About the community
A large, amenity-rich master-plan in far-northwest Kane County.
Cambridge Lakes is a roughly 1,164-acre master-planned community in Pingree Grove developed by Cambridge Homes from the mid-2000s, planned for close to 3,000 homes across single-family, duplex, townhome, and condo product, plus a dedicated 55+ enclave. Two things define it: an unusually large amenity package for the price point, a 30,000 sq ft community center with three pools, extensive ball fields, a skate park, 12 lakes, and 5.2 miles of trails, and a public charter school inside the community. It was named best overall suburban community in greater Chicagoland at the 2007 Key Awards and still has active new construction from D.R. Horton today.

Cambridge Lakes reads as a value-oriented, family-heavy community with genuinely large amenities for the money. Its scale means a wide buyer mix: first-time buyers and young families drawn by affordable new and near-new construction, move-up families in the larger single-family plans, and active adults in the Carillon 55+ enclave. The community center with three pools and a gym, the ball fields and skate park, the 12 lakes and five-plus miles of trails give day-to-day life a recreation-forward, kid-friendly rhythm, and the on-site public charter school is a real differentiator.
Daily life is suburban and car-centric. Most errands run along Randall Road to the east or toward Huntley to the west, and I-90 is the spine for commuting and regional trips. The community still has active new construction from D.R. Horton, so some neighborhoods keep a newer, still-building feel while the mid-2000s sections are fully mature with grown landscaping.
The honest tradeoffs are commute and taxes. There is no Metra station in Pingree Grove, so rail commuters drive to Elgin-area stations, and downtown Chicago is a real haul at roughly 45 miles. Kane County property taxes run high, an effective rate near 2.6 percent, so the tax bill is the single biggest carrying cost to model per address.
