What it’s actually like to live here

If you want to be social, you'll find your people here. If you want to be left alone, you can be. There are active clubs, golf leagues, and a full social calendar, but no one's pressuring you to show up. It's the kind of community where you can dial it up or dial it down depending on the season of life you're in.

The resident mix is part of why it works. Snowbirds, full-time retirees, and pre-retirees who are still working, there's someone here at every stage. You're not the only person at your age or schedule.

The vibe varies by pocket. Quieter cul-de-sacs feel different from the busier streets near Del Webb Boulevard. Golf course homes have their own character. Estate-style enclaves trade a few square feet for more privacy. Most homes land in the 1,500 – 2,000 sqft range, which happens to be the resale sweet spot.

Models & resale

Del Webb Sun City Huntley floor plans worth knowing

Floor plan choice matters more in Sun City than in most subdivisions because the resale premiums between models are real money. The plans below are the most-traded SINGLE-FAMILY ranches you'll see in the listings above. Sun City also has a townhome / villa product line we don't show layouts for, but if you're shopping townhomes specifically, ask a Subdiview agent and they'll send the layouts that match the listings you're considering.

2,015 sqft

The Adler is a 2,015 sqft estate plan with a 25x20 great room and a 14x13 kitchen, generous square footage by Sun City standards. The optional bedroom 3 / den flex space is the differentiator; finished-basement Adlers are rare and command a real premium.

Resale note · Estate-tier resale. Finished basements + optional bay windows widen the spread.

Massive 22x27 living room with the kitchen-dining-laundry triangle on the south side. Primary suite has a 9x9 walk-in closet and a 10x9 primary bath. The flex room off the primary works as a second bedroom, office, or sitting room depending on the buyer.

Resale note · The 22x27 living room is the headline feature buyers tour for. Lot orientation affects light considerably.

The Gaylord is a 1,130 sqft Classic plan, plan number 19111. Smart compact layout with the kitchen open to the great room, a master suite with W.I.C., and a second bedroom that doubles as an office. Optional patio adds outdoor footprint without the maintenance of a larger lot.

Resale note · Smaller-footprint Classics turn fastest of any plan group. Updated kitchens drive the price spread.

Square footage, room dimensions, bed and bath counts, optional features, elevation choices, and any modifications by previous owners can all change what the home looks like in person. Market trends

Why this market moves the way it does

Del Webb Sun City Huntley is a closed system. Pulte stopped building in 2012 so every transaction today is a resale, there's no new construction backstop pulling buyers away from existing inventory. That, plus a buyer pool that knows exactly what it's shopping for, is why the good homes go fast and the rest sit until something specific gets fixed.

What holds value

The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

Construction
All ranch-style, built between 1999 and 2012 by Pulte Homes. No new construction; every sale is a resale.
Resale sweet spot
1,500 – 2,000 square feet, three bedrooms preferred. That bracket has the deepest buyer pool and the shortest days on market.
Basements
About 10% of homes have one, most are finished. A basement adds a real and durable premium in this market.
Lot premium
Backing to open space, a pond, or the golf course is worth roughly $15–25K at resale. Backing to another house is fine but doesn't appreciate the same way.
Most-renovated rooms
Kitchens, bathrooms, and flooring, in that order. Mid-2000s builds with original finishes are where the value plays live.
Typical close
30–45 days from accepted offer to keys. Cash deals close in 2 weeks; conventional financing tracks closer to 45.

Real talk

Who shouldn’t buy here

Most agent pages won't tell you this, but here's the honest version.

The buyers who regret moving to Del Webb are usually the ones who fell in love with the amenities first and didn't think hard enough about the drive to family. If your kids and grandkids are over an hour away, you're going to feel that on holidays, worth being honest with yourself about that before you commit.

Also: if you're picking a home near the high school, you'll hear Friday night football games in the fall. Some people love it. Some regret it. Drive by on a Friday in September before you make an offer.

One piece of advice

Tour the amenities before you tour homes. Most buyers focus on the house and forget that the lifestyle the amenities make possible is half of why people move here. Spend an hour at the clubhouse, walk the golf course, see who's at the pool. That hour will tell you more about whether Sun City is right for you than any home tour will.

The questions buyers actually ask

Del Webb Sun City Huntley FAQ

The questions I get most from buyers shopping Del Webb Sun City Huntley. If yours isn't here, text 815-355-0582, same-day reply.

Does only one resident need to be 55 or older?
Yes. Only one person living in the home needs to be 55+. Spouses and partners under 55 are fine. The 55+ rule is about the household, not every individual.
Can my kids and grandkids visit?
Yes. Family can visit and stay as often and as long as they want. Del Webb Sun City Huntley's 55+ status governs who lives there full-time, not who comes by for the holidays.
How much is the HOA?
Single-family homes are $159 per month. townhomes and condos are $375 per month. Townhomes and condos add exterior maintenance, lawn care, common insurance, and snow removal.
What does the HOA actually cover?
Clubhouse access, exercise facilities, pools, and garbage pickup. Hundreds of clubs and ongoing programming included, no extra fees to use the gym, pools, or attend most events.
What are property taxes like?
Roughly $2,000 – $10,000 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Del Webb Sun City Huntley built?
Pulte Homes built the community between 1999 and 2012. There are 5,000+ homes total. Pulte Homes stopped new construction in 2012, so every sale today is a resale.
What's the typical closing timeline?
30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
Are basements common in Sun City Huntley?
No, only about 10% of homes have one. Basements were a Pulte option, not a default. Basement homes carry a real resale premium, and most that exist have been finished. If a basement matters to you, plan to compete for the home.
Can I bring my golf cart?
Yes, and you should. Sun City is golf-cart friendly throughout the community. A lot of residents use a cart as their everyday way to get to the clubhouse, the course, the pools, and around the neighborhood without driving a car.
Is the golf course private or public?
It's a semi-private course, residents have priority access and reduced rates, and outside play is allowed under specific conditions. If you're a serious golfer, the resident benefits make membership worth it. If you only play occasionally, you can pay per round.
What floor plans hold their value best?
Three-bedroom plans in the 1,500–2,000 sqft range are the resale sweet spot, they have the deepest buyer pool. Homes with finished basements, golf-course or open-space lots, and the larger estate plans also command premiums. I'm happy to pull the resale data on any specific model you're considering.
How fast does inventory move?
Median days on market sits around 18 days as of right now, but well-priced homes in the resale sweet spot can go in under a week. The good ones don't sit. If you see something you like and it's already been on the market for two weeks, that usually tells you something specific is off about it.

Your local agent

Why work with Joe on a Sun City home

Most agents will list anything. I focus on the communities I actually know, and Sun City Huntley is one of them. I can tell you which floor plans hold their value, which lots back to open space, which streets get the Friday-night football noise, and which homes have hidden basement upgrades that won't appear in the MLS write-up.

Recently I helped a buyer find an off-market home in Sun City that saved them almost $20,000 off the typical purchase price. We found it before it ever hit the MLS, no listing-agent involvement, much cleaner negotiation. That kind of access takes relationships and time in the community. It's exactly what you want from a local agent who works this market regularly.

How we found it: a direct mail campaign I run inside Sun City, targeting the exact home profile this buyer wanted. One letter got opened by an owner who was thinking about selling but hadn't listed yet. That's the kind of process that surfaces deals other buyers never see.
