Why this one is worth watching

This community pre-paid about $2.7 million toward a fifth lane on CR 210

Built into the approval is a road impact fee prepayment of roughly $2.7 million, directed toward adding a fifth lane to County Road 210. That is an unusually large commitment for 297 townhomes, and it is the clearest signal in the whole file of what the county actually thinks about this corridor.

It also explains why the approval was contested. The county planning board and the county commission both split over this project, and the thing being argued about was traffic on CR 210. A townhome plan that arrives with a seven-figure road check attached is not a quiet, routine approval.

For a buyer, that cuts both ways and you should hear both halves. The pessimistic reading is that CR 210 is already strained enough that a project this size was asked to write a seven-figure check before a single unit was approved. The optimistic reading is that the money is committed, the widening is funded in part by this project, and an early buyer here gets the road improvement without having paid for it in the price of an older home nearby.

What we are not telling you: when the fifth lane gets built. A prepaid impact fee is a contribution toward a project on the county's schedule, not a construction start date. Anyone who tells you the road will be widened by the time you move in is guessing.

What was actually approved

Tidal 210 is a Planned Unit Development on about 65 acres. The approval is capped at a maximum of 297 attached townhomes at low density. The word multi-family in the ordinance is doing real work: with a minimum lot width of 18 feet, this is an attached product, not detached houses on individual lots.

The site includes wetlands, most of which are preserved on site under the approval. That is why the density is quoted per developable acre rather than per gross acre, and it is worth understanding before you compare this to anything else on the corridor.

The rezoning was adopted in May 2025 and is a finished, effective, recorded entitlement. What is still ahead is construction plan approval, permitting and platting, none of which are on a published schedule.

What we will not publish: a unit mix, floor plan names, square footages, a phasing plan, an amenity list or a price. None of those exist yet, and inventing them is how these pages usually go wrong. When they are released, the interest list hears first.

Here is the part that matters: Tidal 210 has not been launched under this or any name. There is no sales page, no floor plan library, no model, no price sheet and no listing under this name anywhere. Whatever is planned here has not gone to market, and we are not going to tell you it has.

Entitled land in this county changes hands regularly. An applicant may build it, may sell it on to a second builder, may build only part of it, or may launch it under a brand name with no relationship to the words on the ordinance. Treat the name in the file as the party of record and nothing more, and be skeptical of any site that presents it as your builder.

The area

Living on the CR 210 corridor in St. Johns County

St. Johns County is one of the fastest-growing counties in Florida, and its calling card is its schools, which rank at or near the top of the state year after year. For a lot of the families moving into this corridor, that is the whole reason. This community sits in the northern part of the county, on the CR 210 corridor near the Nocatee area, one of the best-known master-planned communities in northeast Florida.

The location puts you between two very different draws. To the south is St. Augustine, the oldest city in the country, with a historic downtown, restaurants and the coast. To the north is Jacksonville, with a deep base of jobs, an international airport and big-city shopping and medical care. The Atlantic beaches around Ponte Vedra are a short drive east. It is a suburban, family-oriented stretch that has been adding rooftops, retail and schools about as fast as anywhere in the region.

That growth is the reason to track a community like Tidal 210 early. New townhome supply along a corridor this desirable tends to move quickly once it opens, and the earliest buyers see the most homesites before a first release sets the tone on price.

Tidal 210 has no price, because it has no announced builder. On recurring costs, there are two separate questions to ask and most buyers only ask one. The first is HOA dues, which on an attached townhome usually cover exterior and common-area maintenance and tend to run higher than on detached homes for that reason. The second is whether the community sits inside a community development district, a special-purpose unit of local government that issues bonds for infrastructure and repays them through an annual assessment on your property tax notice, separate from and on top of HOA dues, for decades. Several communities along this corridor have one. At the time of writing, no district has been established for this property, but that can change before homes go on sale, so ask the question at contract rather than assuming.

It is county land, not inside the City of St. Augustine or the City of Jacksonville, so a buyer here would pay county taxes with no municipal layer on top.

What you need to know

Buying new construction, the smart way

Whoever ends up building the homes at Tidal 210, the same rule applies: the person at the model's sales desk works for the builder, not for you. They are usually helpful and usually honest, and they still represent the seller's side of the transaction. You are allowed, and smart, to have your own representation, and in almost every case it costs you nothing, because the builder budgets a cooperating commission into the deal whether you bring an agent or not.

The catch is timing. Most builders require your agent to register you on your first visit. Tour or sign in alone and bring an agent later, and the builder can refuse to recognize them, and you lose your representation for that community. Get connected before you tour, have your agent register you, and let them read the contract and the addenda.

On an attached townhome community, the questions that matter most are the ones about what the association owns and what you own. Who maintains the roof. Who maintains the exterior walls and the fence. What the reserve study says. Whether there is a rental cap, and what it is. Ask those before you ask about upgrades.
