Emerson Park is a townhome community on the far southwest side of Naperville, just north of 95th Street off Wolf's Crossing Road. M/I Homes opened it in March 2017 with a plan for 156 townhomes across 31 buildings, and construction ran through about 2021, so the community is sold out from the builder and everything trading now is resale. The homes are three-level attached plans from M/I's Uptown series, all with attached two-car garages. The appeal is straightforward: a young, low-maintenance home inside one of the region's most established suburbs, at a price point detached housing in the same school district does not reach.

That draws a mix of first-time buyers priced out of detached District 204 housing, downsizers who want to stay in the district, and professionals who would rather not spend a Saturday on a mower.

The location trade is real and worth being straight about. You are on the far southwest edge of the city, which buys you Wolf's Crossing Community Park a few minutes away, 33 acres with a splash pad, pickleball, sled hills, and a trail network, plus a short drive to Naperville Crossings and the 95th Street library. What it does not buy you is a walkable downtown or a quick train. Downtown Naperville and the riverwalk are a car trip, and the Route 59 Metra station is roughly five miles north. M/I originally sold the location partly on a Pace shuttle to that station, and Pace currently lists that route as suspended, so a rail commuter here should plan on driving and parking.

The other honest tradeoff is the product itself. These are attached homes with shared walls, small private outdoor space, and no clubhouse or pool to justify a larger assessment. Buyers who want a fenced yard for a dog or a full basement for storage should look at the detached subdivisions nearby instead. One thing worth surfacing early: this address feeds Waubonsie Valley High School, not Neuqua Valley, which surprises people who assume a 60564 address means Neuqua. Neuqua is physically closer, but the district's own subdivision list is explicit, and boundaries can be redrawn, so confirm before you write an offer.
