Harmony Grove is a single-family subdivision of nearly 400 homes on the south edge of Naperville, north of 111th Street and east of Route 59 in the Book Road corridor. It is inside the incorporated City of Naperville but in Will County and Wheatland Township rather than DuPage, which is the detail that catches the most buyers by surprise. Built out from roughly 1995 to 2001, primarily by Kamin Builders with custom homes by Dirilten Builders and others, it was laid out with the assumptions of that moment: generous square footage, four and five bedrooms, three-car garages and lots big enough to hold them. The streets curve rather than grid, they wrap two ponds and a stream corridor, and there are sidewalks the whole way to Kendall Elementary and Pradel Park.

What it’s actually like to live here

Harmony Grove is what south Naperville looked like when it was still being invented. The subdivision went up in the back half of the 1990s on farmland that Route 59 had not yet fully commercialized, and it was built for space: four and five bedrooms, formal living and dining rooms, three-car garages and lots big enough to hold them. Twenty-five-plus years later the trees have caught up to the houses, which is the single biggest thing separating a place like this from newer subdivisions further south and west. The streets curve rather than grid, they wrap two ponds, and there are sidewalks the whole way to Kendall Elementary and Pradel Park. For a household with elementary-age kids, that walk is the amenity, and it is worth more than a pool.

The social fabric is unusually intact for a subdivision of this size. The association is self-managed rather than farmed out to a management company, it publishes its own covenants and governing documents, and it still throws a September block party at the park with food trucks and games. The flip side of a self-managed, document-heavy association is that it enforces. There is an architectural review process, a fence covenant, a solar and energy policy, a formal rules and regulations packet, and a leasing restriction added by amendment. If you want to paint the front door an unusual color, put up a fence, add panels, or buy the house as a rental, read the documents first. On the other side of the ledger, dues are billed by the year rather than the month, so nobody is paying for amenities they do not use.

The honest tradeoffs are geographic and fiscal. Will County means a higher effective tax rate than the DuPage side of the same city, and at this price point that difference is not trivial. Route 59 is convenient right up until it is not, since the corridor carries serious volume and 95th Street at rush hour is a known choke point. The Metra station sits at the north end of that corridor rather than around the corner, so this is a car-first commute in a way that the older neighborhoods near downtown Naperville are not. And because the housing stock is late 1990s, buyers should expect the first generation of replacement mechanicals, roofs and kitchens on any home that has not already been updated, since some have been done twice and some have not been touched at all.
