Carillon is a gated, age-restricted active-adult community in Plainfield, about a mile south of I-55 on Weber Road. It is a large master-planned community of nearly 2,100 homes across 16 neighborhoods, organized under a master association plus individual neighborhood sub-associations. It is widely credited as the first active-adult community in the Chicago area, launched in 1989 by the Cenvit/Cenvil development company and completed by Cambridge Homes in 2001. Today it lives as an established, amenity-rich, resort-style community with mature landscaping, gated entries, and a settled resident base. One point worth stating up front: Carillon is not a Del Webb community, that is Sun City in Huntley, and it is separate from Carillon Lakes in Crest Hill and Carillon in Grayslake.

What it’s actually like to live here
Carillon is built around an easy, low-maintenance active-adult lifestyle. The associations handle much of the exterior grind, with lawn care and snow removal contracted at the neighborhood level, so residents trade yard work for time on the pickleball and tennis courts, in the pools, in the woodshop or ceramics studio, at bocce and shuffleboard, or in one of the many clubs and social groups the community runs year round. The gated entries, staffed gatehouse, and private patrols are a genuine draw, and the adjacent 27-hole public course means golf is a short cart ride away without the community having to own and subsidize it.
The honest tradeoffs are worth stating plainly. This is an older active-adult community, not a Del Webb build despite the resemblance, with homes dating from 1989 to 2001, so expect mature but aging housing stock and budget for updates to kitchens, baths, roofs, and mechanicals. The cost of the lifestyle shows up monthly: a master association fee plus a separate neighborhood fee, and what those cover, especially lawn and snow, differs by neighborhood, so two similar-looking homes can carry different obligations. Golf is pay-to-play, not bundled into dues.
The age restriction is both the core of the value and the core of the limitation. It keeps the community quiet, adult-oriented, and consistent, which is exactly what most buyers here want, but it also narrows the resale pool to qualifying 55+ buyers and limits who can live in the home full time.
