Fox Mill is an established, upscale single-family community of roughly 688 homes on about 275 acres just west of St. Charles, with a St. Charles 60175 address inside the Village of Campton Hills. Developed from the mid-1990s and built out over the following decade-plus, it is known for large homes, generous open space, a competition-size pool and clubhouse, 5.5 miles of trails, and a distinctive set of streets named for American literary figures. Its signature draw is that Bell-Graham Elementary, a St. Charles District 303 school, sits right inside the community.

Fox Mill sits west of St. Charles off Route 64, a short drive from the Randall Road corridor and downtown St. Charles and Geneva.
Fox Mill draws move-up families and professionals who want space, good schools, and a real neighborhood feel without giving up proximity to the shops, dining, and riverfront of St. Charles and Geneva. The literary street names, the winding layout, the ponds, and the 5.5 miles of trails create a parklike setting, and Bell-Graham Elementary sitting inside the neighborhood means many kids walk or bike to school. The community center and pool are a genuine gathering hub rather than a token amenity.
Day to day, the rhythm is suburban and family-centered. Summers revolve around the pool and the Fox Mill Hurricanes swim team, and the association's event calendar (the July 4th bike parade, the 5K, Fox Millvinia, Fall Fest) gives newcomers easy ways to plug in. Homes are large and well-kept, lots are generous, and the Village of Campton Hills setting keeps the tone low-key and semi-rural.
The honest tradeoffs are commute and taxes. This is a car-dependent location with no Metra station in St. Charles, so rail commuters drive to Geneva, La Fox, or Elburn, and a downtown Chicago trip is a real undertaking. Kane County property taxes are high, meaningfully raising monthly carrying costs at this price point, and an HOA of this scale means dues and architectural rules. For families prioritizing schools, space, and amenities, those are usually the point rather than the problem.
