Hoffman Estates sits in the northwest suburbs of Chicago, roughly 30 miles from downtown and about 15 to 16 miles from O'Hare. Interstate 90 runs along the southern edge of the village, and Illinois routes give quick access to surrounding suburbs, the Now Arena, and the Prairie Stone business park.
Hoffman Estates traces its roots to affordable postwar starter homes and today offers a mix of single-family houses, townhomes, and condos. In 2024 the median property value was about $351,900, up from the prior year, and the homeownership rate was a high 74.2 percent. Recent market data put the average home value in the high $370,000s to low $400,000s, keeping the village more attainable than many North Shore suburbs. How Hoffman Estates got here
Before the 1940s, German settlers had moved into the area west of Roselle Road and north of Golf Road, then known as Wildcat Grove, and the area remained sparsely populated until farmers bought land there in the 1940s. In 1954, Sam and Jack Hoffman, owners of a father-and-son construction company, purchased 160 acres in the area and began building homes, developing the region that now bears their name. As residents moved in, they voted to incorporate, and the Village of Hoffman Estates was incorporated on September 23, 1959. Once the Northwest Tollway (now I-90) opened, the township became more attractive to Chicago commuters, and in the early 1960s land annexations more than doubled the village's land area.
The 1971 opening of Woodfield Mall in neighboring Schaumburg helped turn the area into a major business center. In the 1990s, the 750-acre Prairie Stone Business Park began development, bounded by Illinois Route 59, I-90, Illinois Route 72, and Beverly Road. The park came to fruition in 1993 when Sears, Roebuck and Company relocated its headquarters from the Sears Tower in Chicago to a sprawling campus in the northwest part of Prairie Stone. Later additions included the 11,000-plus-seat arena now known as the Now Arena, offices for companies such as Serta and Mary Kay, a Cabela's outdoor store, a Marriott hotel, and the Poplar Creek Crossing retail center. In June 2020 the village approved a deal to rename the Sears Centre Arena to the "Now Arena."

Your local agent
Most agents will list anything. I focus on the communities I actually know, and the details that determine resale value here aren't in the MLS write-up: which lots back to open space, which streets carry the most consistent demand, which floor plans buyers ask for by name, and what each HOA actually covers.
When you're ready to tour or list, you want someone who's walked the streets, talked to the residents, and read the last 50 closed comps in this market specifically. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
