It is the main reason people pay a premium to live in this county at all.
Here is what most buyers never work out. In June 2026 the median sale price in the Hastings ZIP code was about $323,000. In the northwest corner of the same county it was about $580,000. Same county. Same school district. Roughly a 45 percent difference.
That is the entire structural argument for buying in Hastings, and it is checkable rather than a sales line. What you are trading for it is distance: about half an hour to St. Augustine, but well over an hour to Jacksonville and closer to an hour and a half to the airport.
The honest counterweight: appreciation here has been slow. Prices in this ZIP were up around 1.5 percent year over year in June 2026, against roughly 6 percent in the expensive end of the county. So the case for Hastings is entry price and school district, not fast equity growth. If someone tells you this area is about to take off, ask them what they are basing that on. Buy it because the monthly payment works and the district is genuinely excellent.

Pritchett Place is a D.R. Horton community on Mary Alice Drive, currently flagged as coming soon. It is being built with the builder's Express Series, its affordable line, which matters because it tells you what to expect: a tight, well-specified set of plans rather than a wide catalogue of options, priced to move.
Homes are published from about 1,489 square feet, with three to five bedrooms, two to three baths, a two-car garage and one and two story plans. Standard features listed include quartz countertops, wood-look laminate flooring in the main living areas, nine-foot ceilings and the builder's smart home technology package. On an entry-price home, nine-foot ceilings and quartz as standard are the two things that most change how the house feels.
What has not been released, and we will not guess: pricing, the number of homesites, lot sizes, the site plan, whether there are any amenities, HOA dues and a model date. The builder's own page currently says to call for information where a price would be. You may find figures for this community on listing aggregators; we are not repeating them, because prices quoted before a builder posts them are the ones most likely to be wrong.
One question worth asking early anywhere in Florida: whether the community sits inside a community development district, which adds an annual assessment to your property tax notice on top of HOA dues, sometimes for decades. Districts are common in the fast- growing north end of this county and much less common down here, but nothing has been published for Pritchett Place either way. Ask, in writing, before you sign.
The area
What Hastings is really like
Hastings exists because Henry Flagler wanted fresh vegetables for his St. Augustine hotels and asked his cousin to come down and farm. It grew into a railroad town and became the Potato Capital of Florida, with something like 21,000 acres in potatoes at its peak, and it still grows potatoes, cabbage, onions and eggplant commercially. The agricultural research station on the edge of town has been running since 1923. This is a working farm town, not a countryside theme.
It is also, unusually, a comeback story. In 2017 residents voted by 82 percent to dissolve their own town government, and the county took over services the following year. That sounds like a decline and it functioned as a rescue: county money started arriving. Downtown business occupancy went from roughly 20 percent in 2023 to about 90 percent in 2025. A coffee shop, a bakery, a pizza place in a 1911 house and a juice bar all opened on Main Street in 2024, and a Main Street organization was formed the same year. A community center and branch library is under construction on Main Street with an opening targeted for 2026, and the school district is restoring the 101-year-old former high school into a technical college campus. Both of those are targeted rather than open, so check where they stand when you visit rather than counting on them.
Here is the thing locals know and newcomers do not. Everyone relocating here orients toward St. Augustine, eighteen miles northeast and about half an hour in light traffic. But Palatka, eleven miles west and about sixteen minutes, is the practical everyday town, and the closest hospital is there too, about nineteen minutes away, closer than the hospital inside your own county. Living in Hastings means using Putnam County for convenience while paying St. Johns County taxes and sending your children to St. Johns County schools. That arbitrage is the actual logic of the place.
For the outdoors, Deep Creek Conservation Area is effectively next door: nearly six thousand acres of floodplain swamp and pine flatwoods, with hiking, biking, wildlife watching and paddling on the creek, though there is no boat launch on the property itself. The St. Johns River nearby is some of the best largemouth bass water in the state. Faver-Dykes State Park to the south is quiet and under-visited, with camping and a paddling launch, and Ravine Gardens State Park in Palatka has steephead ravines and 1930s terraced gardens with a suspension bridge, which is genuinely strange terrain to find in Florida. The Atlantic beaches at Crescent Beach and St. Augustine Beach are twenty-five to thirty-five minutes east.
And the part that should stop the wrong buyer: living beside working farmland means agricultural truck traffic on the county roads during spring harvest, field spraying, occasional controlled burns and drainage canals everywhere. The canals are a flood-zone and a young-children question rather than a scenic one. None of it is a problem if you know it is coming.
What you need to know
Buying new construction with someone on your side
When Pritchett Place opens, the person at the sales desk will work for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. That matters more, not less, on an entry-price home, because the margins are thinner and the incentives are where the real negotiation happens.
You are allowed, and it is smart, to have your own representation. In almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not. The catch is timing. Most builders require your agent to register you on your very first visit. Tour or sign in alone and bring an agent later, and the builder can refuse to recognize them, and you have lost your representation for that community permanently.
On an affordable-series home there is a specific set of things worth working through with someone independent. What the builder's incentive actually is, and whether it is tied to using the builder's own lender and title company. What that lender's rate and fees look like against an outside quote, once you compare the total cost rather than the headline rate. What is genuinely standard versus what shows in the model. Which lots carry a premium and why. Whether the community will have an HOA and a community development district assessment, and what each costs annually. And what the contract says about completion timing, price and your deposit if things slip.

What is the catch?
Distance, and we would rather say it plainly. St. Augustine is about 18 miles and roughly half an hour in light traffic, which is a very workable commute. Downtown Jacksonville is around 52 miles and over an hour free-flow, realistically an hour and a quarter to an hour and a half at peak, so this is not a daily Jacksonville commuter town and we are not going to sell it as one. Jacksonville International Airport is nearly an hour and a half away. If you fly often or work in Jacksonville, weigh that seriously before anything else.
What is Hastings actually like?
It is a small, flat, working farm town of a bit over a thousand people, eighteen miles southwest of St. Augustine, laid out around a short brick main street and surrounded by potato and cabbage fields. Where do people actually shop and get medical care?
Palatka, and almost no newcomer works this out on their own. Palatka is about 11 miles and roughly 16 minutes away, and it is the nearest real commercial center. It is also where the closest hospital is: HCA Florida Putnam Hospital is about 12 miles and 19 minutes out, closer than the nearest hospital inside your own county, which is about 16 miles and 25 minutes away in St. Augustine. The everyday logic of living in Hastings is that you use Putnam County for convenience while paying St. Johns County taxes and sending your children to St. Johns County schools. That is a genuinely good trade and nobody tells buyers about it.
What is there to do outdoors?
Deep Creek Conservation Area is essentially next door: nearly six thousand acres of floodplain swamp and pine flatwoods with hiking, biking and wildlife viewing, and paddling and fishing on the creek. Note there is no boat launch on the property itself, so water access is from the highway bridge or the river. The St. Johns River nearby is some of the best largemouth bass water in Florida.
