Living in Lakemoor.
Lakemoor is a village in northeastern Illinois that straddles the Lake County and McHenry County line, with the bulk of its boundary wrapping around 89-acre Lily Lake. The village was platted in 1924 as a summer cottage colony and reincorporated under its present name in 1952, growing slowly until aggressive annexation along US-12 and IL-120 lifted the population past 6,000. Today about 6,182 residents live across 5.55 square miles of land, lake, and wetland margin, served by two distinct sets of school districts depending on which county side a property falls on. The village sits roughly 48 miles northwest of downtown Chicago and pairs lake access with a regional commercial corridor where US-12 and IL-120 carry more than 55,000 daily trips. There is no Metra station in Lakemoor itself; commuters drive a few miles west to the McHenry station on the Union Pacific Northwest line.

What it’s actually like to live here
Lakemoor lives close to the water. Lily Lake is the village's center of gravity, with a 10 horsepower motor limit and a no-wake rule between 9 p.m. and 10 a.m. that keep the lake quiet enough for kayaks, paddleboards, and small fishing boats targeting largemouth bass, bluegill, crappie, and perch. Day-to-day life leans on the US-12 corridor for groceries, gas, and chain dining, with a Buona Beef, a Speedway, and Sweet Melissa's Pizza and Pub among the recognizable stops, while bigger shopping trips run a few miles west to McHenry or south to Wauconda. The annual Lakemoor Fest at Morrison Park is the social high point of summer, anchored by a fireworks show over Lily Lake and a kids fishing derby.

How Lakemoor got here
A bit of history.
Lakemoor began as a resort plat in 1924, when developers Sampson and Sex laid out the first organized subdivision immediately west of the Lake/McHenry county line along what is now IL-120, marketing lots to Chicagoans as summer cottages with lake and beach rights on Lily Lake. The community first incorporated in 1938 as the Village of Lily Lake on the strength of part-time resident votes, but tax disputes led to its dissolution by election in 1943. After nearly a decade unincorporated, residents passed a fresh referendum in 1951 and the Illinois Secretary of State issued the certificate of incorporation for the Village of Lakemoor on July 8, 1952.
Growth was modest for the village's first four decades, with only 723 residents recorded at the 1980 census. The picture changed in the 1990s and 2000s as Lakemoor annexed substantial land along the US-12 corridor, pushing the village footprint east and south and pulling it deeper into both Lake and McHenry counties. The result is a village where the McHenry County portion holds the older lakefront core around Lily Lake while the Lake County portion captured most of the newer subdivision growth and the regional commercial corridor at US-12 and IL-120.

Your local agent
Joe knows Lakemoor
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
