About the community
A small Pulte pocket with a 33-acre community park across the street.
Ashwood Pointe is a compact single-family subdivision in far southwest Naperville, in Wheatland Township, Will County. Pulte Homes developed and built it from roughly 2014 through 2017 on a few curving streets, Fraser Circle, Birch Lane, Silver Bell Court, and Heartleaf Lane, laid out around stormwater ponds at 248th Avenue, south of the bend in Wolf's Crossing Road. It is a separate community from Ashwood Park and Ashwood Creek to the south, with its own association and no Ashwood Club membership. What defines daily life here is not an amenity Pulte built but the one that arrived later: Wolf's Crossing Community Park, a 33-acre Naperville Park District park, opened at the neighborhood's edge in 2020 and 2021.
At a glance
Single-builder Pulte community
Developed and built by Pulte Homes from roughly 2014 through 2017, so the streetscape is consistent and the landscaping has grown in.
Four-bedroom two-story plans
Documented Pulte plans here include the Newberry, Greenfield, Clayton, New Castle, Hilltop, Riverton, and Westchester.
Ponds through the site
Several stormwater ponds sit within and adjacent to the neighborhood, and some homes back to water.
Low annual HOA
Recent listings report roughly $550 to $590 per year, covering common areas, entry monumentation, and the 248th Avenue privacy fence.
Wolf's Crossing Community Park at the edge
33 acres with a splash pad, a challenge course, pickleball and tennis courts, sand volleyball, a sled hill, and about 1.4 miles of trail.
Indian Prairie District 204
The district's own subdivision list assigns Ashwood Pointe to Peterson Elementary, Scullen Middle, and Waubonsie Valley High School.
Waubonsie Valley, not Neuqua Valley
Neuqua is physically closer, but District 204 draws boundaries to balance enrollment and this is a Waubonsie Valley house.
Will County side of Naperville
Effective rates in the 60564 ZIP generally run higher than the DuPage side of the city.

What it’s actually like to live here
Ashwood Pointe is what happens when a national builder gets a good infill parcel in a town that had mostly run out of them. Pulte came into far southwest Naperville in 2014, laid out a few curving streets around a set of stormwater ponds, and filled them with four-bedroom two-stories on a manageable footprint. The result is a neighborhood that feels finished rather than sprawling. You can walk the whole thing in twenty minutes. The homes were built close enough together in time that the streetscape is consistent, and far enough back now that the landscaping has grown in. Buyers who come here usually want District 204 and a home built this century, and are willing to trade a downtown Naperville address for both.
The single best thing about the location is something Pulte did not build. Wolf's Crossing Community Park opened at the neighborhood's doorstep in 2020 and 2021, and it is not a token subdivision playground. It is a 33-acre Naperville Park District community park with a splash pad, the district's first challenge course, four dedicated pickleball courts plus four lit tennis courts lined for pickleball, basketball, sand volleyball, a sled hill, roughly 1.4 miles of looping trail, and a pavilion. For a subdivision whose association charges a few hundred dollars a year and owns no clubhouse, having that across the street is a real substitution. Peterson Elementary is a short walk or a very short drive, and the errand loop to Wheatland Marketplace and the Route 59 corridor is quick.
The honest tradeoffs are three, maybe four. First, high school. Ashwood Pointe is assigned to Waubonsie Valley, not Neuqua Valley, even though Neuqua is physically closer, and that surprises buyers who assumed a south Naperville address meant a Neuqua feeder. Worth knowing before you write an offer rather than after. Second, taxes. This is the Will County side of Naperville and the effective rate here runs at the higher end of the city's range, which meaningfully changes the monthly payment relative to an equivalently priced home elsewhere. Third, distance. There is no walkable Metra, and the drive to the Route 59 station is fifteen to twenty minutes on a road that does not love rush hour, so a daily downtown commute is a real cost. And fourth, because this is a compact single-builder subdivision, the plan mix is limited and homes come up for sale infrequently, so buyers who want in should be ready to move when something lists.
