About the community
Living in Prairie View.
Prairie View sits in southern Lake County's Vernon Township, tucked between Lincolnshire to the east, Buffalo Grove to the south and west, and Vernon Hills to the north. It is an unincorporated community rather than a formal municipality, so its boundaries weave around neighboring villages that have annexed parcels over the decades. The community is best known for its Metra station on the North Central Service line, which puts riders 32 miles from Chicago Union Station, and for sending students to Lincolnshire-Prairie View School District 103 and Adlai E. Stevenson High School District 125. Half Day Road (IL Route 22) and US 45 / Milwaukee Avenue frame the area, with quick access to Half Day and Wright Woods forest preserves along the Des Plaines River. The result is a quiet, walkable pocket with a commuter rail stop, name-brand schools, and the 60069 ZIP address it shares with Lincolnshire.

What it’s actually like to live here
Housing in Prairie View is a mix of older homes along the original Easton Avenue and Main Street grid and newer subdivisions like Krisview Acres, built in the 1990s on former farmland. Because the community sits inside the 60069 ZIP code shared with Lincolnshire, listings tend to carry Lincolnshire address pricing, with median home values in the 60069 area meaningfully above the Illinois average. Lot sizes vary from compact in-fill parcels in the old community to larger suburban lots in the post-1990 subdivisions, and most addresses are within a short walk or drive of the Metra platform.
Daily life leans heavily on the Metra and the Stevenson corridor. Commuters walk or drive a few blocks to the Prairie View station for North Central Service trains to O'Hare Transfer and Chicago Union Station. Families anchor around District 103's three schools (Sprague, Half Day, and Daniel Wright) before moving up to Stevenson High School, all within the immediate area. Weekends pull residents to Half Day Forest Preserve and the Des Plaines River Trail, with Lincolnshire's office campuses, Vernon Hills retail, and Mellody Farm just a few minutes away on Milwaukee Avenue.

How Prairie View got here
A bit of history.
Prairie View grew up around an early Vernon Township school district whose roots trace back to 1836, when Laura B. Sprague opened the first school in Lake County in her home, with early settler Daniel Wright among the petitioners who organized the district. The original village core sat along Easton Avenue and Main Street, where roughly 28 homes were built piecemeal between the late 19th century and the early 1980s. The community took its identity from the Vernon Township government, which was historically headquartered in Prairie View, and from its stop on the rail line that would later become Metra's North Central Service.
Over the latter half of the 20th century, the surrounding villages of Lincolnshire, Buffalo Grove, and Vernon Hills grew outward and annexed portions of Prairie View, leaving the community divided into two unincorporated sections. A modern subdivision of roughly 50 homes called Krisview Acres was built on former farmland in the 1990s, expanding the housing stock alongside the original streets. Today the northern section contains the Prairie View Metra station and sits adjacent to Adlai E. Stevenson High School, while the area continues to share schools, services, and a ZIP code with Lincolnshire.

- What are the property taxes like?

- What is the housing like in Prairie View?
- Housing is a mix of original homes along Easton Avenue and Main Street built between the late 19th century and the early 1980s, plus a 1990s subdivision called Krisview Acres on former farmland. Because Prairie View shares the 60069 ZIP code with Lincolnshire, listings often carry Lincolnshire-area pricing well above the Illinois average.
- Is Prairie View a village or part of Buffalo Grove?
- It is an unincorporated community in Vernon Township. Over the years, portions of the original community have been annexed by Lincolnshire and Buffalo Grove, but Prairie View itself has not been entirely absorbed into any one village, so it remains divided into two unincorporated sections.

Your local agent
Joe knows Prairie View
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
