Hunters Hill is a low-density subdivision of large custom and semi-custom homes on the far west side of the St. Charles area, roughly two miles north of Route 64 and just west of Brown Road, north of the historic hamlet of Wasco. Streets are Hunters Hill Drive, Hunters Ridge, Hunters Lane and Oak Hill Drive, and they bend and roll rather than grid, because the land does. Here is the detail most listings get wrong: homes carry a St. Charles 60175 mailing address, but Kane County property records place them inside the corporate limits of the Village of Campton Hills, in Campton Township, not the City of St. Charles. Everything is west of the Fox River and entirely within Kane County. Lots are acreage scale and highly variable, many in the one to one and a half acre range and some considerably larger, on private wells and private septic rather than municipal utilities. Several back directly to woods and to the Great Western Trail beyond.

Roughly 2,900 to 6,300 square feet, typically three to five bedrooms, with cedar and brick exteriors, three-car attached garages and walkout or lookout basements taking advantage of the slope.

Brown Road is the immediate north-south connector, Randall Road is roughly five miles east, and Route 47 is roughly five miles west. I-88 is about twenty minutes south and I-90 about twenty to twenty-five minutes northeast.

- Metra's Union Pacific West line to Ogilvie Transportation Center. The nearest stations are La Fox on Keslinger Road and Elburn, the line's western terminus, both roughly a ten to fifteen minute drive south. Geneva station, about twenty minutes southeast, carries the heaviest service. There is no Metra station in Campton Hills or Wasco.

LeRoy Oakes Forest Preserve with its Creek Bend Nature Center and Campton Forest Preserve, which permits equestrian use, are both Forest Preserve District of Kane County holdings a short drive away, and Campton Township's open space program has preserved over 700 acres locally including the historic Corron Farm.

- The Randall Road corridor through St. Charles, Geneva and Batavia carries the large-format retail and groceries. Downtown St. Charles along the Fox River and downtown Geneva's Third Street carry the boutique retail and restaurants, and Wasco itself is a couple of miles south for the basics.
- Hospital
- Northwestern Medicine Delnor Hospital at 300 Randall Road in Geneva is roughly eight to nine miles southeast with a full emergency department and adjacent medical office buildings. Northwestern Medicine Central DuPage Hospital in Winfield is the next-nearest full-service option.
What it’s actually like to live here
Hunters Hill reads less like a subdivision and more like a private road cut through a hardwood grove. The streets bend and roll rather than grid, the lots are measured in acres instead of feet, and the houses sit back far enough that you notice the trees before you notice the architecture. Most of these homes went up between the late 1980s and the late 1990s, in the era when St. Charles-area buyers wanted a big custom house on real land, so the plans are generous: three-car garages, walkout basements taking advantage of the slope, first-floor primary suites on several of them, and family rooms with tall windows aimed at the woods rather than at the neighbor. Several lots simply end at the tree line, and beyond the tree line is the Great Western Trail, the old rail corridor that runs from LeRoy Oakes in St. Charles all the way out to Sycamore. That is the whole amenity package, and for the people who buy here it is enough.
The address says St. Charles and the mail comes to 60175, but the governing body is the Village of Campton Hills and the township is Campton, which is worth understanding before you write an offer. Campton Hills incorporated in 2007 specifically to keep this part of Kane County from being absorbed and subdivided, and it has kept the lot sizes and the rural feel largely intact since. It runs its own police department and has been recognized as one of the safest municipalities in the state. It also levies no municipal property tax of its own, which means the tax bill here is a school district bill plus county and township lines rather than a school district bill plus a city. Children attend St. Charles District 303 schools, the same district serving the city itself, so families get the District 303 program without the city footprint.
The honest tradeoffs are real and buyers should hear them up front. These are private wells and private septic systems, not municipal water and sewer, which means periodic septic pumping, well pump and pressure tank replacement, and a water softener that actually matters. Nothing is walkable. There is no coffee shop, no grocery store and no park district pool at the end of the street. Wasco is a couple of miles south for the basics and the Randall Road corridor is a real drive east for anything larger. There is no Metra station in the village, so a downtown Chicago commute means driving ten or fifteen minutes to La Fox or Elburn and then riding the Union Pacific West line most of the way across the county. And these are homes with roughly thirty to thirty-five years on them: the bones and the lots are excellent, but kitchens, baths, roofs, mechanicals and septic fields are all in the window where a buyer should be budgeting rather than assuming. The people who love it here have made that trade knowingly, in exchange for an acre or more of woods, a trail out the back, and a school district they did not have to compromise on.