The questions buyers actually ask
Ashwood Pointe FAQ
The questions I get most from buyers shopping Ashwood Pointe. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- This is a light association. Pulte's original disclosure listed dues of $443 per year billed annually, covering community common areas, the entry monumentation, and the privacy fence along 248th Avenue. Recent listings report assessments in the range of roughly $550 to $590 per year. There is no clubhouse, pool, or fitness center, and dues do not include lawn care or snow removal on your own lot. Confirm the current assessment and the managing agent with the association before closing.
- What are property taxes like?
- Roughly $13,000 – $16,000 per year, depending on home size and value. Will County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Ashwood Pointe built?
- Pulte Homes built the community between 2014 and 2017. Pulte Homes stopped new construction in 2017, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- What schools serve Ashwood Pointe?
- Indian Prairie School District 204. The district's own published subdivision list assigns Ashwood Pointe to Danielle-Joy Peterson Elementary School for grades K-5, Thomas G. Scullen Middle School for grades 6-8, and Waubonsie Valley High School for grades 9-12. Peterson is less than a mile away. Boundaries can change, so verify with District 204 for a specific address before you rely on the assignment.
- Isn't Neuqua Valley closer? Why is this a Waubonsie Valley neighborhood?
- Neuqua Valley is closer as the crow flies, roughly 1.75 miles versus about 3 miles to Waubonsie Valley. District 204 draws high school boundaries to balance enrollment across three high schools rather than by distance, and Ashwood Pointe falls on the Waubonsie Valley side of that line. Nearby Ashwood Creek does feed Neuqua Valley, which is one reason the confusion persists in this part of town. If a specific high school matters to your family, confirm the assignment for the exact address with the district.
- Is there an HOA, and what does it actually pay for?
- Yes, and it is a light one. Pulte's original disclosure listed dues of $443 per year billed annually, covering community common areas, the entry monumentation, and the privacy fence along 248th Avenue. Recent listings show assessments in the range of roughly $550 to $590 per year. There is no clubhouse, pool, or fitness center in Ashwood Pointe, and dues do not include lawn care or snow removal on your own lot. Always confirm the current assessment and what it includes with the seller's disclosure.
- Do Ashwood Pointe residents get to use the Ashwood Club?
- Assume no. The Ashwood Club, with its clubhouse, two pools, kiddie pool, sport courts, fitness room, and indoor gym, serves Ashwood Park and Ashwood Creek, which are separate subdivisions about one to two miles south with their own associations. Ashwood Pointe is a separate Pulte community with its own HOA and no clubhouse. What Ashwood Pointe has instead is Wolf's Crossing Community Park right at its edge, which is public and free.
- What do homes cost, and how is the market right now?
- Rather than quote a number that goes stale, check the Market snapshot tiles on this page. They pull live from the MLS and show current active listings, recent sold activity, and pace. What is stable is the character: Ashwood Pointe is a single-builder Pulte community of four-bedroom two-stories built between 2014 and 2017, and it has historically been one of the more attainable ways into a recently built home inside District 204 and the 60564 ZIP, well below the custom-built Ashwood Park and Ashwood Creek nearby.
- What is the commute like, and how are the property taxes?
- The nearest Metra is the Route 59 station on the BNSF line, about five and a half miles north, which is a fifteen to twenty minute drive depending on Route 59 traffic. Interstate 88 is roughly seven miles north and Interstate 55 roughly six miles south. On taxes, Ashwood Pointe sits in Will County, and effective rates in the 60564 ZIP generally run in the neighborhood of 2.1 to 2.4 percent of market value, higher than the DuPage side of Naperville. Homestead and senior exemptions change an individual bill, so look up the specific parcel through the Will County Supervisor of Assessments before you budget.

Joe knows Ashwood Pointe
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
