About the community
University Heights is an established single-family neighborhood in south-central Naperville, on tree-lined streets off Naperville Boulevard just south of 75th Street. Built out mostly from the early 1980s into the early 1990s by Anden Corp., it is a mature, settled community of midsize, competitively priced homes rather than new construction. Its biggest draw is the assignment to highly regarded Naperville Community Unit School District 203, feeding Naperville Central High School, at a mid-market Naperville price.

University Heights suits buyers who want an established Naperville neighborhood inside District 203 without the price of new construction or the largest estate homes. The population skews slightly older and more settled than Naperville overall, reflecting long-tenured owners alongside younger families moving in for the schools. It reads as a classic move-up neighborhood: three-to-five-bedroom homes on manageable lots, mature trees, quiet streets, and quick access to the 75th Street services corridor.
Day-to-day life centers on schools, parks, and the short drive to downtown Naperville's Riverwalk, restaurants, and the BNSF Metra station for Chicago commuters. Families value the District 203 assignment and Naperville Central, the proximity to Edward Hospital and its 75th Street health center, and the retail and dining within a few minutes. It is a car-oriented suburban neighborhood, not a downtown walk-to-train location.
The honest tradeoffs are the age of the homes and the taxes. Most were built about 40 years ago, so buyers should budget for updates such as roofs, mechanicals, kitchens, and windows, and expect a range of renovation levels across listings. Property taxes are high, as they are throughout Naperville and DuPage County, which raises the true monthly cost of ownership. Lots are modest at around a fifth of an acre, and the neighborhood offers established charm rather than resort amenities.
