Niles sits in Cook County in Chicago's near-northwest suburbs, split between Maine and Niles townships and bordered by Chicago and well-known suburbs, with Milwaukee Avenue running diagonally through its center.
Daily life in Niles centers on its established residential neighborhoods, the Niles Park District system, and the Golf Mill Shopping Center, a 1.1-million-square-foot mall that opened in 1960 and anchors retail in the village with anchor stores, specialty shops, dining, and an AMC theater. The free Niles courtesy bus, which traces back to 1972, runs routes that stop at major shopping centers, public facilities, and within a short walk of nearly every residence, with transfer points at Golf Mill Mall and Village Crossing Shopping Center. The village also operates several human-services facilities, including Niles Family Services, the Niles Senior Center, and the Niles Family Fitness Center.
Recreation is a strong part of village life, with the Niles Park District operating parks, programs, and the Tam O'Shanter Golf Course, a 9-hole public course on the North Branch of the Chicago River that once hosted PGA Tour events. Summer concerts covering a range of musical styles are held at the Leaning Tower of Niles, the village's signature landmark beside the Leaning Tower YMCA. The community also has a notable Assyrian population and is home to St. Adalbert Cemetery, the largest in the Archdiocese of Chicago by burials and the resting place of Chicago Bears founder George Halas.

How Niles got here
Joseph Curtis settled the area that became Niles in 1827, followed by John Dewes in 1831 and a wave of German immigrants in the early 1830s, and the settlement was originally called Dutchman's Point in reference to those German settlers. There is no definitive account of how the village got its name, with one story tracing it to the Niles' Weekly Register newspaper published by Hezekiah Niles and another to Niles, Michigan, whose soldiers reinforced nearby Fort Dearborn during the Black Hawk War. Niles Township was organized at a meeting at the North Branch Hotel on April 2, 1850. The village of Niles was formally incorporated by the state of Illinois on August 24, 1899, with a population of about 500 at the time.
A point of pride for residents is the Leaning Tower of Niles, a half-size replica of the Leaning Tower of Pisa built in 1934 by industrialist Robert Ilg as part of a recreation park for his employees, standing beside what is now the Leaning Tower YMCA. Like neighboring Skokie, Park Ridge, and Glenview, Niles grew rapidly after World War II and the Korean War as returning veterans started families and former farms and nurseries were redeveloped into housing. The village had only 3,500 residents in 1950, but its population tripled within five years and reached 18,863 by 1962, peaking at 31,432 in 1970. Niles was named an All-America City in 1964, and it grew further by annexing nearby unincorporated areas, most importantly the land that became the Golf Mill Shopping Center.

Your local agent
Most agents will list anything. I focus on the communities I actually know, and the details that determine resale value here aren't in the MLS write-up: which lots back to open space, which streets carry the most consistent demand, which floor plans buyers ask for by name, and what each HOA actually covers.
When you're ready to tour or list, you want someone who's walked the streets, talked to the residents, and read the last 50 closed comps in this market specifically. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
