Daniels Creek: 311 homesites coming to Daniels Parkway in Fort Myers

Daniels Creek is an approved community on the south side of Daniels Parkway at State Road 82, in unincorporated Lee County with a Fort Myers mailing address in the 33913 ZIP code. It is the residential heart of a mixed-use masterplan of roughly 1,233 acres the county approved in late 2023 for about 1,600 homes plus commercial space. Phase one, the part actually moving, covers about 368 acres and 311 homesites the county has already addressed across eight named streets.

Everything needed to put infrastructure in the ground is in hand. The state stormwater permit was approved in the spring of 2025 and the county issued the order for the full site infrastructure in the summer of 2026, with earthwork starting shortly afterwards. The land itself changed hands that same summer to Lennar's land-banking affiliate, the arm that buys and develops homesites and delivers them to the builder.

What does not exist yet is everything a shopper usually looks at. No recorded residential plat, which means no homesite here is a legal lot anyone can sell you. No price, no floor plan, no model, no sales center, no listing. This page is what the public record says about Daniels Creek, including the things that cut against it, starting with the fact that this ground sits under the departure path of the region's only commercial runway.

Not released

Details on this page are compiled from public entitlement records and are targets, not commitments. Pricing, floor plans, home counts, and timing have not been released by the builder and are subject to change without notice.

Eight streets, and what 311 against 1,600 really means

The addressed streets inside phase one are Brookview Commons Lane, which carries 100 homesites and is the newest of the eight, Daniels Creek Drive with 97, Wild Cormorant Court with 29, Sabal Rose Lane with 23, Tundra Crane Court with 20, Salty Palm Drive with 17, Cattle Egret Court with 17, and Heron View Court with 8, all with Fort Myers addresses in 33913. Those are the names to put into a map.

The addressing itself hints at sequencing. Most of these streets were addressed within a few weeks of the rezoning, and the hundred homesites on Brookview Commons Lane came later, in the spring of 2025. Two addressing events usually means at least two release pods, and the newest and largest is the likeliest first release. That is an inference from the record, not something the builder has said.

Keep the two home counts straight, because they will be quoted at you interchangeably. About 1,600 homes is the ceiling the county approved across the whole masterplan, over many years and several phases. 311 is the number of homesites addressed in phase one, a little under a fifth of that ceiling, on the 368 acres currently permitted. Nobody has published how the rest is laid out.

The airport, and the thing no sales desk volunteers

This is the most important disclosure on the page and it is on the county record rather than inferred. Southwest Florida International Airport has a single runway. These homesites sit about two miles off its departure end, roughly half a mile north of the extended centerline. Aircraft leaving in that direction climb out across this ground, and aircraft arriving from the other direction descend across it.

It was raised at the time. At the 2023 rezoning hearing a county commissioner asked how the developer would handle noise from the airport, and the applicant's attorney told the board that no residential development would be built inside the airport's noise zone. Aircraft noise was one of three issues the applicant answered in rebuttal to neighbours who spoke against the rezoning; the others were stormwater drainage and compatibility with the existing homes nearby.

Two further facts belong next to that commitment. The airport does not operate a night curfew, and its noise-abatement procedures are voluntary rather than mandatory. So the practical answer is not that this will be quiet. It is that homes are not planned inside the mapped noise contour, and you will still hear and see jets.

What to do with it, as a buyer: stand on the specific homesite at more than one time of day, including early morning and evening when departures bunch up, and when homesite maps are released ask which streets sit closest to the flight path. Plenty of people live under Florida flight paths and stop noticing. Plenty of others cannot. The only way to know which you are is to go and listen.

Where this is, and what is arriving with it

The corner of Daniels Parkway and State Road 82 is one of the busiest and fastest changing intersections in Lee County. Daniels Parkway is the main east-west connector from the interstate across to Lehigh Acres, State Road 82 runs northeast toward Lehigh and southwest toward the airport, and by the retail developer's own count more than 106,000 vehicles a day pass the corner including Gunnery Road. Gateway is the adjacent community to the west, the airport is a few minutes southwest, and downtown Fort Myers, Fort Myers Beach, Florida Gulf Coast University and Gulf Coast Town Center are all a straightforward drive.

We are not publishing drive times, because the only distances we can verify are straight line and a straight line is not a drive on a corridor this busy. Put the street names into a map against the places you need to be, at the hour you would be travelling, and judge it yourself.

What makes this corner unusual for a community this early is that the shops are coming first. A Publix and Home Depot anchored center of about 245,000 square feet is under construction on the southwest corner with half a dozen outparcels, projected to open in the third quarter of 2027. Inside the Daniels Creek masterplan itself, a separate retail developer recorded a plat in early October 2026 for about 42 acres planned to hold roughly 250,000 square feet of retail and medical office. Anchors there have not been announced and no opening date has been given.

On the roads, the relief is permitted rather than aspirational. A diverging diamond interchange at Interstate 75 and Daniels Parkway was permitted in the spring of 2025, Daniels Parkway and Six Mile Cypress Parkway widenings are both permitted, and the community's own turn lanes carry an issued county order. None of that removes the congestion of the build-out years, but somebody is paying to address it.

