The location is a genuine convenience story. You are next to the former Charlestowne Mall district, where Von Maur and Classic Cinemas still operate, a short walk from a neighborhood park, and minutes from downtown St. Charles, the Fox River, and the Foxfield and Geneva Commons shopping. For everyday errands and a night out, very little requires a long drive.
One honest note on the name: it is called Charlestowne Lakes, but the draw here is new low-maintenance construction and location, not a resort amenity package. Do not come expecting a private lake, a clubhouse, or a community pool, because those are not confirmed features of this development. What you are buying is a new, well-located, easy-to-own home in a strong school district, and on those terms it delivers.

Charlestowne Lakes is an active new-construction community, so the market has two layers: D.R. Horton's new homes setting the pricing, and early resales trading against them. Because it is new, attached, and in District 303, the buyer pool is deep for the price point, and homes move when they are priced in line with the builder's current inventory.
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
Real talk
Here is the honest version before you tour.
The name oversells the amenities. There is no confirmed private lake, clubhouse, or pool here, so if you are picturing a resort-style community, this is not that. It is new, low-maintenance townhomes in a great location and school district. Buy it for what it actually is, and you will be happy; buy it expecting water features and a clubhouse, and you will be let down.
It is attached, new-construction product, which comes with the usual tradeoffs. You share walls, you live with HOA rules and dues, and as an early owner in an actively building community you are buying next to ongoing construction and a builder who is still setting prices on unsold inventory. None of that is a dealbreaker, but go in clear-eyed about shared-wall living and the fact that the builder is your pricing competition for a while.
Taxes are the number to nail down, and it is genuinely hard to quote yet. This is brand-new construction, so the only tax figures floating around reflect land-only or partial assessments, not what a finished home will owe once fully assessed. Do not budget off an early low tax bill. Ask for an estimate of the fully-assessed tax on the specific home, because in St. Charles and Kane County that number will be a real monthly line item.
