About the community

One of north Hoffman Estates' original single-family neighborhoods.

Winston Knolls is an established single-family neighborhood in the north end of Hoffman Estates, near the Palatine border, north of Algonquin Road (Route 62) and west of Ela Road. Local reporting calls it the first neighborhood built on the north side of town, developed largely from the late 1960s into the mid 1970s. The character is classic postwar suburban: curving streets, mature trees, sidewalks, and a mix of traditional home styles on generous lots. Two things stand out day to day: the Hoffman Estates Park District's Willow Recreation Center sits inside the neighborhood, and a grade school is within it too, so a lot of family life happens on foot.

What it’s actually like to live here

Winston Knolls reads as a quiet, family-oriented pocket of Hoffman Estates where a lot of daily life happens on foot. With the Willow Recreation Center, a park, a skate park, a dog park, and a grade school all inside the neighborhood, plus a trail across to the Paul Douglas Forest Preserve, residents can walk or bike to recreation without getting in the car. Longtime agents describe evening streets full of walkers and kids on bikes, and a pattern of people who grew up here returning as adults to raise their own families.

The value proposition leans on location and schools. Buyers get quick access to I-90 and Route 53, Metra service from nearby Palatine, and major retail at Woodfield, while sitting on larger, mature lots than most newer construction offers. The variety of floor plans, from ranches and split-levels to Cape Cods and two-stories, gives buyers options at different price points and life stages.

The honest tradeoffs are age and taxes. These are homes from the late 1960s and 1970s, so many will need or already show updates to kitchens, baths, roofs, and mechanicals, and floor plans reflect the era rather than open-concept modern layouts. Property taxes are meaningful, as they are across Cook County, so build the effective rate into every budget conversation. And because there is no mandatory HOA, upkeep and standards rely on individual owners and a voluntary civic association rather than enforced covenants.

The questions buyers actually ask

Winston Knolls FAQ

The questions I get most from buyers shopping Winston Knolls. If yours isn't here, text 224-385-8779, same-day reply.

What are property taxes like?
Roughly $9,000 – $15,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
Is there an HOA in Winston Knolls, and what does it cost?
There is no mandatory homeowners association. There is a voluntary Winston Knolls Civic Association with low annual dues that funds community events. Membership is optional, and there are no HOA-style assessments or architectural rules enforced through required dues. Confirm any deed restrictions on a specific home at closing.
What schools serve Winston Knolls?
The neighborhood is served by Palatine Community Consolidated School District 15 for elementary and junior high, and by Township High School District 211 for high school. Attendance boundaries can split a subdivision, so confirm the exact assigned schools for a specific address with CCSD 15 and District 211.
When were the homes built, and what styles are there?
Most homes date to the late 1960s through the mid 1970s. The neighborhood was built around several original floor plans, including ranches, split-levels, Cape Cods, and two-stories, generally around 1,600 to 2,400 sq ft, many with basements and most with a two-car garage.
What amenities are inside the neighborhood?
The Hoffman Estates Park District's Willow Recreation Center sits inside Winston Knolls, with a fitness center, a gym, racquetball courts, and a preschool. The grounds include Willow Park, a skate park, Bo's Run Dog Park, and outdoor tennis courts, plus a path that links toward the Paul Douglas Forest Preserve.
What do homes cost, and how is the market right now?
Pricing and pace change constantly, so this page pulls live figures. Check the Market snapshot tiles above for current active listings, recent sales, and typical pricing rather than relying on a fixed number. In general terms, Winston Knolls homes are competitively priced mid-size houses that tend to attract steady buyer interest.
What are property taxes like?
Expect a Cook County effective rate roughly in the mid-2 percent to about 3 percent of market value range, which is high by national standards. Your actual bill depends on assessed value, exemptions you qualify for, and any assessment appeal, so treat the rate as a planning guide, not a fixed amount.

Joe knows Winston Knolls

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
