Wheatland South is an established single-family neighborhood along 103rd Street just east of Route 59, carrying a Naperville 60564 mailing address while sitting in Wheatland Township, Will County. Most of it is unincorporated rather than inside the City of Naperville corporate limits, which is the single most important thing a buyer needs to understand here. Platted and built out from the mid-1970s into the mid-1980s, it predates the subdivision boom that filled in the fields around it, and what that left behind is roughly half-acre lots, forty and fifty year old trees, varied elevations instead of a repeating builder palette, and no homeowners association at all.

What it’s actually like to live here
This neighborhood was laid out when 103rd Street ran between working farm fields and Route 59 was a two-lane county highway, and the bones of that era are still the whole appeal. Half-acre lots instead of quarter-acre ones. Oaks and maples big enough to actually shade a driveway. Split-levels and bi-levels with real basements, garden sheds, and room for a boat or a camper. Streets that curve because of where the old field lines ran rather than because a master plan said so. Neighbors tend to be long-tenured, homes change hands less often than in the newer subdivisions across Route 59, and the buyer is usually someone who did the math and decided the land and the school district were worth taking on a house with some age on it.
The tradeoff that defines Wheatland South is jurisdictional. The mailing address says Naperville, the buses say Indian Prairie 204, and the shopping is the same Route 59 corridor everyone else uses. But the water usually comes from a private well, the waste usually goes to a private septic field, and the roads are plowed by the Wheatland Township Road District. Those cut both ways. On the plus side there is no municipal property tax levy, no association, no dues, and considerably more freedom about outbuildings, fences, and what you park on your own half acre. On the minus side you own the well pump and the septic field, and when either needs attention that is your bill, not a utility's. Well and septic inspections belong in every offer here, along with a candid conversation about what a system replacement costs.
The other honest tradeoff is the park district. Because the neighborhood is unincorporated and the Naperville Park District's boundaries follow the city limits, households here are generally treated as nonresidents for program registration and pay nonresident rates. District policy does provide a path for unincorporated owners inside the District 203 or 204 boundaries to purchase resident status, and that is worth pricing out with the district before writing an offer if you have kids in programs. Against that, the parks themselves are right there and free to walk into. Add Neuqua Valley less than a mile away, the Route 59 Metra station up the corridor, and Edward Hospital a straightforward drive northeast, and the picture comes into focus: a high-land, low-obligation, Naperville-schools neighborhood for buyers who want a yard more than a new kitchen.
