About the community

A resort-style Del Webb 55+ community in southeast Aurora.

Lincoln Prairie by Del Webb is a new-construction, age-restricted 55+ active adult community in the far southeast section of Aurora, near Eola Road and Wolf's Crossing Road, developed by Del Webb, the active-adult brand of PulteGroup. Del Webb announced it in 2022 as its first new community in the greater Chicago area in more than 15 years, with first residents moving in around 2023 and the main amenity center opening later that year. The character is resort-style, low-maintenance, single-level ranch living built around a large clubhouse and an active social calendar. Homes are still being actively built and sold, so buyers find a mix of new-construction and resale opportunities.

What it’s actually like to live here

Lincoln Prairie is built for buyers who want to trade a big yard and a to-do list for time. The pitch is low-maintenance, single-level living: the association handles the lawn, the landscaping, and the snow, and the clubhouse handles the social life. With a full-time lifestyle director and a deep bench of clubs, fitness classes, and events, from pickleball and aqua aerobics to book clubs, cards, and live music, it is an easy community in which to arrive as a stranger and quickly build a circle.

The location earns its keep on convenience. You are minutes from the Route 59 shopping and dining corridor, Fox Valley Mall, and Chicago Premium Outlets, close to two major hospital systems, and near both I-88 and the busiest suburban Metra station for trips into the city. For a 55+ buyer who still wants Naperville-area amenities without a Naperville-sized house, the trade works well.

The honest tradeoffs: this is an age-restricted community, so it will not suit multigenerational households or anyone who wants children living full time on site. Monthly association dues are a real, ongoing cost on top of the mortgage and taxes. The community is still building out, which means construction traffic and unfinished sections in some phases for now, there is no golf on site, and the newer product generally prices above older 55+ communities nearby. Will County property taxes are not low, though senior exemptions can soften the bill.

The questions buyers actually ask

The questions I get most from buyers shopping Lincoln Prairie by Del Webb. If yours isn't here, text 224-385-8779, same-day reply.

Does only one resident need to be 55 or older?
Yes. Only one person living in the home needs to be 55+. Spouses and partners under 55 are fine. The 55+ rule is about the household, not every individual.
Can my kids and grandkids visit?
Yes. Family can visit and stay as often and as long as they want. Lincoln Prairie by Del Webb's 55+ status governs who lives there full-time, not who comes by for the holidays.
What does the HOA actually cover?
Lincoln Prairie has a mandatory homeowners association. Reported dues for detached homes are in the neighborhood of the mid-$300s a month, and coverage includes lawn care and landscaping, snow removal, periodic driveway seal-coating, and full access to and upkeep of the clubhouse and common areas. What are property taxes like?
Roughly $11,000 – $15,000 per year, depending on home size and value. Will County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.

Your local agent

Joe knows Lincoln Prairie by Del Webb

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
