The commuter case is strong on the road side. Higgins, Golf Road, and Roselle Road feed quickly to the I-90 tollway toward O'Hare and downtown Chicago, and Woodfield's employment and retail core is a short hop east. The tradeoff is that the neighborhood is car-oriented, with no Metra station within walking distance, so rail commuters drive to a nearby station and the surrounding arterials carry real traffic even though the interior streets stay calm.

The honest caveats are age and taxes. These are 60-plus-year-old homes, so mechanicals, roofs, windows, and kitchens and baths vary widely by owner, which is why condition drives price far more than location here. Cook County's effective property tax rate is high, and that carrying cost should be underwritten up front.
