Kensington Fields is a 69-home Pulte townhome community on the north side of Hoffman Estates, built on the roughly 11-acre parcel at 1950 Hassell Road that held the CDK Global headquarters for most of fifty years. Pulte bought the site in January 2025, took the office building down, and is building attached two-story homes in its place, with the village approval dating to October 2024 and build-out projected into spring 2028. The draw is not on-site amenities, because there are none. It is the position: John Muir Literacy Academy sits on Kensington Lane, the same street as the community, Hilldale Golf Club is next door, and the I-90 ramp is less than a mile off.

This is what happens when a suburb runs out of open land and starts reusing what it already has. The pad was a corporate headquarters for most of fifty years, and it emptied out when its tenant downsized and moved a few minutes away. The practical result for a buyer is a community that feels finished on day one in every way that matters outside the property line. The golf course is next door, the elementary school is on the same street, the library is down Hassell Road, the interstate ramp is under a mile off, and the hospital is a short run down Barrington. Nothing here depends on a promise about what the area becomes in ten years, because the area already is what it is.
The daily rhythm suits people who want square footage and a garage without the weekend maintenance load of a detached house. The plan lives like a single-family home, with an open main level and three bedrooms upstairs, each with its own walk-in closet. Families point their kids at Muir, then Eisenhower, then Hoffman Estates High School, all close enough that the builder markets the chain as within two miles. Commuters get a real choice: the Pace express station at Barrington Road puts you on I-90 in a bus lane toward Rosemont and O'Hare without parking downtown, or you drive the interstate yourself. Weekends tilt outdoors, with Paul Douglas Preserve minutes away and a Robert Trent Jones Sr. public course you can reach on foot.
The honest tradeoffs are worth saying out loud. There are no on-site amenities. No pool, no clubhouse, no park inside the development, so the recreation is all borrowed from the neighborhood, which is generous but is not yours. You are close to I-90, which is the reason the location works and also the reason you should stand on the lot at rush hour before you commit. Metra is a drive, not a walk. Construction is scheduled to continue into 2028, so early buyers live alongside trucks and dust for a while, and the mature tree canopy is years away on a newly cleared site. Cook County taxes are heavy by national standards. And with 69 homes and essentially one floor plan, resale comparables inside the community will be thin for a long time, which cuts both ways depending on the market.

Kensington Fields is a small, single-product new-construction community, so the builder sets the price and every resale prices against whatever Pulte is asking that quarter. With one plan and 69 homes, the variables that normally spread value across a subdivision (size, vintage, floor plan) barely apply here. What moves value instead is lot position, option level, and how much builder inventory is still standing.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

- While Pulte is still selling, a resale competes directly against a brand-new home with a warranty. That caps upside until the community closes out.

Here is the honest version before you tour.
You will see a Special Service Area on the title report and it will worry you. It should not, but you should understand it. In July 2025 the village created a dormant SSA over the subdivision. Dormant is the operative word: it levies nothing today and exists only so the village can step in and tax the lots if the association ever fails to maintain the stormwater detention. It is a standard protective mechanism on new subdivisions with privately maintained detention, and village counsel confirmed it will be recorded and will show at closing.
There are no amenities inside the fence. Everything the builder markets, the golf club, the forest preserve, the mall, the park district, is off-site proximity. That is a fair trade at this price for a lot of buyers, but do not tour expecting a clubhouse, because there is not one and there is no plan for one.
Cook County taxes on new construction have a specific trap. The first bill a buyer receives may not reflect the completed home, because assessment of new construction lags completion. Ask your lender to escrow against a fully assessed bill rather than the first bill you get, or you will be short when the real number lands. Confirm the mechanics with the Cook County Assessor for your parcel.
