About the community
Moser Highlands is one of Naperville's original postwar subdivisions, part of the larger Highlands area that developer Harold Moser began building in the mid-1950s as the first large commercial subdivision in the city. It sits on Naperville's east and southeast side in DuPage County, close to downtown and the DuPage River corridor, with a mature, established character of winding streets, large lots, and grown trees. Original mid-century ranches and split-levels are now mixed with newer custom infill builds, and it is served by the sought-after Naperville District 203, feeding Naperville Central High School.

Moser Highlands appeals to buyers who want an established, walkable Naperville address without the price of a brand-new subdivision. Many residents are families drawn by District 203 schools and the short hop to downtown Naperville and the Riverwalk, along with move-up buyers and empty nesters who value mature trees, larger lots, and a quiet, settled street feel over cul-de-sac uniformity. It is the kind of neighborhood where people walk to dinner downtown, bike the river trail, and know their neighbors.
The honest tradeoff is home age. The original housing stock dates to the 1950s and 1960s, so a portion of homes are true mid-century ranches and split-levels that may need updating in kitchens, baths, and mechanicals. Buyers should budget for renovation on original homes or pay a premium for one already updated or rebuilt. Because there is no HOA, exterior upkeep and architectural variety are left to individual owners.
The upside of that same age is location and land. These are close-in Naperville lots that newer far-flung subdivisions cannot replicate, which is exactly why the area has seen steady teardown-and-rebuild activity, with custom homes reaching well above $600,000. Buyers here are effectively choosing location, lot, and school district first, then deciding whether to renovate, rebuild, or buy already updated. Naperville and DuPage County taxes are high, so model the full carrying cost per address.
