About the community
Living in Willowbrook.
Willowbrook sits in southern DuPage County, framed on the north by I-55 (the Stevenson) and bisected by IL Route 83 (Kingery Highway). It is a roughly 9,200-resident village that snuck in just under the wire of a 1960 state law change requiring 400 residents to incorporate. High-school students attend Hinsdale Township District 86, almost all at Hinsdale South in Darien, and elementary students are split between Gower SD 62 (the village's namesake district, K-8) and a sliver served by Maercker SD 60 in the Westmont corner. Willowbrook Town Center at Route 83 and Plainfield Road anchors retail, and while there is no Metra inside the village, the Hinsdale BNSF station is a short drive north. The housing stock leans heavily toward townhomes and condos with pockets of single-family.

What it’s actually like to live here
Willowbrook is fundamentally a drive-through village, not a walkable downtown. Most errands and dinners happen at Willowbrook Town Center or along the IL-83 corridor. The neighborhoods are quieter than Hinsdale or Burr Ridge, with a mix of mid-century single-family pockets, large townhome and condo developments, and Borse Memorial Community Park as the central recreation hub. The median age skews a bit older (around 45) and the housing stock reflects that: lots of low-maintenance townhomes for empty-nesters and first-time buyers, fewer of the bigger custom builds you would see one ZIP code north.
The real reason buyers land in Willowbrook is the school district math. You get Hinsdale Township District 86 (Hinsdale South) and Gower SD 62, both well-regarded, at price points well below what the same school assignments cost in Hinsdale proper or Burr Ridge. Combined with five-minute I-55 access and a roughly 29-minute drive to the Loop off-peak, it is a viable commute even without Metra. The trade-off is the lack of a downtown: if you want to stroll to a coffee shop, you are driving 10 minutes to Hinsdale or Clarendon Hills.

How Willowbrook got here
A bit of history.
Willowbrook is one of DuPage's youngest villages, incorporated on January 18, 1960 with just 167 residents from the Ridgemoor Homeowners Association. The Ridgemoor group filed in a hurry: a state law set to take effect January 1, 1960 would have required 400 residents to incorporate, and they wanted to control the development of the farmland that still surrounded their subdivision. The village got its name when the homeowners' attorney called Ridgemoor president Anton Borse from court demanding a name, and Borse looked out his window at the willow trees lining the creek behind his house. The original footprint was carved out of unincorporated land near Darien and has since grown by annexation.
Long before incorporation, this stretch of Joliet Road was prime Route 66 territory. The most famous survivor is Dell Rhea's Chicken Basket at 645 Joliet Road, which traces its lineage to a 1920s gas-station lunch counter where two farm wives shared a fried chicken recipe with owner Irv Kolarik in 1938. The current building opened in 1946, was bypassed when I-55 cut off Route 66 traffic in the late 1950s, and was bought by Dell Rhea in 1963. The building and its freestanding neon sign were added to the National Register of Historic Places on May 5, 2006, and the restaurant still operates today. Construction of Route 66 along the village's south edge spawned the gas stations and restaurants that still color the Joliet Road corridor.
The questions buyers actually ask
Willowbrook FAQ
The questions I get most from buyers shopping Willowbrook. If yours isn't here, text 224-385-8779, same-day reply.
- How are Willowbrook's schools?
- Solid. K-8 is mostly Gower SD 62 (a small DuPage district with two schools, Gower West Elementary in Willowbrook and Gower Middle in Burr Ridge). High school is Hinsdale Township District 86, with Willowbrook students attending Hinsdale South in Darien. Both districts are well-regarded; Hinsdale 86 is one of the names that draws buyers to the south-DuPage market. A small slice of Willowbrook in the Westmont direction falls into Maercker SD 60 instead, so confirm the assignment by address.
- What's the commute like with no Metra in town?
- Driving is the default. I-55 runs along the north edge of the village, so Loop-bound drivers can be at Union Station in about 29 minutes off-peak. If you want Metra, the Hinsdale BNSF station is about 4 miles north and runs roughly 16.9 miles to Union Station. There is no CTA Blue Line access from Willowbrook.
- How are property taxes?
- The median effective rate in Willowbrook is around 1.66 percent per Ownwell, which is higher than the 1.02 percent national median but typical for DuPage. One quirk: the Village of Willowbrook itself does not levy a general-purpose property tax. Your bill is funded by the school districts, county, township, library, and other taxing bodies. The village only levies a small Special Recreation tax.
- Willowbrook vs Burr Ridge vs Hinsdale, what's the difference?
- Hinsdale is the priciest, with the walkable BNSF downtown and Hinsdale Central. Burr Ridge skews to executive single-family and has its own Burr Ridge Village Center. Willowbrook is the value entry into the Hinsdale 86 high school district, with a heavier mix of townhomes and condos and easier I-55 access. Buyers who want the school district without the Hinsdale price tag often land here.
- What about Route 66 and the Chicken Basket?
- Dell Rhea's Chicken Basket at 645 Joliet Road is the most photographed building in the village. It opened in 1946 (the recipe goes back to 1938), was added to the National Register of Historic Places in 2006, and is still serving fried chicken. The old US-66 alignment runs along Joliet Road on the village's south edge.
- Is Willowbrook walkable?
- No, it is a drive-through village. There is no traditional downtown. Most retail clusters at Willowbrook Town Center (Route 83 and Plainfield Road) and along IL-83 and Joliet Road. If you want to stroll to coffee or restaurants, you are driving 10 minutes to Hinsdale or Clarendon Hills.
- What's the housing stock like?
- Townhome and condo heavy by DuPage standards, with single-family pockets. Zillow's typical home value is around $235,000, well below Hinsdale or Burr Ridge. Recent median sold prices on broader-listing sites run $350,000-plus for the single-family slice. The age and density of the housing make it a strong first-time buyer and downsizer market.

Joe knows Willowbrook
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
