About the community

A garden-village master-plan in far-west Elgin, still building new homes.

West Point Gardens is a master-planned, single-family neighborhood on the far west side of Elgin in Kane County, south of Route 20 (Lake Street) off Nesler Road, west of Randall Road and near Route 47. It was originally developed by West Point Builders with a distinctive garden-village design, deep front porches and enclosed garden courtyards around a central park, and has been built out in phases by more than one builder. M/I Homes built the sold-out West Point Gardens South section, and D.R. Horton is building the current active phase, so genuine new construction is still available here today. The neighborhood is served by Central Community Unit School District 301, not Elgin U-46.

What it’s actually like to live here

West Point Gardens suits buyers who want a newer, still-growing subdivision with a genuine neighborhood feel rather than a finished, static community. The garden-village design, deep front porches, enclosed garden courtyards, and a central park, gives the streets a friendlier, more walkable-within-the-neighborhood character than the typical subdivision, and the ongoing D.R. Horton phase means brand-new homes with current finishes are actually available, which is increasingly rare in the built-out inner suburbs.

Families are the core audience here. The community is served by Central School District 301, a smaller, well-regarded west-Kane district, and the neighborhood parkland and paths make it easy for kids to be outside close to home. Everyday needs are handled by the Randall Road corridor a short drive east, with Advocate Sherman Hospital and the region's main shopping and dining clustered there.

The honest tradeoffs: this is far-west Elgin, so you are trading proximity for space and newness. The Metra ride and Randall Road retail are a drive, not a walk, and commuters heading to Chicago should budget for a park-and-ride plus a rail trip or an I-90 drive. Kane County property taxes are high, and newer subdivisions can sit at the upper end of the effective-rate range, so factor the tax line into the monthly budget. Finally, because the neighborhood is still building out in phases, buyers in the active section should expect some ongoing construction nearby until the final phase completes.

The questions buyers actually ask

West Point Gardens FAQ

The questions I get most from buyers shopping West Point Gardens. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
West Point Gardens has a homeowners association, and because the neighborhood was built in phases by more than one builder, dues vary by section and product type. The HOA maintains the shared and common areas, including the central parkland. Confirm the current monthly amount and exactly what it covers for the specific home and section you are considering.
What are property taxes like?
Roughly $9,000 – $15,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was West Point Gardens built?
West Point Builders (original), with M/I Homes and D.R. Horton (D.R. Horton building new construction today) built the community between 2006 and 2026.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Who builds the homes in West Point Gardens?
The neighborhood has been built in phases. West Point Builders, the original developer, established the community and its signature front-porch, enclosed-garden designs; M/I Homes built the West Point Gardens South section, now sold out; and D.R. Horton is building the current active phase of new single-family homes.
Is new construction still available?
Yes. D.R. Horton is actively selling and building new homes in West Point Gardens, including quick move-in inventory, alongside resales of earlier homes. Availability changes constantly, so check the live listings on this page.
What school district serves West Point Gardens?
Central Community Unit School District 301, not Elgin U-46. The builder-assigned schools are Prairie View Grade School on Nesler Road, Central and Prairie Knolls middle schools, and Central High School. Because Elgin parcels can fall in either Central 301 or U-46, confirm the exact assignment for a specific address before you buy.
Is there an HOA, and what does it cover?
Yes. Dues vary by phase and product type because different sections were built by different builders. The HOA maintains the shared and common areas, including the central parkland. Confirm the current monthly amount and exactly what it covers for the specific home and section.
How is the commute and what is nearby?
West Point Gardens is in far-west Elgin with quick access to I-90 and the Randall Road corridor for shopping, dining, groceries, and Advocate Sherman Hospital. Elgin is served by Metra's Milwaukee District West line into Chicago Union Station, though the station is a drive from the neighborhood, so plan on driving to rail, retail, and most daily errands.
What do homes cost and how is the market?
This is an active, newer, still-building community with a mix of one-story and two-story plans. Rather than a single price that goes stale, see the live Market snapshot on this page for current listing and sales activity in West Point Gardens.

Your local agent

Joe knows West Point Gardens

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
