About the community
Bolingbrook sits about 28 miles southwest of downtown Chicago, straddling the Will and DuPage county line and built around the I-55 (Stevenson Expressway), I-355 (Veterans Memorial Tollway), Illinois Route 53 (Bolingbrook Drive), and Weber Road corridors. Once farmland, it grew explosively after incorporation in 1965 and reached a 2020 census population of 73,922, making it one of the largest villages in Illinois and Will County's second-largest community after Joliet. Most students attend Valley View Community Unit School District 365U, home to Bolingbrook High School, while northern and western pockets fall into Indian Prairie 204, Plainfield 202, and other districts. Retail and jobs cluster along Boughton Road, where the open-air Promenade Bolingbrook and a neighboring IKEA anchor the commercial core, with corporate names like WeatherTech and Ulta Beauty headquartered in town. Neighborhoods range from the original Westbury and Colonial Village subdivisions near Route 53 to newer master-planned communities in the 60490 ZIP on the Will County side.

Bolingbrook is one of the more diverse suburbs in the Chicago region, with no single racial or ethnic group forming a majority. Daily life centers on family-oriented subdivisions, a high homeownership rate near 79 percent, and a car-dependent suburban layout. Shopping and dining cluster around the Promenade Bolingbrook and the neighboring IKEA on Boughton Road, while the Bolingbrook Park District provides golf, the Pelican Harbor aquatic park, the Hidden Lakes Historic Trout Farm, and nature programming at the LEED Platinum Hidden Oaks Nature Center. The village also has its own hospital, UChicago Medicine AdventHealth Bolingbrook.
Living in Bolingbrook means trading some commute time for relative affordability and space compared with closer-in DuPage suburbs, with a median property value around $314,700. The main tradeoff is that Bolingbrook has no Metra station of its own, so train commuters drive to nearby BNSF stations such as Route 59 or rely on Pace bus connections, and Will County property tax rates run high even by Illinois standards. In exchange, residents get a large, amenity-rich village with strong retail, parks, and quick highway access to both Chicago and Joliet.

How Bolingbrook got here
The first settlement in what is now Bolingbrook dates to 1831, but the area's informal farming villages stayed unincorporated for over 130 years. Modern Bolingbrook took root in the postwar housing boom, with the first subdivision, Westbury, laid out west of Route 53, followed by Colonial Village on the east side of the road. The village was formally incorporated on October 6, 1965, with John J. Leonard serving as its first mayor and a key figure in the incorporation effort. Built as a planned new town on the wetlands west of the Des Plaines River, almost all of Bolingbrook's homes, businesses, and churches were constructed after 1960.
Bolingbrook grew from roughly 7,000 residents in 1970 to over 37,000 by 1980 through rapid homebuilding and aggressive annexation, then climbed past 41,000 by 1990 and reached 73,922 in the 2020 census. Roger C. Claar defined the village's modern era, serving as mayor from 1986 until he resigned on July 31, 2020. Village-owned Clow International Airport, a public non-commercial general-aviation field off Boughton Road, handles roughly 70,000 take-offs and landings a year and houses the Illinois Aviation Museum. Today the village is home to corporate headquarters including WeatherTech and Ulta Beauty and remains one of the largest villages in the state.

Your local agent
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
