About the community
A gated 55+ active adult community inside Naperville.
Carillon Club is an age-restricted community in southwest Naperville, just north of 95th Street and about a half mile west of Route 59, in Wheatland Township, Will County. It was built between roughly 2006 and 2017 by Cambridge Homes, a D.R. Horton brand, so the entire community is post-2005 construction with no legacy housing stock and no builder inventory left. Everything orbits an 18,000 square foot clubhouse behind a manned gate, with four distinct product lines running from elevator condos to detached single-family homes. Compared with the huge Chicagoland 55+ communities out in Huntley or Plainfield, this one is deliberately mid-sized, and the trade for that scale is a Naperville address.

What it’s actually like to live here
Carillon Club solves a specific Naperville problem. Plenty of people who raised families here want to stay near their kids and grandkids but are done with a half-acre lot, a two-story colonial, and a snowblower. Most of the region's large 55+ communities are twenty or thirty miles out. This is the version of that lifestyle you can have without leaving the area you already know, a mile from the grocery store you already shop at and a short drive from the Riverwalk. That proximity is the whole thesis, and it is what residents tend to cite first.
Day to day, the community runs on its clubhouse. A full-time lifestyle director and a resident planning committee keep a calendar that includes more than thirty clubs, fitness classes most mornings, a summer concert series, an annual pig roast, and chartered bus trips. Residents describe it as opt-in rather than obligatory: you can be at the ballroom four nights a week or you can walk the paths with your dog and never sign up for anything. The gated entrance and the maintenance package make it a genuine lock-and-leave for snowbirds and frequent travelers. There is an indoor lap pool for January, an outdoor pool for July, and a separate grandkids' pool and playground so visiting family has somewhere to go.
The honest tradeoffs are real. Assessments are meaningful, especially in the elevator condo buildings, and they sit on top of a Will County Naperville tax bill that is not small. Lots are tight, so if you want space around you, you are shopping the perimeter and paying for it. The golf is three holes and a putting green, not a course, so a serious golfer will still be buying a membership somewhere else. The homes are now roughly ten to twenty years old and entirely resale, which means condition varies enormously between units and mechanical age is a live inspection issue. And the age restriction cuts both ways: it delivers the quiet and the peer group people come for, but it permanently narrows the resale buyer pool.
Market trends
Why this market moves the way it does
Carillon Club is four different markets sharing one gate. An elevator condo, a ranch townhome, a larger townhome, and a detached home are not comparable products, and their assessments, buyer pools, and price bands all differ. Layer on a ten-year construction span and wide variation in whether a home has been updated since delivery, and condition ends up driving value here as much as square footage does.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- Product line
- Condo, ranch townhome, larger townhome, and detached each trade in their own band with their own buyer. Compare like to like.
- Assessment level
- Detached homes carry the lowest assessment and the condos the highest. A buyer underwrites the payment, not just the price.
- Single-level living
- Main-level primary suites and true single-story plans are the product this buyer pool actually wants, and they hold value best.
- Basement or no basement
- Some plans have one and some do not. It is one of the biggest value swings between otherwise similar homes.
- Condition and vintage
- Original 2007 finishes and renovated kitchens sit side by side in the same model. That gap shows up directly in price.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
Confirm the county and the tax picture yourself. This community sits in Wheatland Township, Will County, even though the address says Naperville and at least one national portal mislabels it DuPage. The Will County portion of Naperville generally sits at the higher end of the city's range. Senior exemptions matter here more than almost anywhere else, and they do not transfer from the seller, so the tax line on a listing is often a poor predictor of what you will actually pay in year one.
Read the governing documents on the age restriction rather than trusting any website's summary, including this one. How many occupants must meet the age minimum, the rules for a younger spouse, the rules for adult children, and any guest-stay limits are all set by the recorded declaration. If a specific living arrangement matters to you, get the current documents before you write an offer.
The assessment ranges published online disagree with each other, and none of them are authoritative. That is not sloppiness, it is because separate associations govern the different product types. Do not budget off a range you found on an aggregator. Get the actual figure for the actual unit, along with what it covers, because exterior and mechanical responsibility is drawn very differently for a condo owner than for a detached homeowner here.
