If you are looking for that sweet spot where new-construction value meets small-town quiet, the Pingree Grove and Hampshire corner of western Kane County is hard to beat. This stretch was farmland a generation ago, and you can still feel it in the open horizons and the working fields just past the subdivisions. Pingree Grove went from about 124 residents in 2000 to more than 10,000 by 2020, one of the fastest-growing communities in Illinois, and most of that growth is bright, modern housing built for families who want space without the price tag of the closer-in suburbs.
The anchor here is Cambridge Lakes, a master-planned community of nearly 2,500 homes set across more than 1,100 acres, with a dozen lakes, miles of walking and bike trails, a big community center with pools and a gym, ballfields, and an on-site charter school. Hampshire itself keeps the historic, walkable downtown character that newer subdivisions cannot manufacture. Together the two give buyers a real range: newer townhomes and single-family homes in the planned neighborhoods, plus established and semi-rural options closer to town.
Commuting works better than people expect for how far out it feels. Interstate 90 and U.S. Route 20 both run nearby, putting downtown Chicago roughly 45 miles southeast, and Metra's Milwaukee District West Line ends at the Big Timber Road station in Elgin, the closest rail option, with a one-seat ride into Union Station. This is the area to look at when you want more home, good schools, and room to breathe, without giving up a path into the city.

The school
Hampshire's high-school roots run deep, with classes tracing back to 1838 in downtown Hampshire. All Hampshire schools joined Carpentersville-based District 300 in 1948, and a combined Hampshire High School and Middle School opened in 1952 with just 105 high school students. As the surrounding area boomed, the district built an entirely new Hampshire High School in 2008 on 103 acres of former farmland, and it remains the newest high school in District 300. The old building became the middle school.
The Whip-Purs compete in the IHSA Fox Valley Conference. Football is the historic standout, with state championships in 1976, 1979, and 1995, and the varsity cheer squad won a state championship in 2015. The girls programs have also reached the state stage in basketball and soccer.
