Tall Grass is an upscale, master-planned community in southwest Naperville, in the Will County portion of the city (ZIP 60564), generally south of 95th Street and west of Route 59. It is a community of roughly 1,080 single-family and townhome residences organized around ponds, walking trails, and a central amenity campus with a clubhouse, pool, and tennis. The neighborhood was developed from the late 1990s into the mid-2000s, with a median build year around 2002. Its signature draw is that highly rated Indian Prairie District 204 schools sit right inside the community.

Tall Grass reads as a forever-home neighborhood for families who want space, top-rated schools, and an active, amenity-rich HOA without leaving the Route 59 conveniences behind. The homes are mature move-up houses with the square footage, high ceilings, and now well-established landscaping that buyers coming out of starter homes are looking for. Daily life for many households orbits the clubhouse and pool on Deering Bay Drive: summer mornings belong to the Tall Grass Lightning swim team, and the HOA keeps a steady calendar of coffees, book groups, and social clubs that give the place a real neighborhood feel.
Location is a practical selling point. The Route 59 corridor puts groceries, big-box retail, and restaurants minutes away, the Metra BNSF Route 59 station makes a Chicago commute feasible, and Edward Hospital plus District 204 schools round out the everything-close appeal. The four-mile greenway trail, ponds, and connected parks mean recreation is built into the layout rather than an afterthought.
The honest tradeoffs are cost, taxes, and home age. Will County Naperville property-tax bills are steep, commonly $14,000 or more a year and often resetting higher after a purchase, so budget for them alongside the mortgage. HOA dues add a monthly cost that is modest for single-family owners but meaningful for townhome owners. The Route 59 corridor that makes life convenient is also congested at peak times, and the housing stock is now around 20 years old on average, so many homes show early-2000s finishes and may need kitchen, bath, or mechanical updates.
