About the community

New-construction living on the northwest edge of Kane County.

Prairie Ridge is a large, master-planned community on the north and east sides of the Village of Hampshire in far-northwest Kane County, developed by Crown Community Development as a Crown Signature Community. Crown handles the land, roads, and common areas, while production and semi-custom builders deliver the homes in separate neighborhoods; active and recent builders include Ryan Homes, D.R. Horton, and Silverthorne Homes. Homes here run from roughly 2017 and 2018 and continue to sell and build today, so buyers can often choose a floor plan, a lot, and some finishes rather than competing only for resales. The community mixes single-family homes, both ranch and two-story, with a separate section of townhomes.

What it’s actually like to live here

Prairie Ridge suits buyers who want a brand-new or nearly new home with modern finishes at a price point that is hard to find closer in to Chicago. Because it is a production-builder community still under construction, a buyer can often choose a floor plan, a lot, and some finishes rather than competing only for existing resales, and the mix of ranch homes, two-story homes, and townhomes lets first-time buyers, families, and downsizers all find a fit within one neighborhood. The community feel is classic new-suburban: sidewalks, street lights, a playground, walking paths, and young families with wide-open former-farmland surroundings.

For commuters, the draw is I-90. The tollway interchange is a short drive south via Route 47, which opens a straight route east toward Elgin, Schaumburg, O'Hare, and the city, and west toward Rockford. Everyday shopping runs to the Randall Road corridor and Route 47 retail in Huntley, and Northwestern Medicine Huntley Hospital is the closest full-service hospital.

The honest tradeoffs are the tradeoffs of any far-edge new community. Hampshire is genuinely at the outer ring of the metro, so daily-errand retail, the nearest Metra station, and the hospital are a drive away rather than around the corner, and a downtown Chicago commute is a long one even with I-90 close. Living in an active build-out means nearby construction and future phases changing the streetscape for a few years. Kane County taxes are meaningful, with the added possibility of a Special Service Area assessment on newer sections, so underwrite the monthly cost carefully rather than judging on list price alone.

The questions buyers actually ask

Prairie Ridge FAQ

The questions I get most from buyers shopping Prairie Ridge. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Prairie Ridge is a governed community with a homeowners and master association typical of Crown developments, funding upkeep of entrances, common landscaping, stormwater detention areas, and neighborhood commons. The townhome section carries its own higher monthly assessment that additionally covers exterior, lawn, and snow maintenance. Because dues differ by product and builder phase, and newer Hampshire sections can carry a Special Service Area levy tied to infrastructure, confirm the current dues, what they cover, and any SSA line item for the specific home.
What are property taxes like?
Roughly $7,500 – $13,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Prairie Ridge built?
Crown Community Development; homes by Ryan Homes, D.R. Horton, and Silverthorne Homes built the community between 2018 and 2026.
What's the typical closing timeline?
45 to 90 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 90.
Who builds the homes in Prairie Ridge?
The community is developed by Crown Community Development, with homes built by Ryan Homes, D.R. Horton (including the townhomes), and Silverthorne Homes. Different builders work in different neighborhoods within the larger community, so floor plans and price points vary by section.
Is it single-family only, or are there townhomes?
Both. There are single-family homes in ranch and two-story plans, plus a separate section of two-story townhomes. That range lets first-time buyers, families, and downsizers find a fit within one community.
Is new construction still available?
Yes. Prairie Ridge has been actively building and selling from the late 2010s into the 2020s, so new-construction homes are often available alongside resales. Availability changes, so confirm current inventory with the builders.
What school district serves Prairie Ridge?
Community Unit School District 300, with Hampshire-area schools including Hampshire Middle School and Hampshire High School. The assigned elementary depends on the exact address, so confirm every assignment with District 300's official address lookup before you rely on it.
Is there an HOA, and are there a pool or clubhouse?
Yes, there is a homeowners and master association, and townhomes carry a separate, higher assessment. Amenities clearly in place include a park and playground and walking and bike trails. If a pool, clubhouse, or courts matter to you, confirm with the builder whether those are built and open or still planned, and confirm current dues.
What do homes cost and how is the market right now?
Prairie Ridge is positioned as attainable new construction, with townhomes priced below the single-family homes. Pricing and market pace change constantly, so check the live Market snapshot on this page for current prices, inventory, and how quickly homes are selling.

Your local agent

Joe knows Prairie Ridge

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.

Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
