Most agent pages won't tell you this, but here's the honest version.

The buyers who regret moving to Del Webb are usually the ones who fell in love with the amenities first and didn't think hard enough about the drive to family. If your kids and grandkids are over an hour away, you're going to feel that on holidays, worth being honest with yourself about that before you commit.

Also: if you're picking a home near the high school, you'll hear Friday night football games in the fall. Some people love it. Some regret it. Drive by on a Friday in September before you make an offer.

One piece of advice

Tour the amenities before you tour homes. Most buyers focus on the house and forget that the lifestyle the amenities make possible is half of why people move here. Spend an hour at the clubhouse, walk the golf course, see who's at the pool. That hour will tell you more about whether Sun City is right for you than any home tour will.

Three-bedroom plans in the 1,500–2,000 sqft range are the resale sweet spot, they have the deepest buyer pool. Homes with finished basements, golf-course or open-space lots, and the larger estate plans also command premiums. I'm happy to pull the resale data on any specific model you're considering.
How fast does inventory move?
Median days on market sits around 18 days as of right now, but well-priced homes in the resale sweet spot can go in under a week. The good ones don't sit. If you see something you like and it's already been on the market for two weeks, that usually tells you something specific is off about it.
Can I put up a fence in Sun City Huntley?
Yes, but only in the rear privacy area of detached homes, and the design rules are specific. Fences top out at 48 inches (four feet) tall, cannot extend past the two outermost sidewalls of the house, and can only run about 12 feet back from the rear foundation unless you have an unusually deep lot (60 feet or more to the back line) and get a board variance. Allowed materials are wrought iron, steel, aluminum, or vinyl, colored to match the house, the trim, black, bronze, or white. Chain link and horizontal split-rail fencing are not allowed, and attached-product (townhome and duplex) lots cannot have a fence at all. You need both an HOA Application for Change and a Village of Huntley building permit before installing. Invisible underground pet fencing is allowed too, as long as the buried line stays at least 6 inches inside the lot line.
Can I plant a vegetable garden or flowers?
In the detached-home neighborhoods, yes. Vegetable gardens are allowed in your rear privacy area, though fruit-bearing plants like tomatoes, peppers, and cucumbers have to stay in back and are not permitted in the front or side yards. Annual flowers under 36 inches tall can go in the privacy area with no approval needed; anything taller, or any garden outside the privacy area, needs HOA approval and a Neighbor Review Form. In the attached-home (townhome) neighborhoods, in-ground vegetable gardens are not allowed, but you can grow vegetables in containers on your patio or deck and swap plants in an existing landscape bed with approval. There are also seasonal community garden plots you can rent through Member Services if you want growing space beyond your own lot.