One honest note about the edges. Along the western boundary on Shawnee Road the neighbours are one to five acre rural homesteads rather than another subdivision, and several of those owners spoke against the rezoning. If you are looking at a homesite on that side, the land next door is large-lot rural and the people on it did not want this. Irrigation is planned from on-site wells and stormwater ponds, per the applicant's own testimony. Which utility supplies drinking water and sewer was not something we could establish, so ask in writing before you sign.

Flood mapping, taxes and the cost of living here

Start with the best news on the page. On a test of the whole development footprint, this site is mapped outside the special flood hazard area, in an area of minimal flood hazard, and outside the regulatory floodway. In Lee County that is worth real money: a lender on a conventional mortgage will not require flood insurance here. Cover is still available and usually still worth buying, because mapped outside does not mean it cannot flood, and drainage was one of the objections raised at the rezoning.

For context on the wider ZIP code, federal flood-claim records for 33913 show 40 claims across all years and about 85,000 dollars paid in total, as of October 2026. The single month of September 2022 accounts for 17 of them, 42.5 percent of the all-time total; calendar year 2022 accounts for the same 17 claims and the same 42.5 percent share. Nothing is recorded for 2023 through 2026. That is a low number for a large residential ZIP code, and the concentration says the risk here is hurricanes rather than routine rainfall.

On property taxes, this site is unincorporated, so the county general levy, the library levy, the unincorporated services levy and a small all-hazards levy all apply. For the 2025 to 2026 year those four together come to roughly 5.09 mills, about half a percent of taxable value. That is not the bill. The two largest remaining pieces are the school district levy and the levy for the Lehigh Acres fire district, which serves this site, and we could not establish either figure. Rather than guess at a total we are telling you plainly that it is incomplete, and in Florida the school levy is usually the biggest line on a tax bill. If this will be your permanent home, the homestead exemption is the largest offset, and its additional band is set statewide by Florida law rather than by any county.

The genuinely good structural news is what is absent. As of October 2026 there is no community development district and no stewardship district covering Daniels Creek. We checked that against Lee County's own register of special districts rather than against a tax rate, because a district assessment is not an ad valorem tax and never shows up in a millage table. That matters: a district bond assessment is the largest hidden cost in most new Florida communities and it can run for decades. Be careful with it, though. A district can still be created later, either by county ordinance or by a special act of the state legislature, Lennar's neighbouring community sits inside one, and districts are commonly established before lot sales begin. Ask the day pricing is released.

On homeowners insurance, a third-party estimate published in April 2026 put the average standard policy for the 33913 ZIP code at roughly 2,081 dollars a year. That is a published estimate with no source cited behind it, not a quote, and we are labelling it as such. Three things should pull a real quote toward the better end of Lee County: the site is mapped outside the special flood hazard area, it is roughly sixteen miles inland from the beach, and the homes will be new construction to the current Florida building code, which carries wind mitigation credits. Get an actual quote before you finalise a budget.

How Daniels Creek compares nearby

The useful comparison is the community Lennar is already selling a few minutes away. Its pricing is its own and is not an indication of what Daniels Creek will cost.

Two naming points that will save you time. The county paperwork for this masterplan also carries a Daniels Parkway South or Daniels South name, and both mean this project. Separately, a still-unapproved commercial and industrial proposal on adjacent land carries a similar Daniels name, as do several unrelated apartment projects on the same corridor. None of them is this community.

Schools, and how Lee County assignment really works

This community falls to the School District of Lee County, and Lee does not do what most districts do. Instead of drawing an attendance boundary around each school, the district runs a choice system built on proximity zones: families apply, rank schools, and assignment weighs where you live alongside capacity. This site sits inside one of those zones rather than inside a single school's catchment.

That is worth slowing down on if you are moving from a state where the school comes with the address, because it is the opposite of that. Nobody, including us, can honestly tell you which school a child at a Daniels Creek address will attend in 2028. What is nearby is a cluster of district elementary, middle and high schools in the Gateway and Treeline area to the west, charter campuses in the same area, further district schools on the Lehigh Acres side, and Florida Gulf Coast University about eight miles south. If schools decide this purchase, go to the district before you go to a contract and understand the application window, because it will not wait for your closing date.

Buying at this stage, with someone on your side

Daniels Creek is early enough that there is nothing to tour and nothing to reserve, which is exactly why the process is worth understanding now rather than in the week pricing drops.

A new construction purchase runs on the builder's own contract, not the standard resale form. Those agreements are drafted for the builder and generally give it latitude on delivery timing, on substituting materials, and on the conditions under which your deposit is at risk. They frequently tie an incentive to using the builder's own lender or title company, which can be a good deal or a poor one depending on the rate behind it. Somebody should be reading that document line by line for you, and the person at the sales desk works for the builder.

