About the community
Maplebrook is an established, mature single-family neighborhood on the south side of Naperville in DuPage County, along the West Branch of the DuPage River about 3.5 miles south of downtown. Developed in phases across the 1960s and 1970s, it comprises several related sections (Maplebrook, Maplebrook II, and Maplebrook East) of tree-lined streets and Colonial Revival, ranch, and split-level homes. It is served by sought-after Naperville District 203, and its signature amenity is the optional, member-owned Maplebrook II Swim and Racquet Club.

District 203
Naperville District 203, feeding Naperville Central High School, with elementary and junior high by section.
Mature, wooded lots
Tree-lined streets, established landscaping, sidewalks, curbs, and street lights.
1960s and 70s homes
Colonial Revival, ranch, and split-level homes roughly 1,250 to 3,545 sq ft, built about 1963 to 1978.
Light HOA
Small, mostly administrative homeowners associations that vary by section, not a large master fee.
Edward Hospital close
Edward Hospital sits nearby on the same South Washington Street corridor.
Maplebrook sits on the south side of Naperville along South Washington Street, about 3.5 miles from downtown and near the 75th Street retail corridor.
Maplebrook attracts families and established households who want top-tier Naperville District 203 schools, mature tree-lined streets, and quick access to downtown Naperville without the price of newer construction. The optional Maplebrook II Swim and Racquet Club gives the neighborhood a genuine social anchor, a place where families gather for swim team, tennis, pickleball, and summer events, which is unusual and valuable for a subdivision of this era. The area feels settled and quiet.
Day to day, the location is a strong point. You are minutes from Edward Hospital, the 75th Street shopping corridor, forest preserves and the DuPage River trail, and about 10 to 15 minutes from downtown Naperville's Riverwalk and the BNSF Metra line into Chicago. Commuters get two nearby BNSF stations plus fast access to I-88 and Route 59.
The honest tradeoff is home age. These are 1960s and 1970s houses, so a buyer should expect original or partially updated homes and budget for eventual big-ticket items such as roofs, windows, HVAC, kitchens, and baths. Floor plans are traditional rather than open-concept. Note also that not every section is served by the same elementary and junior high or the swim club, so buyers who care about a specific school or the pool should confirm the boundary for the exact address.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
Schools serving Maplebrook
Homes in Maplebrook are most often zoned to Naperville Central HS. Open a school to see its area, the district, and every home for sale that feeds it.
School assignment is derived from the school the MRED listing agent entered and is not a guarantee. Always verify current attendance boundaries with the district before writing an offer.

Your local agent
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
