About the community
Golf course frontage at one of Hoffman Estates' most attainable price points.
Huntington Club is an attached-housing condominium community on the near-north side of Hoffman Estates, in Cook County's Schaumburg Township, with addresses along Kenilworth Circle and Huntington Boulevard. The defining geographic fact is the golf course: Hilldale Golf Club, an 18-hole Robert Trent Jones, Sr. design that opened in 1971, wraps this pocket of the village, and Hoffman Estates Village Hall itself sits inside the course a few hundred yards away. The buildings date to the 1970s and very early 1980s, are small at four to eight units each, and sit on landscaped grounds with surface parking. Ground-floor units live like ranch townhomes with private entrances and patios, and upper units have private entries and balconies. It reads as a quiet, mature, low-density pocket rather than a new-build or luxury one, and it is one of the lowest-priced ownership entry points in the village.

What it’s actually like to live here
Huntington Club is what a well-aged 1970s condominium community looks like when the setting is better than the price suggests. The buildings are small, four to eight units each, spread across landscaped grounds on the winding stretch of Huntington Boulevard that the Hilldale golf course threads through. Ground-floor owners get private entries and patios that open onto lawn and, for some, fairway views. Upper-floor owners get balconies over the same grounds. Village Hall sits inside the same golf course a few hundred yards away, the park district's Triphahn Center with its two ice sheets and fitness floor is out on Higgins, and the library branch is on Hassell. For a buyer who wants a short, uncomplicated radius, most of the week's errands and recreation sit inside a mile.
The financial argument here is the assessment, and it is worth understanding before falling in love with a floor plan. The monthly fee covers water, gas, trash, insurance, exterior maintenance, landscaping, snow removal, and the clubhouse, and on some units it covers heat as well, which is why owners in the community routinely describe electric as their only recurring utility bill. That structure has two consequences. It makes the true monthly cost of ownership far more predictable than the sticker fee suggests, and it makes the fee look higher than communities where the owner pays their own gas and water. Compare total monthly outlay, not the assessment number in isolation. The community has also carried FHA project approval, which is a real and often decisive advantage for a first-time buyer at this price point, since many older condo associations do not.
The honest tradeoffs are the ones you would expect from buildings of this vintage. These are compact homes with no basements and surface parking rather than garages, so storage and winter car life require planning. Rules are not uniform across the community: pets are permitted in some units with a weight limit and prohibited in others, and rental rights reportedly require a period of ownership and a waiting list, so a dog owner or an investor needs to verify their specific unit rather than the community generally. Hoffman Estates has no Metra station of its own, so a downtown commuter drives to Schaumburg, Barrington, Palatine, or Arlington Heights, or uses the Pace express park-and-ride at Barrington Road and I-90. And with buildings now four to five decades old, a buyer should read the association's reserve study, budget, and any special assessment history with the same attention they give the unit itself.
The questions buyers actually ask
Huntington Club FAQ
The questions I get most from buyers shopping Huntington Club. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- The monthly assessment covers water, gas, trash, common insurance, parking, exterior maintenance, lawn care, snow removal, and the clubhouse, and some units include heat as well, so many owners are left with little more than an electric bill. Inclusions vary by building and unit, and some units carry a separate master association fee. Confirm the current assessment and the exact inclusions for the specific unit.
- What are property taxes like?
- Roughly $2,500 – $5,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Huntington Club condos or townhomes?
- It is a condominium community. Units are deeded condominiums in small one and two story buildings of roughly four to eight units each. Some ground-floor units live like ranch townhomes, with a private entrance and a patio, and some MLS neighborhood labels use the phrase townhomes and condominiums, but the ownership form recorded on the listings is condominium.
- What does the monthly assessment include?
- A lot. The association fee covers water, gas, trash, common insurance, exterior maintenance, lawn care, snow removal, parking, and the clubhouse, and some units include heat as well. Owners here commonly report that electric is their only separate utility bill. Because the exact inclusions vary by building and by unit, and because some units also carry a separate master association fee, ask for the current assessment and the fee-includes detail on the specific unit before you write an offer.
- Can I have a dog?
- Sometimes, and this is the single most common surprise in this community. Some units permit cats and dogs with a weight limit and a limit on the number of pets, and at least one listing indicates ground-floor units are the ones that allow dogs. Other units are recorded as no pets allowed. Do not assume. Confirm the pet rules for the exact unit and building with the association before you go under contract. Rental rights reportedly require a period of ownership and a waiting list, so investors should confirm those separately.
- What amenities does the association actually include?
- An outdoor community pool, a clubhouse, and a party room, plus professionally maintained grounds, snow removal, exterior maintenance, and guest parking. The Hilldale golf course wraps the community and several units overlook it, but the course is a public course and access is not an association benefit. Aggregator sites sometimes list tennis courts, elevators, or an exercise room for this subdivision; those appear to be rolled up from a separate neighboring building and should not be assumed.
- How is the commute, and is there a train?
- Hoffman Estates does not have its own Metra station. Downtown commuters drive to the Schaumburg station on the Milwaukee District West line into Union Station, or to Barrington, Palatine, or Arlington Heights on the Union Pacific Northwest line into Ogilvie. Pace also runs an express bus park-and-ride at Barrington Road and I-90 with free parking that connects toward the CTA Blue Line at Rosemont. By car, I-90 is the main artery, with Higgins Road, Golf Road, and Route 59 filling in locally, and O'Hare is roughly 14 miles away.
- What do homes here cost, and what are the property taxes like?
- Huntington Club is one of the more attainable ownership options in Hoffman Estates, which is a large part of its appeal. Rather than quote a price that goes stale, check the Market snapshot on this page, which pulls current list prices, recent sales, and days on market straight from the MLS. On taxes, Cook County assesses residential property at 10 percent of market value before the equalization factor and local rate, and effective residential rates in this part of northwest suburban Cook have generally run in the low 2 percent range of market value before exemptions. The Cook County Homeowner Exemption reduces the bill for owner-occupants proportionally more on a modestly priced condo. Check the Cook County Treasurer for the specific parcel.

Joe knows Huntington Club
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
