Ivanhoe reads the way a good 1970s subdivision reads fifty years on. The trees have won. What was raw graded land when the first Canterburys and Nottinghams went up is now a canopy neighborhood of curving streets and courts, with the deep, irregular lots developers laid out before land got expensive enough to make lots rectangular. The Arthurian street names are the kind of period charm buyers either find endearing or ignore entirely. The practical draw is more mundane and more durable: Jonas E. Salk Elementary sits on King Arthur Way, inside the subdivision, which means a real walk-to-school neighborhood in a town where most kids ride. Ivanhoe Park adds a playground, tennis courts, and sand volleyball a short trip away.

The location is the strongest argument. Ivanhoe sits near the intersection of Bolingbrook's two main corridors, Route 53 running north and south and Boughton Road running east and west, which puts the Promenade, Boughton Road retail, the I-355 interchange, and the hospital within a few minutes of the driveway. For anyone whose life is organized around a car, this is close to ideal suburban positioning: groceries, a Level II trauma center, big-box retail, and two interstates all inside a tight radius, with none of them running through the neighborhood itself. The absence of an HOA is the other quiet selling point. No dues, no assessment increases, and no architectural committee telling you what color to paint the front door.

The tradeoffs are real and should not be sanded off. First, the commute: Bolingbrook has no Metra station, so a downtown Chicago commuter is looking at a drive to Romeoville or Lemont on the weekday-only Heritage Corridor, a longer drive to the Route 59 BNSF station for better frequency, or the Stevenson. That is a genuine constraint Naperville and Downers Grove do not have. Second, age: these are homes built mostly between 1971 and 1980, and the mechanical and envelope realities of that vintage apply, including original panels, aluminum branch wiring in some stock, cast iron drain lines, and forty-year-old sewer laterals. Third, no HOA cuts both ways, since there is no association enforcing standards and the street presents as whatever individual owners choose. Fourth, Will County property taxes are high in absolute terms and should be modeled honestly into any monthly payment.

Pace bus routes 755 and 834 provide connections. For drivers the position is excellent: I-355 is reached at Boughton Road and I-55 runs through the south end of the village.
