About the community
Living in St. Charles.
St. Charles straddles the Fox River in eastern Kane County and is the northernmost of the three Tri-Cities along with Geneva and Batavia. The city sits roughly 40 miles west of the Loop and is anchored by St. Charles Community Unit School District 303, which covers the city plus portions of Wayne, Campton Hills, West Chicago, and South Elgin. The former Pheasant Run Resort on the east side, a 1960s convention landmark, closed in 2020 and was demolished, opening one of the largest redevelopment sites in the western suburbs. How St. Charles got here
A bit of history.
St. Charles was settled along the Fox River in 1834 and originally called Charleston, renamed when residents discovered another Charleston already existed in southern Illinois. The community incorporated as a town in 1839 and as a city in 1874. The Fox River powered early mills and factories, and the Chicago, Burlington and Quincy Railroad bypassed the town in favor of Geneva and Batavia, shaping a different growth path. By the late 1800s the Lincoln Highway, now Route 64, ran east-west through downtown, cementing St. Charles as a regional crossroads at the Fox River crossing.
Industrialist Lester Norris and his wife Dellora, a Gates Rubber heiress, shaped much of the modern city in the early 1900s, funding the Hotel Baker in 1928, the Municipal Building, and the Norris Cultural Arts Center. Pheasant Run Resort opened in 1963 on Route 64 east of town and became one of the largest convention resorts in the Midwest before closing in 2020 and being demolished. The Charlestowne Mall on the east side closed and is also under phased redevelopment. Downtown anchors include the 1926 Arcada Theatre and the seasonal Pottawatomie Park along the river.
The questions buyers actually ask
St. Charles FAQ
The questions I get most from buyers shopping St. Charles. If yours isn't here, text 224-385-8779, same-day reply.
- What school district covers St. Charles?
- St. Charles Community Unit School District 303 (D303) serves nearly the entire city plus portions of Wayne, Campton Hills, West Chicago, and South Elgin. The district runs two high schools (St. Charles East and St. Charles North), three middle schools, and 12 elementary schools. Always verify the school assignment for a specific address.
- Does St. Charles have a Metra station?
- No. The closest stop is the Geneva station on the Union Pacific West line, about five minutes south. Peak express trains reach Ogilvie Transportation Center in roughly 60 to 70 minutes. Most St. Charles commuters drive to Geneva for the train.
- What are property taxes like in St. Charles?
- St. Charles' average effective property tax rate runs around 2.45 percent of market value, in line with Kane County averages. On a $400,000 home that is roughly $9,800 a year. Always pull the actual tax bill for the specific address before writing an offer.
- What is the sales tax rate?
- Combined state, county, and city sales tax is 8.0 percent inside St. Charles, which is 6.25 percent Illinois plus the local Kane County and municipal portions.
- What happened to Pheasant Run Resort?
- The 1963 convention resort on the east side of Route 64 closed in 2020 and the main buildings were demolished. The 250-plus acre site is one of the largest active redevelopment opportunities in the western suburbs and the city has been working through the planning process.
- Where should I look first in St. Charles for a family home?
- Depends on what you are optimizing for. Newer construction and Randall Road retail proximity: west-side subdivisions like Fox Mill, Persimmon Woods, and Silver Glen. Established 2000s family product close to St. Charles North: the north-of-Route-64 corridor. Walkable to downtown and the historic core: the streets immediately north and east of Main Street. Tell a Subdiview agent what matters most and they can match you to two or three neighborhoods worth touring.
- How does St. Charles compare to Geneva and Batavia?
- St. Charles is the largest of the three Tri-Cities and has the deepest downtown (Hotel Baker, Arcada Theatre, Route 64 river district). Geneva is the Kane County seat and has the UP-W Metra station, which St. Charles does not. Batavia is the smallest, slightly more affordable, and sits at the south end of the corridor. All three feed off the same Fox River, the same school-quality reputation, and the same commuter pattern into Chicago.

Your local agent
Joe knows St. Charles
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
