Oak Brook · DuPage County · IL
About the community
Oak Brook sits in central DuPage County, about 16 miles west of the Loop, and it punches far above its weight. Only about 8,000 people live here, but the daytime population swells as employees pour into one of the densest corporate-HQ corridors in the Midwest, home to Ace Hardware, Portillo's, Federal Signal, TreeHouse Foods, CenterPoint, Lions Clubs International, and, until 2018, McDonald's. That commercial base does something rare for residential buyers: it underwrites public services, so Oak Brook has no municipal property tax and the lowest combined commercial-and-residential tax rate among 34 DuPage communities. The village is also a destination, not a pass-through, anchored by Oakbrook Center (the largest open-air mall in the contiguous U.S.), Butler National Golf Club, the Oak Brook Polo Club, and The Drake Oak Brook. There is no Metra stop inside the village, so this is a drive-first community with quick I-88, I-294, and I-290 access. Most addresses feed Butler School District 53 (K-8) and Hinsdale Township High School District 86, with Hinsdale Central regularly ranked among Illinois's top public high schools.

No municipal property tax
Commercial base subsidizes residential. Lowest combined commercial-and-residential rate among 34 DuPage communities.
Oak Brook Polo Club
Founded 1922 by Paul Butler. The Prince of Wales Field is still in play.
Oak Brook is laid out as a planned community: the residential blocks sit west and south of the village core in large, wooded subdivisions, while the commercial spine runs along 22nd Street / Cermak Road and the I-88 / Route 83 (Kingery Highway) interchange on the east side.
Oak Brook is, by design, a premium-tier suburb. The 2023 median household income is about $171,123 and the median age is 51.7, an executive-and-empty-nester skew that you can feel walking through any subdivision. The housing stock splits cleanly: large-lot custom homes (many on one-acre-plus parcels) west and south of the village, mid-rise condos and townhomes clustered near Oakbrook Center and along 22nd Street, and a smaller pool of golf-course-adjacent estates near Butler National and the polo grounds. Zillow's average Oak Brook home value is about $849,000 as of 2025, up roughly 6.7 percent year over year.
What people actually buy here is the combination: a short drive to a high-paying corporate job, a top-five-in-Illinois public elementary district, a Hinsdale Central diploma, the country's largest open-air mall as your grocery-and-errands hub, and a residential tax bill that does not punish you for any of it. Oak Brook has no municipal property tax, and its combined effective rate sits at the bottom of DuPage County thanks to the commercial base. Layer on the Polo Club, Butler National, The Drake's Polo Lounge, and Mayslake's wooded trails, and you get a suburb that quietly behaves like a private club.

How Oak Brook got here
The area was first settled in the 1830s as Fullersburg, named for early settler Ben Fuller. The modern village is the vision of Paul Butler, son of a Hinsdale dairy farmer, who in 1922 founded the Oak Brook Polo Club and over the next three decades assembled thousands of acres of farmland, polo fields, stables for 400 horses, and a private golf operation. By 1956 the club had 14 polo fields and games six days a week, briefly making Oak Brook the polo capital of the United States. The Village of Oak Brook was incorporated on February 21, 1958, with just one square mile and 103 residents, most of the land controlled by Butler himself.
Butler designed the village around low residential density and a powerful commercial tax base, a model that pulled in The Drake Oak Brook (a 1961 extension of the Chicago hotel) and Oakbrook Center, which opened in 1962 on a 160-acre site with Sears and Marshall Field's. McDonald's moved its world headquarters here in 1971 and stayed until 2018, when the company decamped for the West Loop. Butler National Golf Club, designed by George Fazio on the former York Country Club property, opened in 1974 and hosted the PGA Tour's Western Open from 1974 to 1990. The pattern still defines the village: a small residential population sheltered behind a deep commercial moat.
The questions buyers actually ask
The questions I get most from buyers shopping Oak Brook. If yours isn't here, text 224-385-8779, same-day reply.

If you’re cross-shopping the area, these are the places that border Oak Brook.
Your local agent
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