The timing point is the one that costs people real money. On new construction the builder has usually already budgeted for a buyer's agent whether you bring one or not, so being represented generally costs you nothing. But you typically have to be represented from your first visit or your first registration with the builder. Register on your own and the builder can decline to recognise anyone you bring afterwards. At Daniels Creek there is no sales center yet, so that option is still fully open.

One more point specific to this community. Until a residential plat records, individual homesites do not legally exist, so a reservation or priority position taken before that is a weaker instrument than a contract on a platted lot. If anyone offers you one, read what it binds, what it refunds, and what happens if the plan changes.

What we are watching next

The next public signals from Daniels Creek are predictable, and any of them triggers an update to this page and a note to the list. A recorded residential plat, which is the big one, because it creates the homesites and usually lands within a few months of a sales launch. The first construction permits on any of the eight streets. A price release. A sales center, a model, or the first listing inside the community.

We are also watching three open items that would change what a buyer should expect to pay here: whether a district gets created before lot sales begin, which utility serves the homes, and what mix of home types shows up when plans are published. By the ordinary rhythm of a project this size, the plat is the thing to expect next.

Common questions about Daniels Creek

Is Daniels Creek selling yet?

No. There is no pricing, no sales center, no model, no floor plans and no listings of any kind inside the community. What exists is the approval, the stormwater permit, an issued county order for the site infrastructure, addresses assigned to 311 homesites, and site work on the ground. That is why the community is visible in public records long before it is visible in the market.

Who is the builder at Daniels Creek?

The development land is held by Lennar's land-banking affiliate, which is the arm that buys and develops homesites and then delivers them to Lennar. In Lee County that affiliate holds lots in a string of Lennar communities and in nothing else. Lennar itself has not named this community in anything it publishes, so treat the builder as strongly indicated by the ownership record rather than announced. If a different builder ends up selling here, we will say so on this page.

How many homes will Daniels Creek have?

The county approval covers about 1,600 homes plus commercial space across a masterplan of roughly 1,233 acres. Phase one is the smaller piece now under way: about 368 acres with 311 addressed homesites. Both numbers are real and they describe different things, so do not read 1,600 as a figure arriving all at once.

What kind of homes are planned?

Not released. The approval states a number of homes and says nothing about the mix, and no plan sheet, square footage or elevation has been published. Lennar's neighbouring Lee County community runs several distinct collections at different sizes and prices, so a mix here is plausible, but anyone telling you this is single-family only is going beyond the record.

When will the first homes be built at Daniels Creek?

Site work began in the late summer of 2026 and no residential plat has recorded, which is the step that creates individual homesites as legal lots. On the normal rhythm for a phase this size in Lee County that points to first vertical construction somewhere in late 2027 to the first half of 2028, with closings after that. Treat it as a target, not a promise, and expect it to move.

How close is Daniels Creek to the airport, and will you hear planes?

Yes, you should expect to. The homesites sit about two miles off the departure end of the single runway at Southwest Florida International Airport and roughly half a mile north of its extended centerline, so departing and arriving aircraft pass over this ground. At the 2023 rezoning hearing a county commissioner raised aircraft noise and the applicant's attorney told the board that no homes would be built inside the airport's mapped noise zone. The airport has no night curfew and its noise-abatement measures are voluntary rather than mandatory. Stand on the specific homesite at different times of day before you commit.

Is Daniels Creek in a flood zone?

The site is mapped outside the special flood hazard area, in an area of minimal flood hazard and outside the regulatory floodway, on a test of the whole development footprint. That means no federal requirement to carry flood insurance on a conventional mortgage here, which is unusual and genuinely valuable in Lee County. It does not mean the ground cannot flood, and stormwater drainage was one of the issues neighbours raised at the rezoning hearing.

Does Daniels Creek have a CDD?

Not as of October 2026. We checked Lee County's register of special districts and no community development district or stewardship district covers this community. One could still be created later: in Lee County a district of this size would be set up either by county ordinance or by a special act of the state legislature. Lennar's neighbouring community next door does have one, and districts are commonly created before lot sales begin, so ask about a non-ad-valorem district assessment the moment pricing is released.

What schools will Daniels Creek be assigned to?

The School District of Lee County, but no specific campus can be promised. Lee does not draw an attendance boundary around each school. It runs a district-wide choice system built on proximity zones, so families apply and assignment depends on the annual process and on capacity. Anyone who tells you this address goes to a particular elementary school is guessing. If schools decide this purchase, talk to the district before you sign anything.

Should I bring my own agent to a new construction purchase?

Yes, and the timing matters more than the decision. On new construction the builder has generally already budgeted for a buyer's agent whether you bring one or not, so representation usually costs you nothing. But you normally have to be represented from your very first visit or your first registration with the builder, because a builder can decline to recognise someone you bring later. There is no sales center here yet, which means that option is still fully open.

How do I find out when pricing and plans are released?

Join the interest list at the bottom of this page. We watch the county and state records for this community rather than waiting for a marketing email, so the first signals we expect are a recorded residential plat, the first construction permits on the eight community streets, and a price release. When any of those land, this page is updated and the list hears about it.
