Kissimmee Park Road, which forms this site's north boundary, is Exit 240 on Florida's Turnpike. That is unusual and worth pausing on. Most new communities in this part of Osceola County measure highway access in miles down a two-lane road; this one measures it in minutes on a road it already fronts. From the St. Cloud area that puts Lake Nona and Medical City around 12 miles out, Orlando International Airport around 18 miles, and Walt Disney World around 25 miles, with downtown St. Cloud about five minutes away.

One thing a buyer should know now rather than later: Florida's Turnpike plans to replace the Kissimmee Park Road interchange with a new interchange at Nolte Road, projected to open in August 2028. That will change how traffic reaches this area. It is not a reason to walk away, but it is the kind of detail that belongs in front of you before you sign, not after.

Then there is the lake. Lake Tohopekaliga runs 18,810 acres and is one of the better-known trophy largemouth bass fisheries in the country. Florida's TrophyCatch program has documented 513 bass in the eight to ten pound range on Toho alone, plus 89 over ten pounds. Public access is close: Whaleys Landing Ramp at 3700 Lake Tohopekaliga Road is a county boat ramp sitting on the same road that forms this community's eastern boundary.

A clarification, because listings in this area get it wrong constantly: St. Cloud's Lakefront Park, with the beach, marina, splash pad, and the paved path along Lakeshore Boulevard, is on East Lake Tohopekaliga, a separate lake connected to Toho by the three-mile St. Cloud Canal. Ivey Groves is on Lake Toho proper. Both are close by; they are not the same water. For day-to-day, the nearest full grocery options are the Publix at 4401 13th Street, the Publix on North Canoe Creek Road, and the Walmart Neighborhood Market on Nolte Road.

On schools, Osceola County is a single countywide district and attendance zones inside it decide the assignment. We are deliberately not naming one: the district approved a districtwide rezoning for the 2026/27 school year in June 2026 and opened a new high school, so zones in this part of St. Cloud have moved recently, and this community has no addresses yet to run through the district's lookup. What new construction costs in St. Cloud

Ivey Groves has no price yet, but the market it will price into is knowable, and that gives you a realistic bracket to plan against. Osceola County's median listing price was $413,950 in July 2026, drifting slightly down across the spring from $420,000 in March. This is not a market running away from buyers right now.

Those are advertised starting figures as of August 2026 and they move; the base price is rarely the house you tour once lot premiums and design-center selections are in.

Two Florida-specific costs deserve attention before you budget. The first is the CDD. Most Central Florida new construction is financed through a Community Development District and the assessment lands on your annual tax bill on top of HOA dues. Gramercy Farms CDD, here in St. Cloud, adopted roughly $1,392 a year for a townhome and $2,087 for a 60-foot single-family lot; Stoneybrook South CDD runs to about $2,816 on an 80-foot lot. Whether Ivey Groves has one has not been disclosed.

The second is which taxing jurisdiction the parcel sits in. Osceola County's 2025 final millage was 13.8543 mills in unincorporated county and 17.8989 mills inside St. Cloud city limits. That gap is about four mills, which is real money on a $400,000 house, and we have not yet confirmed which side of the line this parcel falls on. One last piece of context on how D.R. Horton tends to operate. Every D.R. That is not a reason to avoid it. It is a reason to get a competing quote and compare the whole package, rate included, rather than the headline credit alone.
