About the community

A mixed single-family and townhome community on the south side of Lakemoor.

The Pines of Lakemoor is an early-2000s residential subdivision on the south side of the Village of Lakemoor in far-northwest Lake County, south of Route 120 and east of Darrell Road. It was built largely from 2001 to 2005 by William Ryan Homes and combines detached single-family homes with attached townhomes along curving, sidewalk-lined streets. The mix is the defining feature: a family can buy a four or five bedroom house with a yard and a basement, while a first-time buyer or downsizer can pick up a townhome and hand the lawn and snow to the association.

What it’s actually like to live here

The Pines of Lakemoor suits buyers who want an attainable, low-drama suburban base in the far-northwest corner of Lake County. Inside the subdivision you get sidewalks, streetlights, a park and playground, walking trails, and ponds, so daily life leans quiet, kid-friendly, and self-contained. The two product types mean the neighborhood works for a range of buyers at once, from young families in the larger single-family plans to first-time buyers and empty-nesters in the townhomes.

The honest tradeoffs are commute and taxes. This is genuinely outer-ring: there is no Metra station in Lakemoor, so a Chicago commuter drives to Fox Lake, Ingleside, or McHenry first, and a car is a given. Lake County's property-tax load is real and worth underwriting carefully, especially against the lower-tax McHenry County communities just to the west.

Schools deserve homework here. District assignment is not uniform across the village and can differ block to block, with homes commonly mapped to Wauconda CUSD 118 but other parts of Lakemoor in Big Hollow SD 38. For the right buyer, though, the value is strong: newer-than-teardown early-2000s construction, two ways to own, water and park amenities, and a price band that stays within reach for the corridor.

Your local agent

Joe knows The Pines of Lakemoor

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
