About the community

Established east-side St. Charles neighborhoods in District 303.

Cambridge, along with the adjacent Cambridge East, is an established single-family neighborhood on the east side of St. Charles in Kane County, off Route 64 toward Kirk Road and South Tyler Road. These are classic late-1970s-through-1980s subdivisions, with curb-and-gutter streets, sidewalks, mature trees, and a settled, owner-occupied character. They are often marketed together, share an English-place-name theme in their floor plans, and feed the same well-regarded St. Charles schools. This is not the same place as the newer Cambridge Lakes community in Pingree Grove, it is a distinct, more attainable foothold in the St. Charles market.

What it’s actually like to live here

Cambridge and Cambridge East offer a settled, unpretentious version of St. Charles living. These are established east-side neighborhoods where the trees are mature, the streets have sidewalks and streetlights, and most homes have been owner-occupied for years. For buyers, the appeal is straightforward, a foothold in the well-regarded District 303 school system and the St. Charles lifestyle at a more attainable price point than the city's newer or riverfront subdivisions, and usually without a big HOA assessment layered on top. The location is genuinely convenient, with Kirk Road, Route 64, and the Randall Road retail corridor all close, plus quick access to historic downtown St. Charles and the Fox River.

The honest tradeoffs come with the era. These are 1970s and 1980s homes, so floor plans can feel more compartmentalized than today's open concepts, and individual properties vary widely depending on how much each owner has updated kitchens, baths, mechanicals, and windows. A well-renovated home and a largely original one can sit on the same block, so condition-by-condition inspection matters more here than in a uniform new-construction subdivision.

The other practical realities are commuting and taxes. There is no in-town Metra stop, so rail commuters drive to Geneva on the Union Pacific West line and park, which is manageable but not doorstep-convenient. And like the rest of St. Charles, the effective property tax rate is meaningful, a normal cost of the schools and services that make the area desirable. For buyers who value an established location and District 303 access over new-build polish, Cambridge is a sensible, grounded choice.

The questions buyers actually ask

Cambridge FAQ

The questions I get most from buyers shopping Cambridge. If yours isn't here, text 224-385-8779, same-day reply.

What are property taxes like?
Roughly $8,000 – $12,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Is Cambridge in St. Charles the same as Cambridge Lakes?
No. Cambridge, and the adjacent Cambridge East, are established single-family neighborhoods on the east side of St. Charles in Kane County. They are unrelated to Cambridge Lakes, a separate and much newer master-planned community in Pingree Grove. This page is about the St. Charles neighborhoods only.
What school district serves Cambridge, and which schools?
The area is served by St. Charles Community Unit School District 303. Listing data commonly points to Wredling Middle School and St. Charles East High School, with an east-side elementary. Note that Fox Ridge Elementary, long tagged for this area, was closed as a neighborhood school in 2018 and repurposed, so confirm the exact elementary, middle, and high assignments for a specific address with District 303.
Is there an HOA or monthly dues?
No mandatory HOA or recurring dues could be verified for these subdivisions, which appear to be non-HOA neighborhoods typical of their era. Confirm HOA status and any special service area for a specific property on the seller's disclosure and title work.
When were the homes built and how big are they?
Primarily from the late 1970s through the 1980s. Homes generally range from smaller three-bedroom ranches and split-levels up to larger four- and five-bedroom two-stories.
How is the commute to Chicago?
By car, you have quick access to Kirk Road, Route 64, and connections south toward I-88. For rail, St. Charles has no Metra station, so commuters typically drive to the Geneva station on the Union Pacific West line for a direct ride to downtown Chicago.
What are prices and the current market like in Cambridge?
Cambridge is positioned as an attainable, mid-market St. Charles neighborhood within District 303. For current pricing, inventory, and market conditions, see the live Market snapshot on this page, which reflects up-to-date activity better than any static figure.

Your local agent

Joe knows Cambridge

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