One piece of advice
“If you want the 55+ lifestyle without leaving Naperville, there is not much competition for what this community does. The clubhouse is genuinely the center of the place, and the lock-and-leave maintenance package is the real product. Three things to nail down before you commit: get the exact assessment for the exact unit and what it covers, read the current age-restriction rules rather than a summary, and remember the seller's tax bill does not come with the house because senior exemptions do not transfer.”
The questions buyers actually ask
Carillon Club FAQ
The questions I get most from buyers shopping Carillon Club. If yours isn't here, text 224-385-8779, same-day reply.
- Does only one resident need to be 55 or older?
- Yes. Only one person living in the home needs to be 55+. Spouses and partners under 55 are fine. The 55+ rule is about the household, not every individual.
- Can my kids and grandkids visit?
- Yes. Family can visit and stay as often and as long as they want. Carillon Club's 55+ status governs who lives there full-time, not who comes by for the holidays.
- What does the HOA actually cover?
- Dues cover lawn care and landscaping, snow removal, gated entry operations, the clubhouse and fitness center, the indoor and outdoor pools, the courts, the three-hole golf course and putting green, walking paths, common areas, management, and reserves. Assessments vary widely by product type because there are separate associations: detached homes generally pay the least, ranch townhomes sit in the middle, and the elevator condo buildings pay the most because the association maintains far more of the structure. Confirm the assessment and exactly what it covers for the specific unit.
- When was Carillon Club built?
- Cambridge Homes (a D.R. Horton brand) built the community between 2007 and 2016. Cambridge Homes (a D.R. Horton brand) stopped new construction in 2016, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
- Is Carillon Club really a 55+ community, and what does that mean in practice?
- Yes. The association describes itself as an active adult community for those at least 55 years old, and it is consistently listed as age-restricted. What the restriction means in practice, meaning how many occupants must meet the age minimum, the rules for a younger spouse, the rules for adult children, and any guest-stay limits, is set by the recorded governing documents, and those documents are the only authority. Ask for the current declaration and rules before you write an offer.
- Which county is it in? I have seen both Will and DuPage.
- Will County, Wheatland Township. The community sits between 87th Street and 95th Street west of Route 59, and 87th Street is the Will and DuPage line in Naperville, so Carillon Club is roughly a half mile inside Will County. At least one national portal mislabels it DuPage. The address geocodes to Wheatland Township, Will County, and the tax bill comes from Will County, which matters because the Will County portion of Naperville generally carries a higher effective rate.
- What do the HOA dues cover, and why do they vary so much between listings?
- Dues cover lawn care, landscaping, snow removal, gated entry, the clubhouse and fitness center, both pools, the courts, the three-hole golf course, walking paths, common areas, management, and reserves. They vary because separate associations govern the different product types. Detached homes pay the least, ranch townhomes are in the middle, and the elevator condo buildings pay the most because the association maintains far more of the structure. Always confirm the assessment and exactly what it covers for the specific unit, since exterior and mechanical responsibility is drawn differently for each.
- What amenities are actually on site?
- The center of the community is an 18,000 square foot clubhouse with a ballroom and catering kitchen, a fitness center, an aerobics and dance studio, art, craft, and ceramics studios, a library, billiards, and card rooms. Outdoors there is a heated indoor lap pool and spa, a heated outdoor pool, a separate grandchildren's pool, a playground, a three-hole par-3 golf course and putting green, tennis, pickleball and bocce courts, horseshoe pits, community garden plots, walking paths, and ponds. A full-time lifestyle director and a resident committee run more than thirty clubs and a year-round event calendar.
- Who built it, and is there any new construction left?
- Cambridge Homes, which had been acquired by D.R. Horton in 1999 and operated under the Cambridge name until September 2010. Construction ran from roughly 2006 to 2017, so earlier phases carry the Cambridge badge and later phases were sold as D.R. Horton. Everything is resale now and there is no builder inventory left, which means condition and update level vary a great deal from home to home and the inspection matters.
- What do homes cost here, and how is the market moving?
- Prices vary widely by product line, from the smallest elevator condo to a larger detached home with a finished basement and a pond view, and condition swings values further because some homes still carry original finishes from delivery. Joe knows Carillon Club
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
