Julington Creek and World Golf Village clusters nearby and Ponte Vedra's championship courses within a comfortable drive.
On flying: Jacksonville International is the airport, about 38 miles and just under an hour in light traffic. Northeast Florida Regional in St. Augustine is much closer but has no scheduled commercial passenger service, so do not count it.
And on cost: the median sale price across this ZIP code was about $580,000 in June 2026, up roughly six percent on the year. This is not the cheap part of northeast Florida, and the reasons people pay for it are the schools, the services and the location.
What you need to know
Buying new construction with someone on your side
When Esplanade at Pinewalk opens, the person at the sales desk will work for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. Their job is to sell the builder's homes on the builder's terms. Nothing about that is sinister; it is just worth naming, because most buyers walk into a model without registering that the friendly person with the site plan is the other side of the table.
You are allowed, and it is smart, to have your own representation. In almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not. The catch is timing. Most builders require your agent to register you on your very first visit. Tour or sign in alone and bring an agent later, and the builder can refuse to recognize them, and you have lost your representation for that community permanently. On a community like this one, there is a specific list an agent should work through with you: whether the homesite carries a community development district assessment and what it is; projected HOA dues and exactly what they cover; which planned amenities are contractually committed and when; what the lot premium is and how it compares to the rest of the release; what the builder's design studio allowances actually are before upgrades; and what the contract says about completion timing and price escalation on a home that will not be finished for a while. Every one of those has a document behind it.
One more that is specific to an age-restricted community: read the recorded community documents on occupancy. They govern who can live in the home, what happens to a surviving spouse, how long grandchildren can stay and whether an heir can occupy. That is the document that decides how you can actually use and eventually pass on the house, and it is the one people skim.

Where exactly is it, and is St. Johns a town?
It is at Greenbriar Road and Veterans Parkway, in the 32259 ZIP code. And no, St. Johns is not a town. It is a large unincorporated area with no city hall, no mayor and no downtown; your local government is the county, in St. Augustine. That trips up almost every out-of-state buyer, and it has one real upside: because the area is unincorporated, there is no municipal property tax on top of the county rate. The place names locals actually use around here are Fruit Cove, Switzerland and Julington Creek, strung along the scenic river road.
What is healthcare access like?
Better than it looks on a map, and about to get better. The nearest full-service hospital today is Baptist Medical Center South, roughly nine miles and about sixteen minutes away in light traffic, which means you cross into Duval County for acute care. Closer to home, Baptist's Silverleaf campus runs a 24-hour emergency department and primary care about eleven miles out, and that site is entitled for a future full hospital with a helipad approved in 2026. We are not going to promise you the hospital, because only the emergency department, the helipad approval and the entitlement are confirmed. But the direction of travel is clear and it matters at this stage of life.
How bad is the traffic on CR 210?
It depends entirely on which stretch, and this is where most commentary is out of date. The eastern segment between I-95 and US 1, the one people complained about for a decade, was widened from two lanes to six and opened in April 2026. The western segment toward Greenbriar Road is only being widened now, and Longleaf Pine Parkway is being widened at the same time. So if you visit during construction you will get a worse impression than the finished condition warrants, and if someone tells you it is all fixed, they are describing the other end of the road.
Do the schools matter if I am buying into a 55+ community?
Not for your own household, but they matter for what your home is worth later. St. Johns County's district was ranked first among Florida's 67 school districts for 2025-26, with district-wide math and reading proficiency around twenty points above the state average and a 94 percent graduation rate. That is a large part of why this county holds value, and when you eventually sell, the buyer of your house may well not be 55. It is a resale argument rather than a lifestyle one.
