About the community
Walk to the grade school, the library, and the sports complex.
Woodlake is a mid-1990s subdivision in far south Naperville, tucked into the northeast quadrant of Route 59 and 95th Street. Curved streets, cul-de-sacs, sidewalks, and several retention ponds that give a good number of homes a water view. The housing mix is unusually wide for one subdivision name, from two-story detached homes to ranch-style duplexes and attached townhomes, which keeps the price ladder broad. Its defining feature is what sits within a few blocks: an elementary school on the north edge, and a high school, a public library branch, and a large park district sports complex directly across 95th Street.
At a glance
Grade school on the north edge
Welch Elementary is close enough that walking to school is realistic for much of the subdivision.
Indian Prairie District 204
Neuqua Valley High School is directly across 95th Street and was named a National Blue Ribbon School in 2024.
Mixed housing types
Two-story detached homes, ranch-style duplexes, and attached townhomes coexist within a few blocks.
Will County, not DuPage
The 60564 ZIP spans both, but this pocket is south of the county line, in Wheatland Township.
Library branch across 95th
The 95th Street Library, community plaza with splash pad, and Frontier Sports Complex are all a short walk south.
Retention ponds and water views
Several streets back to ponds, which is a real feature on the resale side.
Not every plan has a basement
Some homes were built on a slab or crawl, so treat below-grade space as a per-address question.
HOA depends on the home
Many detached homes carry no association fee, while attached homes and duplexes do.

What it’s actually like to live here
Woodlake's daily rhythm is set by what sits within a few blocks of it. Welch Elementary is on the northern edge, close enough that walking to school is genuinely realistic for much of the subdivision. Cross 95th Street and you reach Neuqua Valley High School, the 95th Street Library branch, a community plaza with a splash pad and fitness court, and the Frontier Sports Complex with its skate facility, pickleball courts, softball fields, and trail network. The Fry Family YMCA is a short drive east. Very few Naperville subdivisions put that many public facilities inside a fifteen minute walk, and for families with school-age kids that is the strongest single argument for the neighborhood. Inside the subdivision, Cantore Park handles youth baseball and playground duty, and the retention ponds give a good number of homes a real water view off the back patio.
The housing is honest about what it is. These are 1990s production homes on modest lots, most under a quarter acre and some quite narrow. The mix is unusually varied for a single subdivision name, with two-story detached homes, ranch-style duplexes, and attached townhomes within a few blocks of each other, which keeps the price ladder wide but means the streetscape is not uniform. Not every plan has a basement, which surprises buyers coming from other Naperville neighborhoods. These homes are also now roughly thirty years old, the age where roofs, furnaces, water heaters, and original windows all come due at once. Many have already been renovated and some have not, and the gap between an updated Woodlake home and an original one is significant.
The tradeoffs are mostly location-driven. Route 59 borders the subdivision on the west and 95th Street on the south, and both are busy arterials, so perimeter homes trade quiet for convenience. That corridor gets genuinely congested at rush hour and at school dismissal, and Neuqua Valley next door is one of the largest high schools in Illinois, which is a plus for program depth and a minus if you want a small-school experience. There is no private clubhouse, pool, or gate here, so the amenities are public, shared with surrounding neighborhoods, and funded through your tax bill. On that note, the Will County location carries a somewhat higher effective tax rate than the DuPage side of Naperville, which is part of the price of the address. Commuters should also be clear-eyed that the Route 59 Metra station is a drive rather than a walk, and it is the busiest boarding station in the system, so parking strategy matters.
The questions buyers actually ask
Woodlake FAQ
The questions I get most from buyers shopping Woodlake. If yours isn't here, text 224-385-8779, same-day reply.
- What's the typical closing timeline?
- 30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
- Is Woodlake in DuPage County or Will County?
- Will County, in Wheatland Township. This confuses people because the 60564 ZIP code spans both counties. The City of Naperville's own township information puts the DuPage and Will line at 87th Street in this part of town, and Woodlake sits well south of that. Census geocoding and the MLS county field both confirm Will County. Practically, that means your assessor is the Wheatland Township Assessor and your tax bill comes from the Will County Treasurer.
- Is there an HOA, and what does it cost?
- It depends on which home you buy. Detached single-family listings in Woodlake have shown no association fee at all in MLS records. The attached homes and duplexes on the western streets do carry monthly assessments, and reported figures vary widely, which is typical when several housing types share one subdivision name. No single master association website or management company for Woodlake could be verified, so confirm the assessment, what it covers, and the association's reserve position for the specific address before you write an offer.
- What schools serve Woodlake?
- Indian Prairie School District 204. Welch Elementary is on the subdivision's north edge for grades K through 5, and Neuqua Valley High School is directly across 95th Street, named a National Blue Ribbon School in 2024. The middle school assignment needs verification: the district's published feeder pattern shows Welch feeding Scullen Middle School, but some MLS records list Crone Middle School instead. Attendance boundaries also change over time, so confirm the current assignment with District 204 directly before buying on the basis of a school.
- Do the homes have basements?
- Not all of them. At least some Woodlake plans were built on a concrete perimeter foundation with no basement, which is confirmed in MLS records for the subdivision. If below-grade space matters to you, treat it as a per-address question and verify it on the listing sheet rather than assuming based on the neighborhood or the era.
- What is the commute like?
- Route 59 runs along the western edge and is the main north-south route, connecting to I-88 roughly six miles north for the Naperville, Warrenville, and Oak Brook office corridors. For downtown Chicago, the Metra BNSF station at Route 59 is the closest option, a short drive north. It is the busiest boarding station in the Metra system, with weekday paid parking and free parking evenings and weekends, so a parking plan matters. Downtown Naperville's BNSF station, which also serves Amtrak, is the other choice about six miles north.
- What do homes cost here, and what are property taxes like?
- Rather than freeze a number into a sentence, check the Market snapshot on this page, which pulls current MLS data for Woodlake. What is worth knowing structurally is that Woodlake spans an unusually wide range for one subdivision, from smaller attached and duplex units at the entry end up to larger detached two-stories with pond frontage, so the typical price depends heavily on which product type you are looking at. On taxes, this is a Will County bill, and effective residential rates in the Will County portion of Naperville have generally run in the range of roughly 2.0 to 2.4 percent of market value, modestly above the DuPage side of town. Verify with the Wheatland Township Assessor and the Will County Clerk for a specific parcel.

Joe knows Woodlake
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
